With spring's busy market behind us, we're seeing shifts in supply. July had 2,380 sales and 3,604 new listings, with the sales-to-new listings ratio at 66%, boosting inventory to 4,158 units. Though still 33% below typical July levels, this is the first time in nearly two years that inventory has surpassed 4,000 units.

Most growth occurred in homes over $600,000, easing the extreme sellers' market from spring. Supply challenges remain for lower-priced homes, but more options in both new and resale markets have helped reduce upward pressure on prices. July sales dropped 10% from last year's high but remained above long-term trends, especially for homes under $600,000.

Improved supply increased the months of supply to 1.8, still favoring sellers but better than earlier this year. The residential benchmark price was $606,700, nearly 8% higher than last year.

Persistent tight conditions have led to further price gains this month. In June, the benchmark price rose to $608,000, a notable increase from last month and nearly 9% higher than last year. Prices climbed across all districts, with the most substantial year-over-year gains seen in the North East and East districts.

Calgary home sales remain robust despite supply shortages in lower price ranges

Calgary's real estate market shows resilience with 3,092 resale home sales in May. Though this is slightly below last year's record, it's 34% higher than the long-term average. Sales dipped mainly in lower-priced detached and semi-detached homes due to limited supply.

New listings rose to 4,333 units, 19% higher than last year, but most were in higher price ranges. This caused the sales-to-new listings ratio to drop to 71%, with inventory gains mainly for homes above $700,000.

Despite inventory improvements, seller market conditions persist with one month of supply. The total residential benchmark price reached $605,300, up 10% from last May.

A year ago you had a pretty good health scare … 12 months later you’re doing amazing and in a couple of weeks we will celebrate your 84th birthday! ��You’re my number one support and I still tell you too much of everything (whether you want me to or not) and appreciate all our soundboard conversations. I wish you didn’t *almost* always beat me at backgammon, cribbage and gin rummy, but I wouldn’t give up our game nights for anything…although I might teach you a thing or two on how to be humble about your victories.
