A new buying client engaged our services on July 24 with the desire to purchase a suitable property according to their brief and budget before they went overseas on August 26.
They had quite a few suburbs on their brief which adds more time and effort. After a couple of weeks searching and inspections they felt comfortable to narrow the list down to Ivanhoe and the immediate surrounds.
We found this street frontage townhouse in a small block next to parklands and a walking trail without the involvement of an active owners corporation.
The building inspection came back with some minor maintenance issues but nothing that's of concern enough to be a deal breaker.
We made a pre auction offer and negotiated a successful outcome.
Contracts were signed on August 19 and our client is now away enjoying their holiday and will be ready to settle and move on their return.
One of the benefits of engaging a buyers advocate is we can often get done in a month or so what normally takes most buyers 3-12 plus months to achieve.

One of our rental providers came to us requiring advice about selling their first home which became an investment property when they moved. They engaged our services as vendors advocates to help with the agent selection process and manage the sale. They had purchased property twice but had no experience with selling. After completing our diligence we engaged Calvin Reid from Jellis Craig Bayside to run the campaign. We engaged our painters to freshen up the property before it was styled. We consulted with the agent about where we should launch the price range and judging by the result we hit the mark. Buyers were engaged from start to finish and on the day we have five bidders competing for the home. The appraisals for the property were all around $1.2. Recent sales since the campaign commenced indicated $1.25 would be a great result. We purchased this townhouse for an investor for $691,000 in 2018. Being in a great location and with OC fees of $1000 per annum we thought this would prove to be a worthwhile investment. It ticked a lot of other boxes on our checklist. Recent sales in the block of identical property sit at $820k. We had it open for inspection for lease on the weekend with over a dozen inspections, we received 6 applications. We were asking $650 per week and leased it today for $700 per week proving it to be a high demand property and a successful property investment.

We recently helped a property buyer to purchase this great apartment as a first home and something they could share with a house mate.
The brief was 2 beds, 2 baths, island bench in the kitchen, a good floor plan, one car space, storage cage and a balcony.
We strongly suggested the focus be on sourcing a property that wasn't subject to cladding issues also had and minimal rectification works. Cladding and rectifications are like the new asbestos as both of these items can be costly and can dramatically effect the value of your property.
When buying an apartment in a large owners corporation its vitally important you complete thorough research and are fully versed as to the condition of the building and any current building works.
These should all be disclosed in the section 32 but in this case they were not. There was one line in the OC minutes which spoke of a building report delivered by the chairman of the committee but no report was included for purchasers to review.
After digging deeper we found there was one building defect in the form of a leak which is currently being followed up by the chairman who happens to be a lawyer specialising in OC, building and property development legislation. The right man for the job.
The important lesson to take from this when buying an apartment with an OC is to make sure you read everything involved with the OC and have enough nouse to investigate if you feel something is not clear or adequately explained to provide you with a comfort and understanding of the status of the condition of the building.

We always like to escape the Melbourne weather this time of the year for some fun in the sun and some relaxation in Noosa. I always like to start the day with a run in the national park or on this occasion on the river in Noosaville where I like to stop at my favourite cafe for some quiet time on a deck chair staring out at the water before I have to think about what we’re going to do first the day. Beach, kayak, paddle board and eat. This is such a great place to relax. Highly recommended.
