๐Ÿ ๐Ÿ“ˆ๐Ÿค” I'VE BEEN tracking the number of listings vs sold for few months now, and this is the first time the number of listings hits over 3400. It has always been hovering around 3200 or even less. Is it because it's spring, which is well known that more sale activities will take place? Or is it a sign that market is at peak that supply will start slowly increasing? Only time will tell.

Buying on-market properties seem to be a very difficult task at the moment unless one was willing to compete with tens of other buyers and pay for exorbitant price. Luckily our relationship with local selling agent allowed us to secure this property.

Property was a 3-bedder located on a 520+sqm land within a suburb with $590,000 median price. Distance to Perth CBD was 13.9km; 3.6km from major shopping center Westfield Carousel and 12.1km from Perth Airport. Already tenanted with a tenant who was happy to stay, we knew this property ticked all the boxes. Yes, it was an older property. However, the seller has done a lot of work to the property. And the fact that the property is tenanted, house needs to be in a livable-enough state.

๐Ÿ ๐Ÿ“ˆ๐Ÿ˜ฎ SQM RESEARCH shows an interesting data. Sales price is still going up while seems to be more stagnant now. I've been speaking to several PMs and the sentiments were the same that rental is no longer as "hot" as it was before. Let's see what the market would look like in the short term future.

With price that kept going up and up, it made the journey even more challenging.

Luckily, our relationship with local agents enabled us to secure this property off-market. Property was located in a suburb with median price of $620,000+, and looking at sales data, 3 bedders have sold for at least high $500s. Property was already tenanted to a long term tenant who were happy to stay. We knew this would tick our clientโ€™s boxes. We quickly get organised and were able to secure this property before it made to the market.

๐Ÿ  PROPERTY STORY:
It has indeed been a tough market for every WA property buyer out there. We were talking about ~3200 available listings across all property types (houses, lands, units, villas, townhouses) and price ranges. Therefore, when you started filtering it further (for example, maximum price of $475,000), you would get way smaller subset of available listings. And with demand outweighed supply, the only way price could go was up.

However, this was what Easy Buyerโ€™s Agent was engaged to do: to source property regardless of how difficult the scenario might be. When we saw this property, we thought this ticked the boxes. It was neat-tidy, ready-to-move-in, and was within the price range. It was also already tenanted with 6.7% gross yield. Property was situated close to a lot of amenities including major shopping center, and was only 15 minutes away from Perth CBD.

We quickly worked with our buyer to make the move before the first home open and our buyer ended up getting ahead.

๐Ÿ ๐Ÿ˜ฎ INTERESTING. Spoke to a manager yesterday and he said outer suburbs (north, 40km+ from Perth CBD) didn't have as much interests. A 4x2 on $700/week had no people attending open at all. Reduced to $650/week, only 2 groups came. This is not the case with inner suburbs closer to CBD.
