Couple of great days golfing for charity!
Yesterday, September 29th, was the 1st Annual Construction Fights Mental Health Golf Tournament at The Meadows. Top Brass Realty and Royal Lepage Team Realty were proud sponsors and the guys killed it, organizing an awesome day and surpassing their goal of over $10k that will be donated to The Royal. Over 160 participants and Iโm willing to bet every one of us finished our day excited to be back next year. Great work lads ๐
The day before I was with my Royal Lepage Team Realty fam out in Mont-Cascades for our Fall Classic, raising money for our companyโs charity, the Shelter Foundation, supporting Canadian womenโs shelters and domestic violence prevention programs. Now, what does this mean? Warmer weather, snow melting away, greener grass coming back, hopefully some patio drinks, and in real estate, usually a busy time of year.
This year, you mightโve heard that the โspring market is here earlyโ, but the fact is, the spring DEMAND is here early, but the SUPPLY is not. As we turned our calendars to 2022, many buyers have come out on the hunt trying to beat the spring craziness, as we saw last year, which has caused prices to increase significantly once again.
What now? Where do we go from here?
Sellers - looks like many of you might still be holding off on listing your homes. This might be due to the general perception that spring is the best time to sell, you donโt have the right Realtor looking for you to buy so you think itโs too tough right now, or perhaps you were concerned about the covid scares. If youโre considering selling anytime soon, Iโd suggest getting the process started as soon as possible, before buyer fatigue starts to play a bigger role and before you have to compete with your neighbours. Also, keep in mind itโs rare that a home is sale-ready immediately.
Buyers - I know many of you are still sitting back and waiting until the market โcools offโ, but the fact is, numbers will still be on the rise, so youโre going to need to find a way to squeeze in sooner rather than later. That being said, weโre starting to see buyers find the gaps and squeeze in. The problem is, you can only find those gaps if youโre pre-approved, working with a Realtor, and ready to fire. If you wait until you hear it on the news that itโs getting better for buyers, well, chances are the sellers are already adapting (if theyโre working with a good Realtor whoโs on top of things ๐) and the best deals have already come and gone.
