August Market Update
🔷Market shows signs of life with average price increasing slightly
🔶 Sales continue to trend downwards compared to a year ago however, more homes changed hands in August compared to July 2022.
🔷 Stats Canada expects Ontario's population to grow by 5.2 Million people by 2043
🔶 Another rate hike is widely expected to happen in a week by 75 basis points.

July Market Update
🔷The sky is falling!!! Ok it's not that bad. Sales are down from last year, however keep in mind that even with a 40% sales drop for the year we are actually closer to the average than 2021
🔶 Condos continue to be the least affected compared to detached homes which are down the most
🔷 Sales are down over 47.4% year over year.
🔶 Another rate hike is widely expected to happen in September.

June Market Update
🔷Sentiment is still bearish on the market. Buyers hesitant to jump in, sellers don't' want to settle for less.
🔶 February 2022 was the peak of the market. Every single area is down for freeholds, but some condos have continued to appreciate.
🔷 Sales are down over 41.4% year over year.
🔶 A rate hike of 75 basis points is expected on July 13th. This could spook the market even more. Variable rates could hit 4%

May Market Update
🔷Sentiment is changing in the market very quickly. Buyers hesitant to jump in, sellers don't' want to settle for less.
🔶 Month over month sale prices are down across the board, with the 905 area leading the way with some areas with as much as 30% losses from the peak.
🔷 Sales are down over 38.8% year over year. We have sold alot less homes compared to April 2021. We are also down over 33% compared to April 2022
🔶 Another interest rate hike of 50 basis points just happened. Could see further buyer hesitation.

April Market Update
🔷Starting to see the market become more balanced with more inventory coming on the market
🔶 Month over month sale prices are down across the board, with some areas worse off than others
🔷 Sales are down over 40% year over year. We have sold alot less homes compared to April 2021. We are also down over 27% compared to March 2022
🔶 Fear of inflation and bank rate hikes are causing buyers to be more hesitant
🔷 Prime rate has increased 3.2%

February Market Update
🔷We have hit an average price of 2 Million for detached homes in the 416
🔶 Average price is up 27.7% Year of Year to $1,334,544
🔷 Sales are down 16.8% from last year. However, this still represented the second best February in history, only second to 2021's high.
🔶 Annual rate of price growth still remained in double digits, including condo apartments which have made a comeback.
🔶 An increase of 7.38% from January, and a 7.34% increase from Dec - Jan.
🔷Average home price is up 15.26% from December alone
🔶The MLS Home Price Index is up a whopping 35.9% year over year

2021 Wrap up / 2022 Market predictions
🔶 Average price is up 17.8% year over year to an average of $1,095,475
🔷 Sales are up 28% from last year. Inventory still remains low.
🔶 Annual rate of price growth still remained in double digits, including condo apartments which have made a large comeback.
🔷 The months of inventory has hovered below 1 for the entire year meaning there is next to no inventory even driving prices up higher.
🔶 TRREB predicting a further price increase of 12% for the year of 2022.
🔷 Rental market had a record number of transactions, and rent prices are expected to further increase in 2022.
🔶 Immigration still projected to increase however, borrowing costs are expected to increase.

🔶 Average price is up 19.3% year over year to an average of $1,155,345
🔷 Sales are down 6.9% from last year. Inventory still remains low.
🔶 Annual rate of price growth still remained in double digits, including condo apartments which have made a comeback.
🔶 The number of new listings is down by 1/3 compared to Oct 2020. The demand for homes isn't going away. We should see expected price growth to come if new supply isn't brought onto the market.
🔷With the lack of inventory / supply it seems prices are going to go up even more. It does really have me worried.
🔶TRREB CEO has openly stated that the 2022 Ontario elections needs to put housing at the forefront of their campaign platforms. The ownership and rental markets have recovered from the short-term effects of the pandemic, but competition for the ownership and rental properties is once again tight.
