As a buyers agent, I’m always looking for areas and places that are hidden gems!
I was impressed with this suburb this week.

Located next to Tomaree National Park and sandwiched between Anna Bay and Boat Harbour, in the Port Stephens area ( near Nelson Bay).

It is a wonderful place for a family day out if the winds not strong and is by the sea … potentially a good place to buy a property, but they don’t turnover much here.

No doubt the residents don’t want to leave proximity to the lovely, secluded beach, it’s a great area for snorkelling and kayaking on a sunny day.
If you’re there between May and November it’s a good spot to watch whales on their annual migration along the north coast.

For those looking to go boating or kayaking for the day, you can launch your vessel from the small boat ramp there.

At low tide you could head out on a snorkelling exploration – you never know what exotic sea creatures you may see here.

If you're hiking Tomaree Coastal Walk or Birubi Point to One Mile Beach walking track then this is a good spot to refill your water and use the facilities.

Interesting that in this latest stats report has the “In demand” suburbs sitting on the wrong side of the table but I don’t think any home buyer - investor going back 5 years ago would have complained about a comfortable 40%+ growth since then.

Is your property purchasing - dependent on a good coffee shop nearby???

I would love to know your thoughts this week ( post below in comments), as buyer agents I can run all the stats on areas we pinpoint for growth and desirability BUT one thing that I have noticed in the local areas that I deal with, is that a new and popular coffee shop ( in particular BREW) certainly changes an areas appeal!

I have noticed this countless times with up and coming growth hot spots that get a "Caffeine Boost" to the open home attendance when good coffee is available in the area.

Can an auctioneer knock back a bid from a buyer ( if already past reserve )- and has been called on “the market” ??

No, Chad once the reserve has been met the highest bidder will secure the property - so no. Especially if the auctioneer took a bid below them already. Auctioneer could ask for more or an even number to help get a higher figure though.

Q2.
So can an Auctioneer reject a legitimate offer from a registered bidder during the auction. ( if reserve has not been called as “on the market”).

A -
yes they can, if the Auctioneer deems that the offer submitted is not in the best interest of the vendor.
Eg: price guide at $865k to $895k and a registered buyer submits an offer of $500k then they may not take that as a bid as it was too low.

Q3.
Bradley can you request to change the legal purchasing name on the contract, right after the auction ( after you secured it ).
if you buy a place ( in your personal name ) at auction, as you initially registered as yourself, but then want to change it to someone else name.

A: Chad, it sounds like in this example, the initial registration process may not have been done correctly prior to the auction.
But no, as would know Chad, you would have to had to registered ( initially prior to auction) that you were buying on behalf of someone else, there is a special form for this that discloses the buyer and the bidder are different. You can’t just change this after auction.

The latest Newcastle region "residential" property market report/commentary is out, this time by Knight Frank ( known as predominantly commercial and industrial agents they also have sound knowledge of the resi market.

Knight Frank forecasts continued growth in both median housing and median unit values heading into 2024 in Newcastle LGA.

Whilst a shortage of available housing underpins growth prospects, the Newcastle Local Government Area (LGA) is among the state’s best in housing approvals.

Figures released by the Australian Bureau of Statistics (ABS) show 920 homes were approved for construction in the Newcastle LGA in the five months to the end of November 2023.

Interesting to note that Newcastle LGA was ranked behind only The Hills Shire (1,579 approvals) and Blacktown (1,442 approvals).

Always good to review, if you own property in the area or are looking for investment property.

*** As mentioned in previous posts, it is the Lake Macquarie LGA (near Morisset area) & Port Stephens LGA's (near Anna Bay) that I am also going to note carefully. As this is where I feel the real gains will be in 2025 - so potentially 2024 is a good time to get in, if you can find something of value under a $1m.

A pleasure assisting this retired couple previously living on a large farm 2hours from Newcastle, that made the lifestyle decision to move to a well-positioned inner city Newcastle apartment with amazing views and a walk to the beach. This will allow them to spend more time with the grandchildren - but I do not see this lovely couple slowing down, despite watching the world go by from their new balcony.
NB: The delayed settlement we arranged allowed the coupe a little bit more breathing room in selling their own home before settlement.

This TINY HOUSE is the Future of Housing! 21/01/2024

This week "housing affordability" will be the topic of the moment - along with cost of living.

I really believe (after also doing this myself personally) that "modern granny flats" and "tiny manufactured homes", could be answer!
Providing more homes on existing somewhat unused larger blocks in communities that have no other available vacant land available or not zoned for traditional medium density housing.

The Newcastle, Lake Macquarie and Hunter Valley regions (beyond the city fringe) that have average blocks of over 550m2 to 1,000m2.
So there is available space there for more access to multiple dwellings.

So if you are considering an investment property this year, then consider a corner block or larger land size that will provide additional dwelling space.

In saying this ... maybe the government of the day should consider, instead of reducing various investment property benefits ( eg: negative gearing or stamp duty concessions) but instead provide incentives for home owners/investors to invest in further housing options on the land they already have (eg: incentives from National / State & Local government).

This might help unlock more rental properties and higher density housing in areas that have a tight rental market.

So your land is sloping? .. here is an option in the video below, that might work (accept this company is not in Australia). There are many local business already offering these options.

Would love to hear thoughts below in comments and also from local companies that offer similar options and what the cost of these options averages. If you are from one of the local councils, then also to hear if this is an aspect that has support.

Finally - A "local" buyers agent/ Buyers advocate, is the best source of finding these suitable properties for investors that are looking for the right land size, slope, access and location in regional areas that you may not already be familiar in buying in.

It’s a super Hot Saturday but the property market in the Newcastle region is even 🔥 hotter!

As a busy buyers agent, I love to check out different types of lifestyle properties.
This charmer below in the suburb straight off the freeway ( Wallsend) is only 5 mins drive to the desirable Bishop Tyrrell Anglican college at Fletcher and 10min to the University of Newcastle — not to mention the Newcastle city centre and beaches are only 20mins drive away.

If you are dreaming of a tree change but do not want to feel isolated, then you cannot go past property like this for value for money.

My 2024 Property Predictions
7 key aspects of my 10 predictions ...

I have been a Licensed Real estate agent for 25 years and have seen most of the up and downs. For the last few years have owned and operated "Chad Dunn Property Buyers" & Dunn Acquisitions Buyer Agents, which are just two of the 28 different buyer agencies servicing our local region.

Although I am positive about the real estate market going forward, I do have several points that I feel will shape the 2024 property market locally and not all of those might be what you would expect.

1. (multi dwelling) BIG block opportunities for granny flats/duel occ

Most areas close to public transport/ universities or good schooling that are existing homes on LARGER BLOCKS that are either level , corner position or slope slightly down to the stormwater and have side access to the rear or front to place another dwelling. Eg: for a granny flat.

2. Port Stephens will be a hot spot!

From Anna Bay to Fingal Bay and the area in general, the Williamtown airport is soon to be international grade (officially) and hopefully operating as such from mid 2024. There are also some stats coming out that predict the area is mostly undersupplied with new housing.

3. Lakefronts highly desired :)

2023 has seen some massive results in the beach areas of our region, but 2024 will have a greater focus on the lake front locations around the Lake Macquarie region ( west & East ). There is major projects planned for areas around Morrisett which is attracting Sydney interest and no doubt despite the tight stock levels in 2023 on lakefront around the east side in suburbs like Valentine, Marks Point and Eleebana – come 2024 this is where I believe you will start to see the records being broken.

4. Inner City Apartment prices firming as demand outstrips supply.

For a long time the Newcastle inner city ring was over supplied with new units, this market has balanced out and with the younger generation looking to move into the city and the older generation wanting to downsize, then this will be an asset class I believe will hold its value.

5. Double the number of stock levels seen in 2023 - entering the “regular residential” market.

It’s a big call and has been talked about for some time, but it did not transpire in 2023. For those that are heavily geared and wanting to de-leverage (downsize the mortgage repayments), as of February 2024 people will be really starting (or continuing) to struggle to maintain the mortgage and additional investment properties with the cost of living pressures – it won’t be distressed selling but more so a choice to not be not as exposed. This may mean that the $900k to $3 Million price points in areas that don’t have an edge as mentioned above, will most likely sit on the market for longer and may at times be priced more competitively.

6. Buyer agent service more mainstream & common.

In Newcastle – Port Stephens and The Hunter Valley there will be more of a mainstream take up then they ever have been in this region for not only out of area buyers but more locals using BA’s.

7. Sustainable living spaces: consumers demand environmental improvement (Green building attributes favoured).

Sustainability is no longer a buzzword, but a way of life. In 2024, homebuyers will focus on eco-friendly features and energy-efficient homes. This will drive the demand for sustainable living spaces.
In a recent Nielsen survey, 81% of global consumers strongly prioritize companies with environmental improvement objectives. In our local area we have an energy crisis and also one of the hottest summers on the way. In this current economic climate, companies are getting to know eco-friendly real estate development. Thus, agents will have to understand this movement to guide their prospects.
In the coming year/s, the local real estate industry will undergo a significant transformation, will selling points focused on the green credentials of a building. Builders, developers & homeowners will adopt green building practices, such as:
 Solar panels
 Rainwater harvesting: This practice conserves water resources and reduces utility costs.
 Energy-efficient windows: They decrease heat transfer. Eg: low e-glass & double glazing.
 Green roofs: These insulate buildings, improve air quality, and absorb rainwater by up to 65%. Green roofs in office buildings also show positive ROI (up to 225%), as they help reduce costs.
 Zero-Energy Homes: These homes produce as much energy as they consume, obviously assists also with the cost of living.

Feel free to comment below to express what trends you feel 2024 will undergo in the property market in your area. Again this is just my opinion from being active in the local real estate industry and everyone has a crystal ball to bring out and dust off before the new year.

What inquiries should be made before buying a unit?

1. Check the assets and liabilities of the owner's corporation on the strata report.

2. Check the current administrative and sinking fund amounts which are payable for the unit.

3. Are there any “special levies” payable for the current financial year. How much have the strata fees varied ( increased ) year on year.

4. Are you able to air bnb ? Some strata no longer allow this. Get a rental appraisal from three other property managers. I see a lot of clients loose potential income from not checking.

5. Does it have two car spots. I always aim to get two car spots, even if a 2 bed unit.

6. How old is the lift or pool and at times roof and is it die for a major works.

7. Ensure there is not too much ( affordable housing in the complex) and consider what businesses are located around the complex.

8. Is it in a pocket that you would live in ( good transport and restaurant/cafes) or retire to?

9. Make sure if it is sheltered if on the west & south sides and if on east or north that it has a good outlook.

10. Claim the depreciation on any improvements you will make and also speak with your financial planner or accountant first to consider other pros and cons of other purchase aspects and if it fits in with your investment plan.

11. Use a “local located” buyers agent and conveyancer/solicitor - if it is out of area purchase. As they can give more of an inside on local conditions and upcoming developements or past issues with existing buildings.

Units can be a great property investment for various reasons.
I find the best is in up and coming regional cities - areas like Newcastle NSW that don’t have enough hotels but consistent tourism and also that are going through a real rejuvenation.

My best advice is look for more value in older units. As a buyers agent, I’m not a fan of “off the plan”. I want to see a building prove itself first.

Here’s the answer to the most common question I get asked:

?Q: When is the best time to buy for an exceptional price.

A: Christmas festive season start 10th Dec to Feb 1st 🥇

Why:

As a buyers agent my books tend to fill up during these months with past clients looking for a flip project or an investment property, so no holidays for me, this is because

Savvy investors know…. The perfect buying conditions exist.

“This is the time”, when the current years stock that still hasn’t sold, has owners getting panicked and they may consider almost any option out.

Most of the market stops, a period when most of the sales agents and vendors are away - Hence, no off markets to compete with.

The owners have time to consider things and 99% grow impatient and irritated. Similarly the sales agents are getting the same with the listing .

Auctions are all finished, print advertising finished and the internet traffic goes up with heightened window shoppers.

Chances are, you will be negotiating and discussing the property with an assistant or support staff and this will be an advantage.

The majority of investors buy straight after tax time or after their accountant meeting in July to September - so again less competition.

A lot of owner occupier buyers want to get in before school year and Christmas and as such they have all bought.

There are many diamonds in the rough that are already sitting on the market and overlooked.
This is probably one of the biggest mistakes I see - with buyers chasing next years stock or off markets and loosing sight of something right in front of them.

It is ultimately the time when deals get dunn!

So if you are thinking of buying a “sweet” investment, weekender, home for next year… Don’t wait - enjoy your holiday and have your buyers agent locked in to get you a ginger bread buy.

Here is a HOT 🔥 TIP 🔥when you are interviewing Buyer Agents.

1. Make sure they are not the owner of ( or closely financially linked) with their own building - renovation company / contractors— generally the one they want you to renovate with.

This is basically a way they “triple dip”.

For example:
A) They charge you a fee to buy a great property to renovate.

😎 They charge you a fee to manage the building process on your behalf

C) What a surprise they have an ownership stake or financial affiliation with the building company of which is making a 20% to 40% markup on building works

Then to top it off with all those fees, you are told you might get a 200 - 300% return???

So due to the fact that department of fair trading completely turn a blind eye to this, my suggestion is to ensure you get the advice of a fully “independant” buyers agency that focussed on the main item of business” … finding you the right property that suits your individual needs and not their needs and saves you time and money for the one fee.

Who would have thought it to be so tricky to find a wheelchair suitable house!

But finally, I did ... and my client is ecstatic.

As most would know - I don't like to discuss all my clients purchases online But this one was SPECIAL.

I Successfully purchased 29 Elizabeth Street, Charlestown NSW via Nick Stewart - Real Estate Agent of Wilton Lemke Stewart over the weekend at Auction.

It was actually one of the trickiest client briefs that I have had in some time as the client, and I have worked closely over 4-5 months to find the perfect fit for her with a property that has two bathrooms that are big enough to accommodate a wheelchair and level enough inside. Add to that the home had to be open plan and renovated and close to Newcastle CBD and not on the far fringes > I also had to get a 3-week settlement 😮

So no doubt the poor Auctioneer and agent would have forgiven me for our lengthy bidding and negotiation in the hot sun on Saturday and holding them up on their busy Saturday morning but I didn't intend on leaving till we got the Deal DUNN.

There’s a lot information out there and noise to cut through, in navigating the ins and outs of the property market.

As a licensed real estate agent of close to 25 years and a Buyers Agent for a portion of that time, I have picked up a few buying strategies across my career.

Here is 3 of my top five property strategy tips to ensure you come out on top when buying property locally…

1. "Choose the Right Type of Sale",

Sale type is one of the most important aspects of a successful property transfer. Options vary from tender to auctions to private sales, to general listing online, but the goal remains the same: to get the right price, at the right time, with the right conditions.

Today, more and more buyers are favoring off-market sales, which are beneficial to buyers and sellers alike, saving both parties time but not always money – for more than not, the “off Markets” are just properties soon to go online at their top dollar with owners attempting to get premium dollar for the convenience of not putting on the open market.

Alternatively, if you are looking at Auction (before or after) then make sure you have the term “66W” explained clearly and ensure you have all of your ducks lined up before an offer is submitted on a signed contract or before Auction Day.

2. "Why are the owners selling" (their motivation)
... It is beneficial to uncover the vendor’s motivation to sell, as there are often factors in play other than price – e.g. timing and sentiment. This is a crucial piece of information to discover before moving to the “negotiation”.
You can find this information mostly by talking with neighbors.

3. "Do your Research"

Do your local research. Research the history of neighboring properties to understand local demand and talk to nearby residents. Look at what has been sold and when it was sold (easily accessed on most property websites “past sales” or RPDATA), attend other open inspections and auctions, and compare the state of play.
Robust comparable sales analysis and supporting documentation are your best chance at securing a property for true market value or assuring yourself that you haven’t overpaid.

**My biggest tip on this is: Do not rely on the building and pest reports provided by the owner/agent (they are obviously bias to the seller), instead get your own building and pest or electrical report.

Is the "student accommodation" investment option back on the cards?
> One tip - do not provide the bank , the agent advertisements that state "student accommodation" or you might pay commercial rates/deposit. Instead make sure you get a normal residential rental appraisal to provide the bank/broker as well as the original floor plan.

This year so far, a very small % of clients that I have purchased for, have decided on properties like this.
NB: They have worked out well for those investors that did so far.

So a relatively small percentage undertaking this style , however it could be about to bounce back.
