We seek Your blessing upon all the work of this day. Show us what You will have us to do. May we find the tasks You have in Your plan and purpose for us, and then do them faithfully. I had to make the call! Today's verse shares with us where we need to call to get the answer we seek! From time to time, I get myself into a situation where i need help.

Our Father, May You teach us the lesson of cheerfulness, O God. We are too easily irritated and cast down. We let little troubles and difficulties discourage us. Our joy is too easily overclouded. Our song of gladness, too easily turns into a dirge. We worry ourselves needlessly, and fail to rejoice always. Sorrows come over us like a storm , and bury us away beneath their dark clouds. What is the solution to your problem today?

Mine is Making small, consistent improvements.

When it comes to business or our careers, most of us want to see positive results fast. We want the profits, the promotion, the salary increase, the new client or customer, and we want it right now.

So we pour all of our efforts and energy into making a huge impact for a short period of time and then we wait to see what happens.

The problem is, more often than not, we're disappointed with the results. We didn't get the big break we were hoping for and we feel like all of our hard work was for nothing.

Personally, I use James Clear's approach in "Atomic Habits" that emphasizes the power of making small, consistent improvements. The idea is to focus on tiny changes, often referred to as atomic habits, which accumulate over time. This can be contrasted with doing the same thing every day without improvement.

A formula that has always worked for me is:

1. Cue: Identify a specific cue or trigger for the behavior you want to improve.

2. Craving: Develop a positive craving for the change or improvement you want to make.

3. Response: Implement a small, manageable action that aligns with your desired improvement.

4. Reward: Acknowledge and celebrate the progress, reinforcing the positive behavior.

Contrast with Doing the Same Thing Every Day:

Routine without Progress:
Doing the same thing every day might create a routine, but it doesn't inherently lead to improvement. Without intentional changes, growth can be limited.

Stagnation:
Lack of variety and improvement may lead to stagnation, where one remains in a fixed state without evolving or advancing.

In summary, Clear's philosophy encourages deliberate, small improvements as a powerful strategy for achieving long-term success over the monotony of repeating the same actions without progress.

Most of us, when we hear the word โ€˜debtโ€™ we have adverse reactions of negative connotations that are associated with debt, and not without reason.

Accumulating large amounts of debt is a pitfall for so many and the consequences of this can be dire.

However, many successful people, especially experienced investors, will be aware that there is โ€˜good debtโ€™ and โ€˜bad debtโ€™.

The major difference between bad debt and good debt really comes down to how the debt is utilised. An example of good debt is when money is borrowed to generate more income. While the investment may not pay off straight away, the general idea is that you, or your business will benefit by acquiring the debt.

Some examples of good debt include higher & specialised education (which will further future prospects), a viable business, and of course, investing in real estate.

While this isnโ€™t always easy to predict, there are some general examples of bad debt, such as going into debt for clothes, consumables, and luxury vehicles. The core principle surrounding debt usage in property investment is leverage the investment property: using the propertyโ€™s value to increase your net worth and maximising the return on your investments.

So, what is the best way to create wealth using debt in real estate investing? Letโ€™s first look at the instruments at our disposal that enable us to use debt to buy property.

Most people starting out in property investment donโ€™t have the capital to buy a property outright, and acquiring debt is the only way of owning a property.

It also allows you to invest in higher value properties which can, as an investor, give you a better chance of generating income and create equity through property.

Using debt provides the greatest advantages for investors specifically when it comes to diversifying a property portfolio. With enough capital, you can split this amount to buy multiple properties, and mortgage the remaining amount for each property investment.

This allows you to build your property portfolio faster, and with the right property selections, diversify to increase your chance of success.

There are also tax benefits to using debt to buy property, specifically for investors. If the property is generating taxable income, interest-charges on a mortgage for an investment property are tax-deductible.
