Here's your Poway (Zip 92064) real estate market update for single family homes.

Closed sales for July are off again YOY, down 28% from July '23. In the meantime, new listings were up 33% vs July '23. It looks like sellers are sensing a top of the market and could be trying to cash in on these historic gains in San Diego's real estate market.

Currently there are 62 homes for sale in Poway on par with last month, with a little something for everyone priced from $799,000 to $7,998,000. The Average Price for actives is $2.084M and the median at $1.845M.

The recent increase in days on market and supply indicate a slowdown in price appreciation as more homes sit on the market. Even in light of this July '24 is up 6% vs July '23 on a price/square foot sold.

Here's your real estate update for Zip 92127 (including: Del Sur, 4S Ranch, Santaluz, Westwood, Rancho Bernardo and surrounding neighborhoods).

This Zip Code is bucking the trend versus the other Poway Unified School District Zips (92129, 92128, 92127, 92064) with a three month increase in sales price of 2%. Factor in this is also the most expensive of the zip codes on average, these buyers may be less interest rate sensitive and will pay a premium to get what they want.

Even with the price appreciation, Zip Code 92127 appears to be a bit frothy as inventory is building, days on market is increasing, new and active listings are up. I'm not predicting a crash. But it does appear that with greater home selection, buyers will have increased negotiating power and prices should be stable through the rest of the year provided inventory does not continue to build.

Here's your single family home real estate update for Rancho Bernardo (Zip 92128).

It looks like prices may have peaked for the year already in April when it was at $1,340,000. We're at three straight months of declining average sales price.

I'm keeping my eyes on month's supply as it's slowly climbing towards 2 months. I'm also looking at new listings and existing listings. New listings and active listings are each up about 10% YOY. So far homes taking longer to sell hasn't really impacted sales price as it's about 100% of original list price.

Price per square foot sold, although flat over the past three months, are up year over year 10% ($620/SF vs $680/SF).

Currently in Rancho Bernardo there are 42 Active Homes for Sale ranging in price from $684,000 to $3,100,000. If you'd like more information on these homes or those in any areas in San Diego County, I welcome the opportunity to be your real estate resource.

Here's your Rancho Penasquitos (Zip 92129) real estate update for single family residences.

New Listings per month looks to have already peaked in May at 44. Active listings for July were 28 and with just 1 month's supply of homes available, it still points to a seller's market.

Home prices on average are selling at a slight premium to ask price (101%) but have come off recent highs in April of nearly 108% to their original ask price. Price per square foot sold at about $735 is in the top 5 all-time most expensive in PQ, Zip 92129.

Days on market has really picked up over the past few months, but this measurement is still in the range of what we've seen over the past 10 years of about 30 days +/-10 days.

Once again, all 26 homes sold in Rancho Penasquitos closed above $1M.

Here's your San Diego County real estate update for Single Family Homes.

Running average sales price is up near the all-time high. Closing price is pretty much at 100% of list price. New listings dropped a bit (7%) from June '24 to July '24, but are up 8% YOY.

An interesting look is June '24 vs '23 vs '22 active listings. Even with the bounce from last year, active listings for San Diego are off 37% from two years ago. If you're looking for a reason why prices remain elevated, look no further. Not enough homes, too many buyers.

Here's your ultra luxury real estate update - priced $5M+ for single family homes in San Diego County.

80 New Listings hit the market in June 2024 priced at $5M or more which was a substantial increase MOM (+10%) and YOY (+23%).

There are currently 219 listings on the market in San Diego County at or above $5M. Homes are selling on average around $1,373/SF which is a decrease of 8% versus the past 3 trailing months and a down a whopping 31% YOY.

Months supply has been steadily increasing since December 2023. Only once since April 2021 has the supply been north of 10 months. Pre March 2020, this price point was historically between 12 to 16 month.

Of the 23 properties sold last month, 13 sold for cash.

Here's your luxury ($2M-$5M) single family home real estate update for San Diego County.

This segment of the market in San Diego is best compared on a Price Per Square Foot basis monthly trending and YOY. May's snapshot shows prices down about 1% over past three months and up 4% versus last May.

Supply is up, and so is days on market. Those two stats indicate the market may be slowing down. Even with the increased Supply, the homes are selling quickly at an average of 38 days on market. This segment of the real estate market in San Diego has averaged about 40 days over the past three years.

The most interesting stat this month for homes listed between $2-5M is that NEW LISTINGS are again near an all-time-high at 302 homes new to market. This should have a pretty significant impact over the next few months with all these homes coming to market and a buyer pool that is very limited.

Looking forward I anticipate prices potentially dropping due to the influx of inventory and having few buyers that can afford this luxury segment of the real estate market. Couple built up inventory and Jumbo 30-Year rates still above 7%, the market for buyers at this price point is limited.

Here's your Poway (Zip 92064) real estate market update for single family homes.

Closed sales for June are off again YOY, down 33% from June of 2023. Then looking at Month's supply, which is up consecutively for the past 3 months, there may be signs of a slowing market. Nonetheless, Median Sales Price hit an all-time high in June at $1.537M. Even with this increase in supply, homes sold at about 102% of original ask price.

Currently there are 68 homes for sale in Poway (almost a 100% jump from April), with a little something for everyone priced from $849,000 to $7,998,000. The Average Price for actives is $2.207M and the median at $1.899M.

If supply continues to grow, sales continue to wane and days on market increases, Fall could present some buying opportunities. We'll see...

Here's your real estate update for Zip 92127 (including: Del Sur, 4S Ranch, Santaluz, Westwood, Rancho Bernardo and surrounding neighborhoods).

Although prices have cooled over in June over a running 3 month average, homes are selling about 4.7% higher versus June 2023. Months supply has decreased over the past two months as prime selling season makes its way through the summer. Add in that new listings to market is down 35% vs 2023 and down 56% versus June 2022, I expect sellers to continue to have the negotiating advantage. However, data suggests buyers are able to negotiate on purchase price as homes last month sold at a 2.2% discount to list price.

It looks like prices may have peaked for the year already in April when it was at $1,340,000. That puts average sold price down 6% over the last two months and incredibly just about even with June 2023.

With the month's supply at just about 1 month, that indicates it's still a seller's market. It really needs to be at about a 4 month supply to be neutral and over a six months supply to be a buyer's market. Only 7 times since September 2019, has the market supply been over 2 months.

79 New Listings hit the market in May of 2024 all priced at $5M or more which was a nice increase MOM (+11%) and YOY (+14%).

There are currently 232 listings on the market in San Diego County at or above $5M. Homes are selling on average around $1,493/SF which is a decrease of 3% versus the past 3 trailing months and moving towards the thirty-six month average of about $1,500/SF.

Inventory is starting to build on the high end with 224 Active Listings in May 2024 marking the most homes available since August 2022.

Of the 30 properties sold last month, 19 sold for cash.

Here's your Rancho Penasquitos (Zip 92129) real estate update for single family residences.

Three homes last month sold at or above $2,300,000 first time ever! And with an average sales price of $1.62M, it looks like this market is still robust.

Instead of looking at the rear view mirror, it does "feel" like the market although still incredibly robust may have hit a ceiling. I'm seeing more homes come to market and days on market climbing just a little bit. May Active Listings are up 36% versus May 2023. And New Listings are up 39% versus May 2023.

Prices have become a bit frothy. Average sales price is up 12% and Price Per Sq Ft Sold is up 17% YOY. That, by the way, is insane and unsustainable. And yet...Sold Price vs Original List Price is still over 100% for each month this year, hitting 105% in May.

Here's your San Diego County real estate update for Single Family Homes.

Great news Active Listings (up 15%) and New Listings (up 23.7%) are up year over year. Comparatively, to what we experienced pre-Covid these data points are down from 2019 - 61% (6,956 active listings) and 38% (3,570 new listings).

Although Month's Supply is up over the past few months this is reflective of prime selling season here in San Diego. Looking a 1.88 month's supply still indicates a strong Seller's Market. And with closing price at about 100% of original list price, it appears the market is pretty fairly price and inline with buyer's expectations.

Lowest - $211,000 (Borrego Springs)

Here's your ultra luxury real estate update - priced $5M+ for single family homes in San Diego County.

71 New Listings hit the market in April of 2024 all priced at $5M or more which was a nice increase MOM (+16%) and YOY (+34%).

There are currently 204 listings on the market in San Diego County at or above $5M. Homes are selling on average around $1,754/SF which is a top five price for homes in this segment over the past 48 months.

As expensive as this segment of the market is, buyers tend to get these homes at a discount. Again this is true for April, where the close price was about 95% of the original ask price. The home sold this month at $17M was nearly $1M under ask.

Of the 25 properties sold last month, 15 sold for cash.

Here's your luxury ($2M-$5M) single family home real estate update for San Diego County.

This segment of the market in San Diego is best compared on a Price Per Square Foot basis monthly trending and YOY. April's snapshot shows price appreciation has flattened out over the past three months and April 2024 shows a top 10 in all-time price.

Supply is up, but this is seasonal as we see the most inventory to the San Diego market from March to July. Even with the up in Supply, the homes are flying off the market with an average of 25 days on market, and the fourth month in-a-row that this measurement has dropped.

This segment of the market is clearly becoming more commonplace. Before June of 2021, no month recorded 200 or more homes closed between $2-5M. Since then, this has happened 5 times, including April 2024. As of May 23, there have been 129 closings in May, so the pace seems to have slowed a bit.

Here's your Poway (Zip 92064) real estate market update for single family homes.

Selling season in coming on with a roar! March saw 24 homes sold whereas April had 40. This is tied with June of 2022 for the most sales in one month.

The market appears to be fairly priced with an average sale price of $1.56M as homes are closing at about 100% of original ask price.

I anticipate some price appreciation as days on market and months supply remains historically low. Even with 40 news homes on market for each of the past two months, we're well below historical norms, looking at April 0f 2019 when we had 66 homes newly listed for Poway.

Currently there are 37 homes for sale in Poway (same as last month's posting), with a little something for everyone priced from $845,000 to $5,350,000 with the Average at $2.472M and the median at $2.495M.

Here's your San Diego County real estate update for Single Family Homes.

Sound the horns...San Diego County has hit a new high for Average Sales Price for Single Family Homes at $1.43M! Mix that in with an all-time-high for price per square foot sold ($675) and you have a real challenging market for buyers to navigate...especially when you mix in 30-year mortgage interest rate approaching 7.5%.

Looking at supply and demand, homes are once again selling on average just above original ask price. New listings dropped from March (1,818) to April (1,675), which is atypical as we enter prime selling season. Prices should remain high considering buyer demand is outpacing supply.

As an agent, it really is a great day when my client exceeds what they set out to accomplish!

We had been looking for a short time and were supposed to be "just" previewing homes to get an idea of what she liked.

Well as luck would have it during our third outing, we found the perfect home that exceeded her goals! My instructions were to find a 1 Bed / 1 Bath home either along the 15 Fwy or across the 78 Fwy. Instead we landed on this home that was in her budget, and was a 2 Bed and 1.5 Bath! She was enchanted with its vaulted ceilings and incredible views and knew this home wouldn't last.

I called the agent on our ride back and he had other offers, but in our conversation I asked what the seller wanted? I got home, wrote the offer as discussed and told him with all the rain in the forecast he "should cancel tomorrow's open house, because I've got your buyer!"

Sure enough we locked the deal up that night and I got my buyer a nice concession towards her closing costs to offset the amount of money she needed as a down payment.

Normally, searching for a home in this market can be pretty stressful. But, every now and again, the stars are aligned to make what felt like a 1 in a Million happen!
