Not a fun chat but let’s talk about MOULD… Who is responsible for cleaning mould in a rental property?

If mould becomes present in a rental property, the tenant/residents should notify the property manager/owner as soon as they are aware of the issue.

Deciding who is responsible for cleaning the mould and repairing any resultant damage depends on how the mould appeared in the first place.

If mould is a result of problems with the rental property (for example, a leaking roof or water damage cause by leaking pipework), it is the property manager/owner’s responsibility to address the mould and make any necessary repairs.

If the tenant/resident has caused the mould to appear (for example, by not using an extractor fan and allowing steam to build up in a bathroom, or not properly ventilating or cleaning the property), they are responsible for cleaning it and paying for any damages the mould has caused.

Saving electricity not only helps reduce your energy bills but also benefits the environment.

Here are some tips for you in your home;

Switch to LED bulbs: They use much less energy than incandescent bulbs and last longer.

Turn off lights when not in use: Develop the habit of switching off lights when leaving a room.

Unplug devices when not in use: Many electronics consume energy even when turned off, so unplug them to save electricity.

Use power strips: Plug multiple devices into a power strip and turn off the strip when devices are not in use to prevent standby power consumption.

Use appliances efficiently: Wash clothes in cold water, wash and dry dishes instead of using the dishwasher, and use energy efficient appliances.

Utilise natural light: Open curtains and blinds during the day to reduce the need for artificial lighting.

We've all heard a good real estate horror story.

For property managers like me, it often involves a nightmare with a difficult client or unhappy tenant.

As a property investor, your story might involve a disappointing property manager or a loss of income. Sometimes even both.

Let me tell you about a truly awful trade, a beastly one, carving their mark across the town.

It's true what they say - some tradespeople are worth every penny, and sometimes you'd get a better result doing the work yourself, even if you had no experience.

Unfortunately, this was one of those times.

A problem with shower led to mould growth and tiles detaching from the wall.

Something had to be done! Action had to be taken!

$5000 later, and not a penny less, the work was finished, but the beast was still lurking in the dark.

The horror was real, the work wasn't up to scratch. The tiles didn't sit flush, the mould persisted - we could show you photos, imagine the worst.

The nightmare continued when the property manager assured the owner the job was done without verifying the work. The bill was paid, and everyone moved on.

Can you hear the owl hooting and the wolf howling? The wind blows a cold shiver across your face.

When Exclusively Managed inspected the property, we discovered a scene of chaos. The owner had been swindled, a real life thief was among the honest.

We could hear the beast, growling, lurking in the area.

Unanswered emails, calls and no response.

But then, the hero arrived, hair as golden as the sun, shining armor and sword in hand. She dealt the final blow to the beast.

The client turned to Exclusively Managed. They were embraced, the storm clouds cleared, and they were allowed to pick their dream bathroom theme, and Samantha once again, organised a complete renovation.

In just two weeks, the new bathroom was complete, and the owner's returns soared.

Exclusively Managed lowered their sword, the beast's blood dripped away, and the client's wealth was restored.

Sometimes we have to turn horror stories into powerful reminders that this does happen, and it is a real possibility that your property manager or managing company may not have the best trades, or the experience, the trades like this one in the story, they may not be licensed and you may end up having to suffer a powerful blow.

This unfortunately happened to one of our clients, a real life nightmare.

Having a franchise agency look after your investment might seem like a surefire way to secure a good property management experience. Their website will tell you, they will find a 5 star tenant, and provide stress free property management. The allure of a recognisable brand, and corporate support can make the franchise agency appear to be a golden ticket to your investment being managed effectively. 

However, the reality can be quite different.

One of the biggest misconceptions about having a franchise manage your property is the belief that it guarantees success. While established franchises do offer a structured internal system, it doesn’t eliminate the risks inherent in property investment.

Information on Ending A Fixed Term Agreement
Providing a Notice to Leave

The Notice to Leave (Form 12) is a document for property managers and lessors when it’s time to ask tenants to vacate a property or end a current agreement.

This form must be used in accordance with the proper notice periods.

Rule # 1 Form date can’t end on a Sunday, or public holiday.

Rule #2, provide at least 62 days notice.

To avoid the tenancy from becoming periodic, it’s best practice to provide this notice 2 to 3 months before the end of a fixed-term agreement. This gives tenants ample time to either resign a new lease or prepare to vacate.

We issue this form 3 months ahead, regardless of the owner issuing a new agreement, or the tenants vacating.
Tenants are informed that we are ending their current agreement, before a new one is issued, or they are asked to vacate.

Tenants are given the opportunity to:

Resign a new lease if they wish to continue renting the property.
Provide their own notice (minimum 2 weeks) if they plan to vacate.

A fixed term tenancy agreement cannot be ended early using this reason. The tenancy will only conclude on the agreement’s end date or the end date of the notice period, whichever comes later. However, both parties can mutually agree to terminate the agreement early, but this agreement must be made in writing.

A Notice to Leave (Form 12) can be issued for the end of a fixed-term agreement up to one day before the tenancy ends, with a minimum notice period of two months.

For example, if a fixed-term agreement concludes on 14 November 2022 and a Notice to Leave is given on 13 November 2022, tenants will have until at least 13 January 2023 (minimum two months) to vacate the property.

🌿✨ This past weekend was a refreshing change for me and my husband as we finally tackled landscaping our own backyard!

🏡 After years of focusing on Exclusively Managed and transforming our clients' spaces, from painting houses, to ripping out old gardens, it was such a rewarding experience to turn our attention to our own home.

The amount of front doors I have personally painted! 😂

Getting our hands dirty [literally] was a different and amazing feeling, incredibly rewarding.

Sometimes, they end with a lazy, "How would you like to proceed?"

Other times, there's nothing at all…

We call this the 'copy and paste property manager' approach. It's a basic, outdated style of property management.

And guess what? It's mainly taught within franchises.

On our recent episode of Talking Property Management we sat down and had a slice of cake and found some pretty unfortunate information out there.

We have looked at five properties 4, were under rented and all comparable to each other. They have not been advertised at the correct price.

Chermside is filled with investors. There are multiple different unit complexes in Chermside. It’s a built up.m suburb and minutes away from the CBD.

There are two-bedroom units without a pool or additional amenities in the complex from $550 a week in rent.

How are you unable to get a bigger house with more space for less than that amount?

The answer? Poor Management!!!

We’re taking action, absolutely fed up with seeing empty promises advertised online, in agency windows and on the websites.

We’re flipping the script – no more fluff, just results. From now on, we are only going to advertise what we’ve accomplished and how we’ve done it.

It doesn’t matter what we have coming up for lease, we’re going to show you only our results, and how we have achieved it.

We have taken a break this year, we have learnt our clients switch to us for solutions, they are sick of poor communication and poor results.

NOT A MYTH:
It’s important to ‘stage’ and prepare your home for advertising, it does impact the final result & type of tenant you will receive.

It’s also true that timing of advertising your property is a big deal. January is a strong time to advertise your investment, compared to other months through the year.

And another one… the main reason why tenants vacate, is because of maintenance not being attended to in a timely manner, or at all.

Who you choose for the management of your investment matters.

Don’t make the mistake and fall for the jargon all the franchises repeat, choose an agency that is focused on the growth of your investment.
