Ahhhh, the sweet sight of a built-in file drawer! This is a game changer in the office. Our favorite part is that it looks like a normal drawer from the outside too!

How to maximize space in your modest size living room (SAVE FOR LATER)✨

1. Choose sleek furniture design over robust pieces (oversized plush pieces, although comfortable, make a room feel small and tight)

2. Add an appropriate sized area rug (make sure it extends to touch each piece of your furniture. Most common sizes are 8x10 or 9x12)

3. Add height to draw the eye upwards (We did this here by adding in the fireplace buildout and floating shelves)

4. Opt for multi purpose furniture (this 2 piece moveable coffee table can shrink in to be small or be used as 2 pieces when entertaining)

5. Storage is key 🔑 Too much clutter can make a room feel tight. (We added built-in drawers into this space so there was a spot to store all the TV accessories, board games, photo albums and misc. things!)

Romanticizing over the idea of living in a “staged” home?
I get it 🙋🏼‍♀️ I often catch myself looking at possession day photos of the home we built ourselves, wishing when I walked in that room it looked as beautifully staged as it did on photo day…
The truth is that’s not reality. We need “stuff” other than pretty plants and cutting boards to keep our lives functioning.
When designing your spaces always remember that as desirable as those ultra clean rooms look in the picture - you need to have places to put your stuff and furniture that actually feels good to sit on 😉
Fall in love with the staged room but also fall in love with how you can function in it day after day.

Sometimes the stove just needs to find a new wall ✌🏼
Swipe 👉🏼 for the before! We knocked down the original stove wall to expand the kitchen and relocated the stove to an exterior wall.
What an impact it made 🙌🏼

Looks like walnut but it’s not 😉
This modern kitchen is part of our newest custom build 🤗
We got creative with our wood species because our clients loved the look of walnut when it’s first installed but weren’t as crazy about the color that walnut commonly fades to over time with sun exposure.
To achieve this same “fresh walnut” coloring we’ll be using a hard hickory and staining it to a walnut coloring 👌🏼
We can’t wait to show you more!

Getting strategic with storage in an infill is always top of mind when we’re working in the core neighbourhoods.
This built-in cabinet was created to house hand weights and yoga mats - allowing for a clutter free floor!

Although you aren’t going to sell enough of the old kitchen to pay for the new one - don’t be afraid to post larger items on marketplace. We’ve even had clients take offers where the buyers remove the old cabinets for them!
Every penny counts when you’re doing a large renovation and we want to help make sure you get the most bang for your buck with your new spaces ✨

WHAT TO DO W/ A NON FUNCTIONAL WALL : Add storage 👏🏻
Here’s some before and after magic for ya 😉 This big long wall was screaming for some storage. We added double towers with rollouts inside and placed a coffee bar in the middle.
It’s right across from the kitchen and the perfect spot to grab a cup of coffee ☕️

An extra 21” of island depth that would have otherwise been wasted turned into added storage!
Did you know that a great portion of your island depth goes unused? By adding cabinet doors to the backside of your island this void space becomes practical 🫶🏼
For our clients this was the perfect spot to store kid’s craft supplies!
