The RBA decided to maintain the official cash rate at 4.35% for the fifth consecutive time. While facing a mix of economic signals, including stubborn inflation and a robust labour market, the RBA remains cautious in its stance.
In the housing market, values grew by 0.8% in May, marking 16 consecutive months of growth. Perth, Adelaide, and Brisbane led the way with double-digit price growth over the past 12-months due to extremely low levels of available listings and new supply. Property listing numbers in these cities are more than 30% below the five-year average. The LJ Ho**er network has observed a surge in appraisals as homeowners seek to capitalise on recent price growth. While auction clearance rates also remain strong, indicating sustained buyer demand.
Looking ahead, the RBA is likely to maintain the current cash rate for the rest of 2024. House prices are expected to continue rising, though at a slower pace as listings increase.
Overall, anticipated interest rate cuts in early 2025 are expected to bolster borrowing capacity and consumer sentiment. Despite economic challenges, housing values are projected to trend higher, supported by steady population growth and an ongoing undersupply of new homes.

Today, the RBA opted to keep the official cash rate steady at 4.35%, offering welcome news for mortgage holders.

This decision is expected to have a positive impacted on property markets. Price growth has been solid across most capital cities and regional markets, driven by strong buyer demand, particularly at the more affordable end of the market.

Additionally, a continued shortage of newly built properties and listings for sale, despite a year-on-year increase in listings, is expected to keep prices on the rise.

Attendance at open homes and auctions, as well as appraisal activity across the LJ Ho**er network, has continued to trend higher over the past month.

Appraisal requests are coming not only from those struggling with the rising cost of servicing their mortgage but also from homeowners who have grown more confident in recent months.

This confidence has been fuelled by consistent price growth over the past 15 months, fuelled by the ongoing demand-supply imbalance. First home buyers, investors, and occupiers in the more affordable property markets continue to drive activity.

Buyer demand is set to remain steady due to strong population growth, rising wages, and a tight rental market.

While it's anticipated that rates will remain unchanged for the rest of the year, the monetary statement released by the RBA post-meeting cautions that all options are on the table if inflation picks up again.
