I recall the day in my early teens. I was in the car with the window down resting back and looking out as we drove back from our family day trip... I noticed how the properties changed as we moved through rural areas and approached suburbia, I recall my thoughts about wanting to own one of every type of property, I think that it was there that it all began.

It was some years on when I was a 24 that I finally entered real estate professionally. Personally I already owned my first home. I went on to build houses, develop land and renovate property to sell. Professionally I put all of my expertise and knowledge into building wealth for my clients. I still loved helping people unlock their financial potential and being able to guide them to make better decisions so they remain protected. I built my company to 15 offices and 70 staff. It was when I had my children that I started to appreciate the flexibility of the industry and the personal relationships I enjoyed!

I took a step back to be with my children, however I always remained involved with my work, my clients and the industry. It came as a surprise that I then entered Corporate Real Estate, which enabled me to share my experience and knowledge with my colleagues in the industry to help them build more resilient and better organised business.

I continued to buy and sell property, help out past clients, friends and family. I had time to reflect on the industry as a whole, it bothered me that the transactions were very weighted in favour of the seller of the property. Too often a relative or friend buying property would ask me to be involved in a transaction, I would find that the full information had not been provided to the buyer... many times it was because the buyer had no idea what to ask for - they were relying upon the the SELLING AGENT to give it to them. However, the real problem is that the buyers fail to recognise that the Selling Agent is acting for the SELLER of the property, they must act in their clients best interests and that usually means squeezing the buyer to reveal sensitive information and be manipulated to pay top dollar. Selling Agents are trained on a weekly if not daily basis in negotiation skills, they know what questions to ask to use as a trigger to push the buyer higher... THE BUYER IS VERY DISADVANTAGED - I decided to offer a service to address that!

In many overseas markets each party of a transaction uses their own representative in a property transaction. Selling Agent for the Seller and Buyers Agent like CSBA for the Buyer... there is a very good reason for that! Buyers in Sydney, Melbourne and Queensland have realised the benefits of using a Buyers Agent, it is just catching on in WA. It is concerning that there are few true Buyer’s Agents in WA, many large agencies now labelling themselves as Buyers Agents however, they have another section of their business that lists property for sale, that means they will likely direct a buyer to their listings first.

As an Independent Buyer’s Agency we spend time with our clients to find the RIGHT PROPERTY that helps our CSBA clients ACHIEVE THEIR GOALS. We have access to all property on the open market and access to off market property, silent listings and some that will never actually be advertised. We have developed proven strategies to ensure our Buyer clients find the best property, are well ahead of other competing buyers and buy at the right price.

It takes around 20-30+ continuous hours for a Buyer to find a property that fits their criteria and even then they are limited in their selection, often they go off track and they are simply no match for well trained Selling Agents. At CSBA, WE HAVE THE MARKET KNOWLEDGE, PROFESSIONALISM, WE DO THE RESEARCH AND GIVE OUR CLIENTS A WIDER UNBIASED SELECTION OF PROPERTY.

RISK: Buying at the wrong time, in the wrong area, paying to much... not doing the correct homework etc increases the risk for buyers. WE DO THE RESEARCH, CALCULATIONS AND COSTINGS FOR YOU UPFRONT SO THERE ARE NO SURPRISES! WE GUIDE YOU AND LEAVE THE DECISIONS TO YOU.

PLAN: The most that many buyers do is plan on an area and a price - that’s it! WE WILL SPEND THE TIME TO ASK QUESTIONS, IDENTIFY YOUR GOALS, EDUCATE YOU IN THE PROCESS, DEVELOP A STRATEGIC PLAN - WITH COSTINGS AND EXECUTE THE PLAN! (Plans are able to be changed as we go, however, we will help you stay on track.)

NEGOTIATING: The Selling Agent is a formidable opponent, some buyers want a property at all costs, others don’t even bother to try and negotiate, most try but still pay an unnecessarily high price. WE ARE THE STRATEGIST ON YOUR SIDE, WE PUT OUR CSBA CLIENTS IN THE POWER POSITION, WE ENSURE OUR CLIENTS HAVE THE ADVANTAGE OVER OTHER BUYERS, THEN WE ARE THE FIERCE OR GENTLE NEGOTIATOR, DEPENDING ON WHAT IS REQUIRED.

FINANCIAL PERFORMANCE: Many home buyers think that as they will be occupying their property that decisions do not need to be driven by financial performance. Many repeat and first home Buyers have little idea of what they are in for! Believe it or not, investors rarely do the research required to ensure they are maximising their investment. For the majority of property buyers it is more like throwing a dart at a board. They see what their budget is and then work within it, often compromising on the potential of the property or the return on investment. WE WILL WORK HARD TO ENSURE THAT EVERY PROPERTY OUR CLIENTS EVER OWN ENHANCE THE VALUE OF THEIR FINANCIAL POSITION AND MAKE YOUR EMPLOYMENT INCOME WORK FOR YOU!

Once an offer is made on a property and financial approval provided to the Selling Agent, buyers seem to flounder along, they focus on getting keys and if they are occupying they will be lost in the flurry of preparing to move.
