What a Shift to Car-Free Cities Means for Housing Markets
Today, there seems to be a consensus around climate change that it is a challenge, and we need to do more to reduce our carbon footprint as mankind. Cars are the obvious culprit; transportation is one of the largest sources of carbon pollution in Canada, with automobiles and light-duty vehicles accounting for around 11% of our total greenhouse gas emissions.
In one regard, without having to account for parking spaces and roads that are wide enough to accommodate vehicular traffic, more space is freed up for housing, and this can be particularly helpful in cities facing urban sprawl.
Shifting to car-free cities is one way to combat rising greenhouse gas emissions and achieve Canada’s net zero goals by 2050.
Buying a Home? Define a need vs.a want.
When you’re looking to buy a home—whether it’s your first, or an investment property—you need to think about your needs versus your wants.
Needs are a necessity when it comes to determining the day-to-day functioning for yourself or your family in your next home.
Wants are the things you desire, but aren’t necessarily key to your family dynamics, happiness, or routine. For example, you and your family might really want an in-ground swimming pool, but this feature and its maintenance costs would put you over budget.

Canadian Home Sales Post Small Gain 📈
First Time Since February Canadian home sales took a surprising turn in October, increasing 1.3% compared to September.
1.3% isn’t a particularly notable gain on its own, but considering the previous trend in sales, rising interest rates, and historically low supply, newly listed properties were up 2.2% month-over-month but are still at a 17-year low.
On a year-over-year basis, home sales are down 36%, new listings are down 1.3%, and the average sale price of a home is down 9.9% compared to October 2021.
3 Design Trends on Their Way Out for 2023
Modern Farmhouse
This design has really had its moment. Starting in the mid 2010s, the design was revered for its homey vibes and was hailed as a way to bring bits of rural life into any home. It appealed to those who liked a shabby chic or country vibe.
Major Minimalism
As we move into the new year, the rules of minimalism are going to be bent a little bit. According to Vogue, major minimalism and all-white is a thing of the past. There are elements of minimalism that will stay the course, like keeping your space clean, but when we spend so much time in our homes, filling it with what brings joy is now encouraged.
Classic Neutrals
The warm neutral palette of greys and creams are expanding as other colours become the new neutrals. Greys need a lot of texture and depth to look good. There’s been a movement away from the grey and towards rich browns, caramels, and greens. Kitchen cabinet and wall colour trends now include blue and greens, or warm neutrals.
Which colourful kitchen idea would you choose?
Bold Black & Gold or Lighter Shade Blue?

Stuck in the Middle: What is Missing Middle Housing? 🏠
What is middle housing?
Middle housing includes duplexes, triplexes, quadplexes, townhomes, cottage courts, and laneway homes—it’s the middle ground between multi-family apartments or condos and single-family homes. Middle housing tends to be more affordable and requires a similar amount of land as single-family homes, while offering more density.
The missing middle and the housing supply crisis
As the population expands, Canada continues to suffer from a housing supply crisis. The integration of middle housing is a way to reshape existing neighbourhoods so they can serve more Canadians—particularly immigrants, young people, and low-income earners.
