5 Ways to Get the Most From a Summer Sales Campaign.

The summer market is set to take off strongly, with buyers desperate to get into a home! Here are ten tips that will help you make the most of the summer sales campaign.

1. Invest in great photography – We see a huge advantage in making the most of your staged home. Great photography cuts through the marketing noise of other properties and attracts the most motivated sellers to your home.

2. Style your home – Talk to a professional who can style your home so it has the summer vibe. Home staging, as it’s called, can deliver a higher price for your property and minimise the time it’s on the market. We can guide you on the best consultants in our area.

3. Make a splash – If you’re lucky enough to have a swimming pool, then we must emphasise this facet of your home. Keep your pool clean and the area free of pool toys and maintenance equipment.

4. Focus on the entertaining space – Take time to rejuvenate your outdoor entertaining area. This is the time of the year that everyone loves a barbeque, so don’t miss this trick. In a similar way to staging the interior, look at how you might improve the outdoor furniture, garden seating and cooking facilities.

5. Offer flexible inspection times – The heat of a hot summer’s day can work against you. It’s energy-sapping, and most people will try to minimise their time with you. So, we’ll look at mornings and early evenings and see if these are the optimal times to sell your home.

Helping your kids on the property market

With property prices having risen more than 32 times from what they were in 1975, it’s no wonder getting a first-time foot in the market is a daunting prospect for young Australians. But there are some smart ways to help out your kids and, the good news, not all of them mean you are the one coughing up cold, hard cash!

Let your kids continue to live at home whilst they pay rent into a savings a ccount for a deposit Go guarantor – this allows your child to purchase their own home with you using some of the equity in your own home. Just remember you are also liable for loan if an issue arises.

Gift or lend a deposit – if lending, make sure you have a loan agreement in place and a regular repayment plan. Its just good business sense, after all! Enter into shared ownership of a property with your children –in the future, it may be possible to buy out your share or you mutually agree to sell so they can buy their own property elsewhere.

Don’t forget the basics – encourage good saving habits from childhood, educate them about the property market and the process of buying a house. Alert them to the First Home Buyer Grant, other government assisted schemes and get them to speak to one of Mortgage and Finance Solutions Australia’s top brokers!

Moving house top 5 tips

Moving house can be a real monster but you can minimise the agony with these five top tricks:

1. Pack a survival bag. Grab a bag and shove everything essential into it – snacks, toiletries, bedding, garbage bags – everything you’re going to need straight away to save yourself from last minute panic stricken box rifling.

2. Send for help! Hiring professionals can be expensive but it’s always a sm art idea. Many hands make light work so recruit your friends, family, anyone who owes you a favour!

3. Stay organised. Label every box and keep items grouped. It’ll help your movers and keep your new house from becoming one giant guessing game.

4. Secure a parking space in advance. Most movers are hourly so saving time the truck and your home’s front door can save you a small fortune.

5. Get a sitter. Whether it’s for your kids or your animals avoid the added stress of having to take care of them by arranging for someone else to do it for you.

Low maintenance garden

Ever think about all the time you spend attending the backyard and that you could be doing other things? What most people don’t realise is that a low-maintenance backyard isn’t impossible. It's all in the planning!

Plants thrive in different climates and soil types – so if you want a gorgeous flowerbed full of azaleas, a sunny spot and overwatering aren’t going to do the trick. Instead, opt for plants that are absolutely kill-proof! Native species, drought-tolerant plants, such as the gorgeous grevillea will barely have you lifting a finger. However, if you’re keen on putting that green thumb to use, get your soil tested first before you plant up a storm.

Establishing a good irrigation system is always vital. On top of that, pick the right grass for your lawn; you can’t go wrong with buffalo and zoysia varieties and keep it small in size.

Synthetic lawns are a popular choice for ever-busy homeowners and achieve the same effect with zero fuss!

Flipping houses

Whilst house flipping might seem like a great way to make a profit, there are many pitfalls, especially for the novice! Things you need to consider: 🏡 Know your market The right house in the right location at the right time. A cosmetic renovation is a much cheaper prospect than a renovation that needs structural work! – Speak to your local Property Partner, they can help you decide on the appro priate property! 💰 Budget, budget, budget Loan costs, interest on loan whilst renovating, stamp duty, renovating costs – you don’t want to end up spending more than the resale price! Speak to the team at Mortgage & Finance Solutions to make sure you can keep in budget! 👨‍🔧 Renovation skills Often when flipping a house, the most profit is made by doing the bulk of the work yourself. If you start employing too many professionals your changes of making a profit start to slip. Make sure you always have registered electricians and plumbers do what you aren’t registered to do yourself! ⏱️ Time constraints Do you have the time to manage and complete the renovations? Its never as quick to do as the block makes it look! Makes sure you have enough time to complete your renovations! But the most important tip of all? Do your research! It takes time, skill, money and patience to flip a house.

Depersonalise your home.

Depersonalise your home. When styling your home for home opens, your primary goal is to create a space that people can imagine themselves living in.

If you have personal photos, children’s drawings and homemade ornaments around the home it makes it harder for potential buyers to picture themselves living there.

Have a look at what is sitting around your home and think minimal. Clear out crowded shelves leaving only a few key pieces on display. Hideaway toys, photos, charging cables, magazines and other items that create clutter.

There can also be privacy concerns leaving personal items in your home. You don’t want people to find out too much about you, and the less a buyer knows about you, the easier it will be for your real estate agent to negotiate.
