Another set of stairs replace, 12 Threads.
Timber Stringers & treads had rotted, weather affected.
Using Gal stringers, H4 245x45 Threads(sealed & painted with non slip.
Replace Hand rail, balustrade, posts.
Replace 125x75 Hardwood bearer, 3M long.
Replace joists under veranda, 3/100x50, 1500mm in lenght. Decking screwed down using S/Steel decking screws.
Replace corner Veranda post 100x100 3.6 meters in length.
All timbers painted before installation & painted again after install. All fixing Gal, bolts, screws, battern Screws.

Replaced Flood damaged Landings & Stairs, Brushgrove. Using Gal Steel Stringers, H3 Treated Pine for the Treads.
150x45 H3 for bears, 90x45 H3 with joist protectors, all Battern screws/bolts are Gal coated.
90x19 Merbau Decking, S/Steel screws, 2 Coats of Ultra Deck(merbau).

A small job this morning, Install 7 wheel stops to protect the colourbond fence.

30 od meters colourbond fence, 1.8M+ 300 Lattice panel on top. 1 Gate.
Treated Sleepers underneath to help retain soil from the garden bed.
Across the back boundary will be a pool style fence, Spear Top, Colourbond Black.

The client was dealing with water flowing down a internal Block wall(garage/storage area.
On inspection, the gutter was near non existent, full of leaves, sticks from the adjoining property, causing internal water damage.
New gutter installed, Rust effected roof sheeting prepared, recoated.
Coating can't be be colour matched to original ZINCALUME Roofing.
Notes, Roof doesn't have enough fall(18 meters), and neither did the gutter over 10 meters.
Adjoining property, trees growing over boundary.
No maintenance.
What we have been able to achieve for our client?
Remove rust, treat, coat to help prevent more damage, extend the live of the roof material.
Install New Gutter.
Install Leaf Stopper Gutter Guard.
Property owner, instructed to remove sticks, leaves from roof, to prevent build up of materials, that cause damage.

Client needed to tidy up their public rest room.
Old tiles, scuffed with a Grinder, 1 coat of Primer, one coat of paver paint, 2nd coat with non slip added.

Client wanted to keep the cabnet the same, as when her father had when he first built the home.
I removed the old ply skins from the timber door frames, seal the ply and painted.
Sink needed to be leveled, foundations have subsided, which was causing the water damage, water had penitrated the cabnet & doors.

Last week's garage finished off.
Foilboard on the Cielings, hardieflex wall sheeting. Trims fixed off, ready for painting.
This is how you turn a 6x6 shed into a hobbie room that is comfortable all year round.
Client to paint.

Tomorrow's task, to finish what we started on Friday. Sheet walls of the 6x6 shed with Hardieflex, 2700x1200x4.5mm.
Install Trims, Architraves.

8 Treads, 400x400 Pavers replacing Rock concrete 'stepping stones' on a slippery slope.
Tenant now has an easier access from the driveway to the path, Front Door.
