📊🏡 The numbers for May are in!
Here’s how the market is doing across RAHB regions…
🔻All regions saw a decline in , 20% below May of last year, and 31% lower than the long-term average for the month of May.
📉The decline in sales was seen across all property types and was significant enough to counterbalance the gains we saw earlier this year, actually resulting in a 3% decrease in year-to-date sales.
Declining sales were accompanied by an increase in , resulting in a decreased sales-to-new-listings ratio of 46% which puts us in territory 🔑
And although levels are up across all property types, the most significant surge was seen in homes priced above $1,000,000, while the most properties within each category continue to face the most conditions 🥊
💬 “Inventory levels are on the rise across all price ranges, with the most significant increases observed in the higher-priced products. This surge can be attributed to the current high-interest rate environment, which is motivating more sellers to list their properties in this bracket. However, the flip side of this trend is that escalating costs and higher interest rates are affecting consumer affordability, causing some potential buyers to pause their purchasing decisions,” says Nicolas von Bredow, President of RAHB
🏦 With the (BoC) making their first cut to interest rates in over 4 years earlier this month (From 5% to 4.75%), we have yet to see how this change will affect conditions and 📊
Historically, lower interest rates have brought more competition and increased home prices due to increased consumer buying power…

April’s numbers are in! 💐📊
Here’s how the RAHB housing market did last month…
Inventory saw a big jump from March with 2,085 new listings hitting the market across , , , and North; 34.8% more than we saw last April 🔺🏠
At the same time, home sales decreased year-over-year in all regions (except Haldimand) pushing the overall Sales-To-New Listings ratio for all RAHB regions to 49.9%, keeping the market almost perfectly balanced ⚖️
The current trend is that a lot of potential home buyers are waiting for the Bank of Canada to cut interest rates, hopefully in June ⏳
…. Or maybe not 👀🤨
According to new employment data, Canada’s labour market rebounded unexpectedly, adding more than 90,000 jobs just in April - nearly 5X the number of jobs forecasted for the month 🤯
With this news, some economists are now having doubts about the BOC cutting rates in June, and are now looking towards cuts in July, or potentially longer, depending on how the inflation rate is looking 🧐
As I always say, DON’T TRY TO TIME THE MARKET based on news articles and market stats. Make a move when it’s right for you both personally AND financially 🙏🏼🙇🏻

March stats are here and lemme tell you.. spring has SPRUNG 🌷☀️
All areas saw month-over-month increases in average sale prices and sales-to-new listings ratio, inching us closer to “Seller’s Market” territory but still remaining relatively balanced as new listings continue to rise ⚖️
But something these numbers DON’T show you… Offer dates & bidding wars are BACK 😅🥵
Granted, things aren’t as hectic as they were in 2021/2022, but we are starting to see an increase in properties holding offer dates, getting multiple offers, and selling for over-asking 💸
Historically, real estate activity tends to rev up in March into the Summer before things start to slow back down around September, and with interest rate cuts *supposedly* coming in the next few months, a lot of buyers seem to be wanting to “beat the rush” 🏃🏻♂️
With that said, if we’re seeing this amount of activity/competition BEFORE interest rate cuts, what’s in store for us when rates DO finally drop? 🤔

Love (of real estate) was in the air in February! 🏠❤️
All areas continued to see month-over-month increases in sales AND new listings as we move closer and closer to spring 📈☀️
Because activity has increased on both sides (buyers & sellers), the market has kept relatively balanced, and prices seem to have stabilized (except for Burlington, which saw prices shoot up almost 17% from January 🚀😅)
Here’s a few other fun stats from February:
- Majority of sales took place in the $600k-799k price range (in Feb 2022, the majority of sales were in the $1mil-1.499mil range)
- Detached homes barely increased in sales volume year-over-year (+0.6%) whereas Townhomes and Apartment-style Condos rose in popularity from Feb 2023 with +19.1% and +18.2% increases respectively.
- While supply levels have improved over the lows reported since 2020, they are still considered “Low” when compared to what was available in the market pre-2014

2024 got off to a toasty start 👀🔥
The holidays are now behind us 😔 and as people get back into the daily grind, so did the eager buyers and sellers that pushed their moving plans to the new year 🗓️
Activity picked up across the board with all areas seeing significant month-over-month increases in both sales AND new listings 📈
… and with many economists and big banks predicting rate cuts to begin sometime this year, it would seem that a lot of buyers are looking to get into the market before those supposed rate cuts bring an influx of buyers/demand and push prices back up ⬆️ 🏃🏻♂️
But even though activity has increased, all RAHB markets seem to remain relatively balanced. ⚖️
Offers with conditions are still being accepted, a lot of homes are selling for asking-price or just under; Buyers and sellers both seem to be just peachy 🍑
Looking ahead, many homeowners will be facing mortgage renewals this year, and at much higher rates than they’re used to, but rumours of interest rate cuts are drumming up buyer demand so it’s hard to say where exactly this year will take us 🔮
My advice? DON’T LISTEN TO THE NOISE AND HEADLINES ❌ - Make a move when it’s right for you both financially and personally.

With 2024 well under way, let’s take a look at how the housing market moved in 2023… 🗓️
Although interest rates increased in January, activity continued to pick up into the spring/summer months 😎☀️
That was until the Bank of Canada (BOC) increased their policy rate to 4.75% in June, then just one month later in July, rates were increased to 5.00% which is when sales started to dip and things were shifting 👀🔄
(Keep in mind, rates have not been this high since March 2001 😅)
We saw an influx of new listings hit the market into the fall months as homeowners began to feel the pinch and looked to sell before prices dropped further than they already had 📉
Sales remained low, however, as buyers began looking at more affordable options (some choosing to hold off on buying altogether) and the decline in sales was mainly driven by higher-priced homes ($700k-$800k+) 🏠
It will be interesting to see how 2024 plays out and I feel that if the BOC cuts rates, a lot of buyers that have been waiting will flood the market which will likely cause prices to go up. When that will happen? Who knows, but many economists predict rate cuts at some point in 2024. 🔮

‼️📣 Big news today as Hamilton City Council has passed a bylaw designed to better protect tenants facing “renoviction” from their landlords.
💭 A “Renoviction” is when a landlord evicts a tenant by claiming they require the unit to be vacant in order to complete major renovations.
The city has observed many cases of “bad faith” renovictions where landlords use the excuse of renovations to make existing tenants leave, and then rent the unit to new tenants at a higher rate…
And According to Monica Ciriello, Director of Licensing and Bylaw Enforcement, Hamilton has seen a 983% INCREASE in the number of renoviction notices (N13s), issued to tenants between 2017-2022.
🔐 This new bylaw is designed to prevent these cases of “Bad Faith” renovictions and to better protect Hamilton tenants by ensuring N13 notices are only given when renovations TRULY require the unit to be vacant, not just because the landlord wants a higher-paying tenant.
I believe this is just the beginning and we will start to see many other cities implementing similar bylaws - New Westminster, BC has already seen success with a similar anti-renoviction bylaw and other municipalities in Ontario are already considering implementing their own versions. 👀

Throwback to one of the coolest/scariest things I’ve ever done 😅😳
📣 December market stats are here! Let’s see how we finished off 2023…
Unsurprisingly, real estate activity dropped significantly in the month of December (both on the buy side and sell side) 🐢
As most people shifted their focus to holiday shopping, family gatherings and festivities, less new listings hit the market and buyer demand dwindled in December with most consumers deciding to take a break and revisit their moving plans in the new year. 💭
A slower market is typical this time of year but this slow-down was felt even more this year compared to previous years due to the higher cost of borrowing, inflation, and overall uncertainty on what the Bank of Canada will do next with interest rates 👀
As we get settled into the new year (and everyone pays off that Christmas debt! 💰), we should see activity pick up starting in Feb/March and into the spring/summer months.

📣 November’s numbers are in! Let’s take a look at where the real estate market is at… 👀📊🏡
Trends are showing that consumers are generally seeking out lower priced homes as affordability continues to be a main concern with interest rates staying high and home prices not decreasing enough to offset the increased cost of borrowing (Home prices continue to trend downward, however).
Having said that, a good chunk of the new listings we’re seeing are homes in the higher price brackets (~$800k+), creating buyer market conditions in the upper end of the market while lower price brackets are showing more balanced conditions.
Overall sales have declined month-over-month making this “one of the weakest Novembers since 2010” (according to RAHB) and new listings trended down over the past month, but supply levels are still 23% higher than this time last year.
In a nutshell:
- Higher price brackets = Buyer market conditions
- Low-mid price brackets = Balanced market conditions
- More listings on the market than is “typically” seen during this time of year
