Don't be a mortgage prisoner! More banks are coming out with policies that could potentially benefit tens of thousands of 'mortgage prisoners' by allowing them to refinance their home loans at more affordable interest rates.
Under this new policy, home loans can be refinanced reducing the current 3 per cent serviceability buffer on lending assessments to just 1 per cent. However, this option is available only to customers classified as 'mortgage prisoners' who meet specific conditions.
To qualify, these borrowers must have demonstrated good repayment behavior on their existing loan and other financial obligations. Additionally, there should be no adverse changes to their income or expenses over the past 12 months.

Latest changes to borrowing capacity - it just became harder to obtain a big home loan.
APRA, the banking regulator, has instructed banks to increase the buffer they use when assessing home loan applications.
The buffer has been increased from 2.50 to 3.00 percentage points.
Imagine, for example, you applied for a home loan that had an interest rate of 2.25%.
Previously, lenders would assess whether you’d be able to repay the loan if the interest rate increased to 4.75% (i.e. 2.25% plus a buffer of 2.50 percentage points).
Now, that loan will be assessed at 5.25% (i.e. 2.25% plus a buffer of 3.00 percentage points).
So it’s just become a bit harder to take out larger home loans.
APRA is doing this to stop borrowers taking on excessive debt. That will make it more likely borrowers can repay loans, which in turn will protect the banking system.
According to the Reserve Bank chart below (from September 22), there has been a sharp rise in home loans with a DTI (debt-to-income) ratio of greater than 6 – e.g. somebody earning $100,000 but borrowing more than $600,000. That is why APRA is concerned.
QBE makes 2024 property price forecast
Property prices have been growing at astronomical rates during 2021 … but where are they heading over the next three years?
QBE has made a series of forecasts in its annual Australian Housing Outlook.
The key predictions are:
* Prices will increase in all capital cities between 2021 and 2024
* Canberra will experience the most growth, followed by Hobart and Perth
* Unit prices will grow faster than house prices in five of the eight capitals
* Hobart’s median house price will overtake Brisbane’s
* Sydney’s median house price will exceed $1.5 million
