The store is 14,400 square feet with 30 foot ceilings. This job will take 10 weeks to complete.

The wrap around porch is coming along well! Some minor details and it will be finished. This week VERGEbuilders is posting some before and after shots. At this stage of the renovation & restoration it is sometimes hard to see what changes occurred. Take a look at the little details that will creates the beauty of keeping the home original and restored as possible.
It seems SO cold lately! Frost, really? But, VERGEbuilders isn't afraid of the cold!
Last winter in the sub zero, absolute freezing temperatures and crazy precipitation, we built a gorgeous 2 storey addition to an established family home of 6 overlooking the river in Lakefield.

Here are the bare bones. Thanks to my wife Tracy for taking the pictures each week as I spend the important time with my clients to do this renovation just as they imagine. As well as to my VERGEbuilders team; Rob, Perry and our newest addition Brennan. Please click on each photo as it tours you in order to help you understand the renovation. Enjoy!!
There are more questions to ask then what is the price of the project you want completed in your home.
To ensure that you are getting the result you want with the least amount of stress or worry, consider the following questions:
PROOF OF INSURANCE AND WSIB COVERAGE
- If your contractor doesn't have appropriate insurance you are on the hook if someone gets hurt or they do damage to your home or place of business. You are at risk for lawsuits
WHEN CAN YOU START?
- If they can start tomorrow, ask for references.
- Ask for references anyways!
- Generally, anyone worth hiring is booking in advance. If they are sitting at home waiting for your phone call, chances are there is a reason.
HOW LONG WILL IT TAKE?
- Make sure the time frame you are quoted includes the time it takes to obtain plans and permits which can be up to 6 weeks depending on how busy the draftsperson is. A building permit usually takes 2 weeks.
- If they give you a timeline; for example, 2 weeks, ask if that is 2 consecutive weeks or will it be a total of 2 weeks with the job being completed in 14 days over a 2 month period. Some companies will take your deposit, start the demolition and leave to another job for an undefined period of time. This is not acceptable.
- Always add a few days for unforeseen circumstances. Don't book your house warming BBQ to show your friends the new reno's on Day 14...it may be Day 15 or 16 before your home is the masterpiece you envisioned, if done right.
HAVE THE MATERIALS ON HAND BEFORE DEMOLITION BEGINS.
- You don't want to find out that your bathroom is demolished and the toilet, sink and shower unit haven't been ordered yet.
ASK FOR THE PROFESSIONAL QUOTE ON COMPANY LETTER HEAD DETAILING THE SCOPE OF WORK.
- Don't accept a sticky note with a hand written list and a price.
AFTER ASKING ALL OF THESE QUESTIONS, DO YOU FEEL LIKE YOU CAN TRUST THIS PERSON. GO WITH YOUR GUT.
- If you have this nagging feeling that you are considering someone who is talking smoke and mirrors, then chances are you are.
Good news on the demolition of the Pre Century Home!!
After tearing up all the layers of makeup the home was layered with in past years we found that the original wall, ceiling and floor are in good shape!! This will help enhance the original look of the home.

Here is your weekly update on the transformation of the extensive renovations to this gorgeous Pre Century log home.
The covered porch is almost done & demolition inside started as well.
The homeowners already had the pleasure of sitting on their covered porch this week to enjoy the thunder & lightening show we experienced Friday night. (and they didn't get wet!!)
If you look at the 1st picture, imagine the wall to the left taken down to open up the space. Behind that wall a custom Kitchen created & installed by Lignum By Design (owned by my wife Tracy, www.lignum.ca) will take place.
The main part of the room you see will become the dining area which will have new wooden windows & a door which will open to the new wrap around covered porch.
The homeowners are still in the process of deciding whether to have the exterior wood of the windows painted black or kept as is to give it the weathered look the rest of the house has.

Built over 150 years ago, this pre Century log home is one of the first settlement homes in the area. The homeowners have decided it's time to update their abode. To begin the renovations the homeowners have decided to add a covered wrap around porch, take the main floor kitchen dining room area back to the original log walls & plank floors with a brand new kitchen renovation, re-do of the main floor bathroom with a claw foot tub & update the 2nd floor bathroom. Pictures will be posted weekly of the renovations. Enjoy.

4. Follow up appointment with the Contractor to determine if anything as been added or eliminated from the project since the last meeting & final drawings.
5. Ordering supplies to begin the work once the follow up appointment is complete. The supplies should be ordered at this time to ensure the right ones are ordered & there is no delay once the job starts.
It is so hard to wait for something you wanted for so long. Remember, this is a long term commitment. Taking the time to make sure it is done right will have you more satisfied with the outcome.

We are watching "Flip or Flop" on HGTV, the hosts of the show are Real Estate Agents who purchase homes to flip.
Upon initial viewing they estimate reno's to be about $20,000-$25,000 before they bring 3 contractors in to estimate cost to completion in order to list for sale & profit. Before they give their on site estimates Steve (mind you he is watching it on TV & not seeing it live) says...it'll cost $60,000.
The 3 quotes came in between $55,000-$60,000. Well done!!
Know that Steve's quotes are his quotes. He knows his stuff.
