Now, as a landlord, you have the option to charge a late fee for tenants who pay their rent late. But what do you do when the tenant is a nice guy like Larry? Do you still charge him the late fee?
Well, the answer to that question depends on your own personal philosophy. Some landlords might say, "Rules are rules. If you pay late, you pay the fee." Others might take a more compassionate approach and say, "Larry is a good tenant. He always pays, even if it's a bit late. I'll cut him a break this time."
In the game of real estate investing, there are many different strategies you can employ. Some landlords like to be strict and follow the rules to the letter. Others like to be more flexible and build relationships with their tenants.
The key is to find a strategy that works for you and your business. Just remember, every tenant is different, and every situation is unique. Sometimes, you might have to make a tough decision. Take good care of your asset! Similarly how you do good care of your kids. A good asset can bring you another step closer to your dream of financial freedom. This month we're getting brand new roof on our 12 unit apartment building. We didn't really needed to replace whole roof but difference in quote between half & full wasn't much so decided to go full fledge. Plus, this will increase the economic life of the asset.
Always remember "Tough interest rate never lasts, only tough investor lasts".
Learn how to create opportunity when there's no opportunities. We absolutely love buying existing value add multifamilies but what if there is no deals available? I can't sit & wait for opportunities to come my way, which is why we decided to learn all about land development/new builds in our local market.

Wanted to share my experience & learning with the CMHC MLI Select program. We hope to learn from each other's experiences, so I am sharing my part. I am not a mortgage broker, so this is my interpretation & personal experience with the MLI Select program.
In my opinion, this program is ideal for:
1. Class B Multifamily properties
2. On the exit - once you have increased the rents on every unit.
Class A can may can qualify easily under energy efficiency & accessibility factor.
So, CMHC MLI select offers up to 95% LTV with up to 50 years amortization period. This is really powerful but whatโs the catch? There's no catch, as long as your DCR is equal or below 1.1 and the remaining economic higher of the property is higher or equal your desired amortization period. I shared my strategy on when this program can be ideal, and how to overcome the rent increase challenge for "affordable" units.

We have an amazing multifamily under contract after a lot of price negotiations. It's in prime location that is close to Airport, Parks & University. All suites are very well kept. Our Exit Strategy:
Seller has kept low rents, there is an opportunity to increase rents for all units. Rents of these units can be increased by $100 to $150/month, which will push our new annual rents by $7,200. With new rents, a loan of equivalent to the purchase price can be qualified easily with 1.36 DCR under CMHC after just 2 years.
Cheers on our title acquisition! As you know we bought this beauty a year ago on AFS (Vendor Financing). Our primary target was to improve the Net Operating Income (NOI), hence the property value.
Since then we managed to increase rents by $11,310/annum. The 2nd appraisal came $140k above our original appraised value. 2nd appraisal didnโt even include the higher rents from all units at the time, so the an appraisal if done today should be even higher.
We were lucky to utilize CMHCโs new MLI Select program with 40 years of amortization at a not so great interest rate of 4.3% - 5 year fixed. I definitely missed the boat of low interest rate due to slow processing time on the loan application.
Creative Financing is real, and very powerful. I would have never been able to managed to purchase this multifamily with conventional financing last year. Let's invest together in next deal, DM for more details.

PS: I spent between 4 to 5% in closing costs, which came as a surprise so if it's your first deal, keep in mind the closing costs.
