What does homeownership mean to you?
For many people, owning a home is a huge life goal; it’s the embodiment of the Canadian Dream, the goalpost by which people measure “making it.”
But on top of that, owning a home is full of financial benefits and can build wealth. When you own a home, you get to build equity rather than throwing money away on rent.
Owning a home may be more achievable than you think. There are many great programs to make homeownership possible for first-timers, even if you don’t have a large down payment or excellent credit.
Overall, owning a home is worth it from financial and emotional perspectives.

Let's be honest… Real estate just isn't as glamorous as it seems on TV.
But even though real estate isn't sipping champagne while showing mansions, it's an amazing industry to be in.
There’s nothing better than seeing clients’ faces light up with joy when they hear the sale has gone through or that they’ve got the house they’ve dreamed of for so long.
Let's help you through the realities of real estate. Just send over a DM and let’s chat about your real estate goals!
Looking for ways to make a small living room feel larger? Here are some great tips and tricks:
1. Pull furniture away from the walls to give the illusion of a bigger room.
2. Any light or neutral-colored paint makes a room feel big and bright. White paint is not your only option.
3. Allow natural light to flow through the room. Also, letting light bounce off mirrors makes a living space appear larger.
4. Use the walls wisely. Open shelving or one large piece of artwork creates an illusion of a bigger room.
5. Don't just buy small furniture. Instead, add one or two larger pieces to the room.

A new year means new dreams… and new things to manifest!
No matter where you are in your real estate journey–whether you’re renting or want to start investing–you can begin manifesting and working towards your real estate goals.
That manifestation gets much easier when you have a great real estate agent on your side!
When the first offer comes through, and it’s a good one, you might wonder if you played the real estate game wrong and priced your home too low. Well, worry not! This is a really good sign.
A solid first offer means that your home has attracted its target buyer–and that all of the strategies your real estate agent employed have worked!
And in our market, having a solid offer from the get-go is exactly what you want. You can tell other buyers who make an offer that you already have a great offer, which might make them increase their offer and start a bidding war.
So, when you sell your home and have a fantastic offer come through the first thing, that’s a thing to celebrate! It means that all the work that’s gone into selling your home is working.
Don't let fear stand in the way of you accomplishing your dreams!
Take a risk, do the hard things, be uncomfortable! It is in those moments that you begin down the path toward changing your life.

✋🏼 STOP HERE FOR MY THREE TIPS FOR A SMOOTH HOME SALE 🏡
Once you decide to put your home on the market, it might feel like a whirlwind of staging, showings, and moving tips. And add to that the logistics of buying a new home can also be extremely overwhelming.
That's why I will tell you the top three most important tips for selling your home.
1) SET THE RIGHT PRICE.
I want to help you get top dollar for your home, so I always create a customized pricing strategy for every listing. One of my first steps is to run a comparative market analysis where I compare your home to recently sold homes nearby and similar currently on the market. I'll also factor in what upgrades and improvements you've made to your home, such as adding a new HVAC system or remodeling the kitchen.
2) STAGE, STAGE, STAGE.
Before we list your property for sale, we want to make it look as appealing as possible to prospective buyers. That means cleaning, decluttering, organizing, and staging. While I won't tell you to tear out your kitchen and do a complete rehab, I almost always recommend minor updates that go a long way with prospective buyers, like a fresh coat of paint on the front door, shampooing your rugs, or replacing torn window screens.
3) KEEP YOUR EMOTIONS IN CHECK.
Your home is not just a building -- it's where you've celebrated holidays, birthdays, built your family, and made memories. Selling your home is emotional, but it's important not to take things personally to get the best possible deal during offer negotiations. If things get stressful, think of me as your emotional support agent, I'll be with you every step of the way!
I like to meet with home sellers a couple of months in advance before listing so that we have plenty of time to prep your home and make a game plan. If you want to do an initial consultation, don't hesitate to shoot me a DM, and we can have a meeting for initial introductions!
It’s 2023: a new and excellent year to be a home buyer!
If you were one of the many buyers who had a hard time buying in 2020-2022 or just heard the horror stories, things have changed!
Gone are the days of getting outbid in seconds or waiving your inspection in hopes of getting selected by the seller.
Now, buyers have more options and less competition, making it so much easier to find and buy a home that you’ll LOVE!
Want to see how much better it is to be a buyer in 2023? Then send a DM, and let’s get started!
In 2022 we saw major shifts in the market.
Home Prices: Some experts think home prices will drop next year, though the forecasted decline is higher in the new home market.
Moody's Analytics expects house prices to drop by 10 percent next year due to rising housing costs and mortgage rates.
Mortgage Rates: Although there is a lot of uncertainty, some experts think that rates will dip or level out in 2023.
Economic Outlook: Fitch Ratings' most recent global economic outlook predicts a mild recession despite job growth remaining "exceptionally strong" and growing consumer spending.
The good news? A recession does not mean that a housing crisis is on its way.

This is your sign that it's time to call your real estate agent so you can get ready for the spring buying season!
If you want to buy a home this spring, now is the time to start. By getting prepared to buy now and working with your agent, you'll be ready to go when the homes you've been waiting for start hitting the market.
Are you still waiting for an agent to nail down? Please don't worry. Interview three agents to find one you trust and will enjoy working with!
Avoid these money mistakes when you're ready to buy your next home. Shoot over a DM for more information on maintaining your finances and to discuss the process.
Is there anything more fun than decorating a new home? Fresh paint, new bed linens, and a few gratuitous Target runs. Although decorating a home can be expensive, most homeowners only need to invest in a few key pieces to make a house feel like a home.
Here are some general guidelines for what to save on/what to splurge on in your home:
💰 SPLURGE
1) Consider gradually investing in a few art statement pieces over the years.
2) You use kitchen cabinets daily, so invest in quality construction; they'll last a lifetime.
3) Nothing beats a high thread count! Everyone should own at least one pair of sheets that makes you feel like you're in a luxury hotel.
4) A quality couch fabric will save your life when a lousy stain spills on your new white sofa.
5) An oversized rug can help make your room feel bigger.
💰 SAVE
1) Seasonal decor, you're only using it for a few months, so this is an excellent area to cut back or even DIY.
2) Bathroom fixtures and finishings are easy to change when your bathroom needs an update, so don't go ultra-high-end.
3) Changing your curtains is a simple way to change the entire vibe of a room.
4) Simple table lamps rarely make a statement, so save the big purchases for other home accents.
5) A good mirror doesn't need to be pricy, not when there are so many budget-friendly options available.
What do you think? Did anything on this list surprise you?
Wondering how much you can get for your home if you sold it?
With the ever-fluctuating market, it might be difficult to decipher what you think your home is worth and what you could actually sell it for.
