I remember meeting with Jeremiah & Stephanie over some delicious gelato 🍧 at a local shop in downtown TO a little over two and a half years ago. As first time home buyers they wanted to stop paying rent and start paying themselves by owning a place of their own....so they had questions.

⏩ Fast Forward to the tail end of 2020 heading into 2021 and the time had come to make it all happen.

I find that people love to talk Real Estate. Maybe it’s because I am a realtor and it’s an easy ‘go to’ conversation like, “how’s the weather?” I think we all have all heard amazing stories of fortune and a few nightmares when it comes to buying and selling a home. Since our homes are one of the biggest investments that most of us ever make, we love assurances we’ve made the right decision. So we often ask, “How’s the market?” 🤷🏽‍♂️

Well, simply put, it is 💯 a SELLERS market and an absolute frenzy right now 🔥 .

Real time market conditions have homes (and condos again) receiving an endless flow of buyers streaming through a very limited number of available listings and competing at the negotiating table against an incredible volume of offers. I am not talking 1 or 2 offers….more like 20, 30, 60+ offers 🤯 . This is happening all across the GTA and extending into secondary markets within a 2-3 hours radius of the city's core.

The narrative is loud, it is an incredible moment in the market in which to sell your home as conditions are prime for netting the max profit. BUT, if you are anything like me, you realize that if you sell….you are now one of those buyers in heavy competition to find a new place of your own. All of a sudden that bathroom you need to share with your teenager isn’t all that bad and you perhaps decide to stay put with plans of a renovation.

I think you’d be hard pressed to find anyone who foresaw such an acceleration in Real Estate prices in the midst of a global pandemic. Yet here we are, with more demand than supply and a log jam that is holding back sellers from putting that “For Sale” sign on the front lawn.

So yes, now is the time to sell as the demand for your home is at an all time high and buyers are willing to pay well above what anyone could have expected 💰.
