Little visit to Flower Pot Island in Ontario. The world has given us so many things to visit BUT time is something we must use and reserve to appreciate!
We are so embedded into our work, side hustle that we miss out!
Do short visit/vacation to recharge, think what is really important.
Hope we take a short vacation from our businesses and memories will be remembered!
I came across where memories are remembered but what we have accumulated are short lived.
Planning to do more!

Got to meet my friend .realtor for coffee!
Great conversations around JV partners, how to validate and some of the characters to have such as generosity factor! Meaning don’t partners with person that is after cents.
Also discussed on what’s happening in our market and the importance to keep quality property in cities with growth, strong economy & immigration.
Be selective if the vision is buy & hold for long term!

So excited to share some update on our upper unit!
Some before and after pictures.
We are way behind on the Reno! But we have made a great progress.
After 12 years, the upper unit became vacant. We had good family on this upper unit.
We renovated the basement unit after 12 years too!
Yep I had great families on this unit forever!!!
This upper unit will be awesome and so the CashFlow. Buy & Hold beauty since 2009 recession!
Strategy: buy & hold with CashFlow. Everything was covered by rental income, down payment by line of credit & interest payment by rental unit!
It’s never been a get quick reach this real estate thing! Now a new chapter for this property! Top and bottom renovated to current standard.

One of my duplex in St Catharines We Sold!
Sometimes Good Performing Property should be sold! Based on my future maintenance prediction, the property will require more $$ for repair!
Do I want that in future Or Sell the property? The Market was Hot Hot in March 2022 and while it was seller market, I sold it!
Working with my buddy .realtor , we priced it right and sold it at High $$ with no condition!
I love buy and hold. Here are the numbers:
Purchased in Jan-2018 - $318k
LOC for down payment -20%
CashFlow per month $500 to $700
SOLD -March-2022 -$735k
Goal- paid of kids university depth, Placed Money into Private Mortgage.
Gave $$ to my daughter for her investment!
It made sense to offload that property and open other investment doors!

Excited to begin this renovation. This time, it’s the main floor of the duplex. We finished basement unit and it’s rented to happy family.
We are repeating the same for the upper unit. We make some modifications to open the whole and give it full face lift.
Excited that this property not being renovated to full extend since our tenants have been living here since 2010!
Yes the rent will be much higher than before!

Lots of good ideas to focus on that works for us !

Life has moments & stop to smell roses! Here I am sharing a moment I experienced speaking with my neighbour SAM. An amazing fellow that came to my life few years back.
In this life moment and in pandemic, one decision I made was to sors h to stranger! Yes mommy said don’t speak to stranger! But I felt that pandemic has brought so much isolation that I will speak to stranger from distance! Create a life lasting conversation!
I learned a lot in one night during my walk! Sam invested me for a coffee at his house and boom the conversation went off!
Stop , Talk , Listen to people older than you! Tons of life history! I want to share with you this!! Enjoy ! A bientôt…

YESSS finally our legal basement unit is ready to call it home! It took us alimony 1 year to complete since our long time tenant was moved to long term care facility. We learned a ton with this project, lots of delays, curve ball thrown to us by the city.
Finally It’s is ✅. The unit was so outdated and I am sure you have seen my pictures!
From end to end, I managed the project and because of trust with my Reno team, video tour was enough for me, did not have to go everyday day there.
We planned the week and we set them in motion! Then we check progress & repeat the process!
Happy for the outcome even though we faced delays.
The new clients will love their new place! Honestly it does not feel like a basement due to giant windows and hood lights!

I was curious this evening to see what is the delinquency rate on mortgages in Ontario cities that we invest in compared to overall Canada. Then I decided to see what is the rate in USA.
Interesting to find that WE PAY OUR MORTGAGES ON TIME and Small percentage of mortgages are late for 90+ days.
In USA, the rate of delinquency is higher.
Quick data to show that even with bad times, In Canada and cities we invest in, we always pay our mortgages!

Since then when the market was crushing, I decided to jump into the real estate world. My family is my WHY! Today the girls are young ladies in the house! What now! My reaction yesterday when dealing with inspector in my city. Almost felt the urge to give up but resilience kicks in if you know WHY you are doing this! My basement Reno is not been as smooth as I wished but I consider this as Tuition To Learn And Push what I am allowed to do.
This is Legal unit since 2001 and permit was Alterations only! City inspector asking for all kind of stuff. When it came to water main line, I said this does not make any snoopy sense!
Inspector - you - supervisor! You have the right to escale to supervisor!

Yep this is me! This was taken 7 years ago when I met a great real estate educator with . His name . is been my spark that started the 🔥 on real estate! The book Real Estate investing In Canada book was the book gifted to me by my wife! I keep talking about real estate and this book helped me very much to start my journey!
The education and research provided by REIN Canada was super advanced. Who knew a go train built in 5 years will increase the home price but you buy before the stations shows up!
Make sense but powerful knowledge!
Over the years I learned:
- property analysis and not paralysis!
- due diligence on city and property: economy , transportation
- CashFlow will make you surprise in down turn!
- smart renovations
- exit strategies when you buy property
- eliminate emotions!

With right information and knowledge, you eliminate emotions and you make real estate to be boring which means you have a process in place!
Thank you to for his past support and education and having positive impact.
Because of real estate, I am in better position than hoping for government pension!

My legal basement update:
- we are moving forward
- we finished HVAC retrofit & install the duct sensor
- we run into a problem where our bedroom2 door need to move due to height
- framing done
- electrician work is 70% done
- we are getting a quotes for egress and windows cut and install. It’s been tough as some do not know legal requirements BUT we will find a solution
- shooting for next inspection this coming Friday!
- learning a lot & I am doing all the coordination work / GC work!

Finally Basement Reno Started! Permit from city took 4 months! During this time, lignes up the contractor and selected suppliers.
What we learned so far:
$patience - must have. $materials - line up the suppliers while waiting. $funds - always have HELOC available for Reno.Don’t over leverage. $Mindset - set it to everything can be Figureoutable!
$spouse - ask her/him for design opinion

🎄- The seller wanted to be out by Dec 23 to celebrate Christmas in their new house; we helped them with that.

🎄 - We purchased this property with a good discount- given the timeframe, making it a win-win for all!

🎄 - Our Mortgage Broker allowed us to make this happen during the holidays, with no delays.
