➡ 1475 - Active Listings
➡ 386 New Listings - Down from 928 in November. Despite the significant monthly decline, this number still in line with LSTAR's ten year average for new listings in the month of December
➡ $628,047 Average List Price - Up from $605,661 in November.
➡ 4.4 - Down from 4.7 in November.
➡ 34 Median Days on Market - Up from 25 in November.

In December, 335 homes were sold in the London and St Thomas area, bringing the total residential properties sold in 2023 to 6,717—the lowest since the new millennium. The decline is attributed to high borrowing costs affecting local consumers' buying power. Out of December's sales, 248 were single-family homes, 58 were townhouses, and 27 were apartments. The number of newly listed properties decreased, indicating some sellers may be delaying plans until spring. Housing supply decreased slightly, and the average home price for the area was $628,047 in December. The Composite MLS® Home Price Index (HPI) Benchmark Price was $571,200. The 2023 overall average price was $647,190. LSTAR Chair Adam Miller emphasized the importance of distinguishing between average sales prices and HPI benchmark prices. Despite the challenges, homes in the LSTAR jurisdiction remained relatively affordable. A study by Altus Group suggests that 2023 home sales could contribute over $520 million to the local economy by 2026, triggering ancillary spending of approximately $77,420 per transaction within three years.
