Here's the breakdown of our latest investment property.

We found this property on an online foreclosure site, and kept costs at a minimum by having do almost all the work. We went with finishes and put in amenities that attracted great tenants who will hopefully stay a long time and treat the property as their own. I, Evelyn, am sitting at the picnic table in front of our lake house and future short term rental while Spencer does some lawn maintenance. Looking down at this little guy energizes me to reach our FI/RE goals even faster.

I grew up as a military brat. My parents made many sacrifices, the biggest one being my dad was gone a lot. I knew that I didn't want the same lifestyle for my eventual children. This is one of the main reasons Spencer chose to leave active duty last year. Firmly planting our feet in his hometown of Ann Arbor has been amazing for so many reasons. Not only do we have a close network of family & friends, the move has been great for my biz as a residential real estate broker and for us as investors.

It's never too early to start teaching valuable lessons to our children. Today I taught Bean

3. Most Importantly- The value of sweat equity and feeling pride in the work that you do.

What's the most laughable funding condition you've ever had come up on an appraisal report? Mine was "subject to blue painter's tape being removed" back in 2012 when we could hardly give houses away.

This past week I had another zinger come through 🤣 on one of my Pending properties. $16 at the hardware store and 30 minutes of my time means my seller gets to close on time.

We've been keeping a bit of a secret 🤫. In April we purchased Evelyn's childhood 🏡 in Hope Mills. This extensive renovation included raising a floor, finishing a storage room, adding a second full bathroom, new flooring throughout, and completely updating the kitchen & existing bath. As of yesterday, it's officially on the rental market.

Since there was a very obvious emotional attachment to this home we did go a bit higher end on some of the finishes. We're completely awwed at the transformation.

Adding a dash of curb appeal doesn't have to cost an arm and leg. When doing 🌲 removal be sure to hire a pro so you don't lose one either. 😉
