My buyers got a fantastic deal on this one! Exactly a year ago a house like this could have had many multiple offers and gone well over list with different realtors fist fighting and wrestling on the driveway waiting to get in for showings... BUT now our buyers were able to negotiate a very fair price for this great family home that is renovated backing a green space and with a beautifully finished basement and landscaping! Now is a great time to be shopping!

Edmonton has a promising economic outlook and is very affordable. Also there is still an on going shortage of housing (especially single family homes) nation wide so hit me up and buy a house.

We are starting to see prices slip! Sales are down with the demand decreasing as buyers wait and see and are priced out by rising rates!
The supply; new listings, has also shifted down as sellers wait for better conditions. When both supply and demand go down in proportion the price stays the same. Now we see prices going down because buyers are even more cautious than the listers.
If the buyers don't come come out of hibernation in the spring and more and more people are forced to list because of increased mortgage payments at renewal then watch out for the deals! Further risks could include rates rise much further if the central bank can not start reaching its inflation targets.
We are coming off a really hot year and there has been many changes in rates very quickly. Further complicating things is how well Alberta is doing relative to Canada and the world and increased oil prices and government surpluses!
My advice to buyers rather than wait for prices to drop is to be aggressive trying to secure unique features and to really push the value you get for your money. Its really hard to say if waiting is actually going to be worth it!
For sellers you really need to do everything possible to help yourself to try and not get stalled in a declining market! Everything means everything you can really help yourself if you work at it.

I love my Solar panels! Such a great investment, they offer a steady consistent return, had a great rebate and contribute to the overall value of the house. The next step is to try and buy a plug in hybrid to cut out gas expenses! I really recommend doing it if you have been thinking of it! โ๏ธ
The market has started to cool down. Itโs still very up from this time last year, but now we can see the spring rush is slowing with month over month prices & sales down with listings up! Spring came early and now its time for SUMMER!

Last time they raised interest rates by .5% we definitely noticed things slow down in the market. They just did another .5% increase in rates today, and this will make it slightly harder for people to qualify for a mortgage and in turn will make the housing market cool off a bit - but this is not all bad news! The higher rates are tougher, but it also means that the economyโs growth is more stable as opposed to overheated - which is good new for buyers, meaning the market will not be as crazy & competitive.
A good analogy for our overheated economy as of late is to imagine going to West Edmonton Mall on a long weekend and competing for a parking spot before you even get in the mall. So thankfully, we can expect a bit of reprieve from this madness!

These are the Canada-wide stats for 2021 - definitely some upward pressure! The market in Edmonton is certainly heating up, but I'm still grateful to be living where it's a bit more stable!
"Edmonton housing prices increased in 2021, demand continuing to outpace supply in 2022." Housing prices have been going up because there's a supply shortage. Though we've noticed it's been getting tougher for buyers out there, it looks like this boom will continue!

Here is an incredible tool from the Canadian Real Estate Association showing how prices have been rising across the country. It is hard to comprehend the changes in the Greater Toronto and Vancouver market areas! I am glad housing is still affordable in Edmonton but these low interest rates and supply shortages are having an effect across the whole country!
