Another Mortgage Chronicles Tales from the Street episode #2

A couple came to me that were having a tough time. They were doing everything right but had had some employment challenges over the past few years . They had a few jobs each to make it all work but it was getting exhausting. A few new opportunities were coming their way but they hadn't come to fruition so upon looking at a few lenders to work with to get the clients out of their jam and into a better monthly cash flow situation the lenders were declining the deal because these new opportunities were not in place yet .
I was getting frustrated as the clients had a low mortgage amount, good credit and were really trying . They had held on and were working multiple jobs -the whole deal made sense but unfortunately lenders only work with the numbers and they have to fit into their policies .
After much research I found a lender that finally got it ! They took the new jobs into consideration and because of the low loan to value of the mortgage compared to the value of the house we were able to put the clients into a mortgage that had NO MONTHLY PAYMENTS!

It is not a reverse mortgage as they were not old enough to get one but acts similarly in that the interest accrues for a 1-2 yr period and upon renewal they pay out the mortgage amount plus the interest owed. They can make a prepayment if they wish so not as much is owed at the end of the term .This was a win win situation for them. It is called a reset mortgage and is available in certain areas of Ontario . It only goes up to 65% of the value of the home (including the interest accruing so you must have equity to be considered for this product) and is only available through a broker.

The clients cash flow issue was solved and they could go into their new jobs without the stress . They could now concentrate on these new opportunities and not have to work 24/7 . As they now have no mortgage payment they can keep their debt load to a minimum and even save some money . They were able to stay in their home and if the market is good the value of their home will continue to stay stable or even go up so when it comes time to renew they will still be in a good equity position.
