🚨 17 days to go! 🚨

We're currently in the final stages of FY24 and bracing ourselves for the inevitable last minute requests that come this close to June 30.

A couple of tips for you:

1. Most lenders have cut off times of 4-5 days before June 30. After that, they can't guarantee you'll settle in this financial year. So if you're buying a new asset and want to claim it in FY24, get it done within the next 10 days to avoid the timing issue. NB: June 30 lands on a Sunday this year, so you'll lose 2 days in bank years. πŸ—“

2. Make any final payments to super well before EOFY. If it's not showing in your super account by June 30, you are unlikely to be able to claim it in FY24. 🚫

3. If you haven't already, see your accountant! They are flat chat at this time of year finalising tax planning. They will tell you what you can and can't do! 🧾

4. Have a cocktail 🍹 or frothy 🍺 ready for COB June 30. I know I will.

Statement by the Reserve Bank Board: Monetary Policy Decision | Media Releases 07/05/2024

🚨RBA RATE DECISION🚨

In welcome news for homeowners , the RBA has decided to hold the cash rate steady at 4.35% at today's board meeting.

Although inflation has been reducing, it has not been reducing as quickly as expected, leading to speculation that rates may hold or even increase in the back half of 2024 rather than decrease, which has been widely forecasted since late 2023.

Today's announcement brings certainty to homeowners in the short term, ahead of the Federal Budget announcement on May 14.

That's right, it feels like yesterday that we were talking about this last year, but here we are again, with only 75 days to go until EOFY 🀯

This means that it is time to start meeting your accountants to discuss tax planning and decide if there are any purchases you need to make in FY24 to reduce to your taxable income πŸ’°

One of the most common ways to reduce your taxable income is by upgrading outdated vehicles or equipment within your business πŸ›»

The tax concessions available in FY24 aren't as large as FY23, but if you do need to upgrade any of that old equipment, now is the time to discuss that option with your accountant 🚚

The Accelerator Workshop was aimed at helping Builders & Trades understand how their decisions made today effect results tomorrow, with the ultimate goal of increasing profitability πŸ“ˆ

The workshop was being conducted in partnership with the Frankston City Council as part of their Think Local initiatives. The council should be applauded for their recent efforts in this space πŸ‘

It as well attended and everyone walked away with at least 1 piece of gold they could implement into their business πŸͺ™

This week we made the trek up to Bendigo to meet with Sarah, a client of ours who recently purchased Robe Bendigo, a boutique fashion & accessories store in Bendigo's historic Chancery Lane πŸ’ƒ

Sarah has been a customer of Robe for many years until mid-last year, when the opportunity came up to purchase the business and take it on as her own 🀩

We were able to help her secure the business in January this year, with Sarah becoming the proud owner of this beautiful boutique shop πŸ₯³

Today we attended the REIV Conference in Melbourne, helping educate us on the current challenges, advancements and opportunities within the Real Estate industry. 🏠

During his tenure at Westpac, Trav spent many years working with Real Estate agents, helping them grow their agencies into strong, thriving businesses which in turn served their local communities. 🏘

Today's theme was "Getting Real" and throughout the day we explored culture, technology, leadership & inclusion. 🌈

* RATE ANNOUNCEMENT πŸ“’*

As widely expected, the RBA has today held the cash rate at 4.35% πŸ₯³

Although it is not the rate cut that Australian families πŸ‘¨β€πŸ‘©β€πŸ‘§β€πŸ‘¦ have been pining for, it is a relief for many that they can finally have a sustained period of stability on their mortgage repayments 🏠

Here is a grab from the RBA's release today:

"Returning inflation to target within a reasonable timeframe remains the Board’s highest priority. This is consistent with the RBA’s mandate for price stability and full employment. The Board needs to be confident that inflation is moving sustainably towards the target range. To date, medium-term inflation expectations have been consistent with the inflation target and it is important that this remains the case.

"While recent data indicate that inflation is easing, it remains high. The Board expects that it will be some time yet before inflation is sustainably in the target range. The path of interest rates that will best ensure that inflation returns to target in a reasonable timeframe remains uncertain and the Board is not ruling anything in or out."

The industry expects that there will be cuts in the back half of 2024, into 2025. However, as noted by the RBA today, this expectation is completely dependent on inflation reducing to the RBA's target range of 2%-3%.

No financials? No worries.

Hang on. Did we really say that? Is there really a way to obtain finance without presenting financials in the current economic climate?

The short answer is yes. The long answer is much more complicated than that, but can be summarised as β€œyes, depending on your personal situation and what you are asking for”.

It is no secret that the banks have considerably tightened lending standards over the last few years, starting with the Royal Commission followed by high inflation rates due to the COVID stimulus packages. Many businesses have therefore found it difficult to obtain finance through traditional methods and the major lenders.

However, whilst the major lenders have tightened their reins when handing out finance, the second & third tier lenders have seized the opportunity, growing at record pace.

More & more business clients (and brokers!) are shunning the majors and moving toward these lenders as they regularly provide better solutions for self-employed clients, allowing them to obtain finance and grow when they were being stonewalled by a major.

They are utilising different methods of verification including, but not limited to:
- BAS Statements
- Client Self-Declarations
- Accountant Letters & Declaration
- Cash Flow Ins & Outs from the trading account

There is a whole new world of finance out there just waiting to be explored. Let us be your guide as you explore what it might do for you.

FY23 vs FY22 – which do you need?

When we speak to a self-employed client, one of the most common questions we get is, β€œWhich financials do I need to have for the bank?”

On face value, this seems like a straightforward question with a straightforward answer: the latest 2 years that you have.

However, it is not as simple as that when it comes to financing self-employed clients. Every client’s situation, and each lender’s requirements, are different. There is no uniform policy regarding self-employed applications anywhere in the industry.

For example, if you were to approach me for finance today (Feb 2024), 1 major lender requires that you hold FY23 financials when applying for business finance but FY22 for home loans. The same transaction at another major lender, requires FY23 for all application types, whilst another only needs FY22s.

Are you confused yet? If you are, we don’t blame you!

There are 2 main dates driving these inconsistencies:
- January 1
- May 15

When you reach January 1, your prior year financials are suddenly 18 months old, and can be seen as an unreliable indicator of current performance. Business applications typically require more recent information such as BAS statements and management/draft financials for the latest year.

However, under ATO rulings, the final date for lodgement of any tax returns is May 15. As such, there is less incentive for self-employed applicants to lodge their tax returns and pay the ATO earlier than they are legally required to. Hence, there are options available to rest on older financials until this date at many lenders.

So, going back to our original question, β€œWhich financials do I need to have for the bank?”

The answer is simple but complicated: It depends. It depends on your unique situation, your needs, your timing, and the lender that you want to engage with.
