Mine is Making small, consistent improvements.
When it comes to business or our careers, most of us want to see positive results fast. We want the profits, the promotion, the salary increase, the new client or customer, and we want it right now.
So we pour all of our efforts and energy into making a huge impact for a short period of time and then we wait to see what happens.
The problem is, more often than not, we're disappointed with the results. We didn't get the big break we were hoping for and we feel like all of our hard work was for nothing.
Personally, I use James Clear's approach in "Atomic Habits" that emphasizes the power of making small, consistent improvements. The idea is to focus on tiny changes, often referred to as atomic habits, which accumulate over time. This can be contrasted with doing the same thing every day without improvement.
A formula that has always worked for me is:
1. Cue: Identify a specific cue or trigger for the behavior you want to improve.
2. Craving: Develop a positive craving for the change or improvement you want to make.
3. Response: Implement a small, manageable action that aligns with your desired improvement.
4. Reward: Acknowledge and celebrate the progress, reinforcing the positive behavior.
Contrast with Doing the Same Thing Every Day:
Routine without Progress:
Doing the same thing every day might create a routine, but it doesn't inherently lead to improvement. Without intentional changes, growth can be limited.
Stagnation:
Lack of variety and improvement may lead to stagnation, where one remains in a fixed state without evolving or advancing.
In summary, Clear's philosophy encourages deliberate, small improvements as a powerful strategy for achieving long-term success over the monotony of repeating the same actions without progress.

Most of us, when we hear the word โdebtโ we have adverse reactions of negative connotations that are associated with debt, and not without reason.
Accumulating large amounts of debt is a pitfall for so many and the consequences of this can be dire.
However, many successful people, especially experienced investors, will be aware that there is โgood debtโ and โbad debtโ.
The major difference between bad debt and good debt really comes down to how the debt is utilised. An example of good debt is when money is borrowed to generate more income. While the investment may not pay off straight away, the general idea is that you, or your business will benefit by acquiring the debt.
Some examples of good debt include higher & specialised education (which will further future prospects), a viable business, and of course, investing in real estate.
Bad debt, on the other hand, is debt that has the opposite effect, i.e., not improving your status or net worth. This is most apparent when borrowing money for consumption as my President Hakainde Hichilema puts it, to purchase a depreciating asset. While this isnโt always easy to predict, there are some general examples of bad debt, such as going into debt for clothes, consumables, and luxury vehicles. The core principle surrounding debt usage in property investment is leverage the investment property: using the propertyโs value to increase your net worth and maximising the return on your investments.
So, what is the best way to create wealth using debt in real estate investing? Letโs first look at the instruments at our disposal that enable us to use debt to buy property.

Mortgaging investment properties will most likely be the first thing a savvy real estate investor will think of when using debt in real estate investment. But did you know that there are multiple types of mortgages? Knowing which one is right in certain circumstances is important in property investing.
1. ๐๐๐ญ๐๐-๐๐๐ฉ๐ ๐๐ค๐ง๐ฉ๐๐๐๐
Having a fixed-rate mortgage option means knowing how much interest youโll be paying the whole time youโre paying off your mortgage.
External factors or variables wonโt affect your interest rate, which will stay fixed at a certain amount. This allows you to know exactly what youโll be paying on a mortgage, without any unwanted surprises.
2. ๐๐ฃ๐ฉ๐๐ง๐๐จ๐ฉ-๐ค๐ฃ๐ก๐ฎ ๐๐ค๐ง๐ฉ๐๐๐๐
An interest-only mortgage means youโll only repay the interest that accrues on the amount initially borrowed (i.e. the principal). When making mortgage repayments, you wonโt actually be decreasing the debt.
This will usually be available for a set period, and once this period has ended, the loan will change to โprincipal and interest.โ This means paying back the amount initially borrowed, which increases repayments. An interest-only loan can free up your money, as repayments remain low during the interest-only period.
The cash saved on not paying back repayments on the principal can be directed to your next investment.
Before choosing an interest-only mortgage, itโs important to consider the impact of one large payment at the end of an interest-only period and consider whether this is still the best real estate investment strategy for you.

This is really the opposite of the fixed-rate mortgage. Youโll be loaned the money for the property at an adjustable rate, meaning the interest rate on the mortgage can change.
Adjustments in interest rates can change based on a range of factors, which will often be out of your control. While an adjustable rate may be lower at the start, it could end up costing you more in the future.

Using debt provides the greatest advantages for investors specifically when it comes to diversifying a property portfolio. With enough capital, you can split this amount to buy multiple properties, and mortgage the remaining amount for each property investment.
This allows you to build your property portfolio faster, and with the right property selections, diversify to increase your chance of success.
There are also tax benefits to using debt to buy property, specifically for investors. If the property is generating taxable income, interest-charges on a mortgage for an investment property are tax-deductible.

You can acquire as much debt as you like (or that the banks will let you) but you wonโt see the benefit of this โgood debtโ unless youโre making repayments.
This means buying the right property โ one that is cash flow positive and has capital growth potential. Of course, this isnโt always easy. It involves a calculated, well-thought-out strategy and decision-making process. Anyone can invest in property, but knowing the right stuff is crucial.
