Jane Johnston of The Briar Hill Group at REMAX Camosun Victoria BC had a chat about June’s market statistics and where we see things going. Clear as mud? 😂
The market peaked in February this year and we are still reporting on sales that happened 6 weeks to 3 months ago. Year over year stats show we are still at a high, however, in the attached video you will see that the market had shifted from a strong sellers to a balanced market, heading into a buyer market.
Below the graphic shows the average price of homes increased year over year. This is not surprising, but more listings have come onto the market and overall the number of sales is down 38.11% year over year for the month of June and average days on market has risen from 15 to 19 days. Still impressive. NOW is a good time to list before the market drops further.
Condos have been hit more, with the volume of sales down 50.37%. And while year over year they are higher, I'm expecting them to drop overall as more choice comes on the market. In fact, year to date, they have dropped already.
If you watch our Monday morning market updates you will see that row town homes are an interesting product to track as their vary in quality so much. So, the trend of these is at the higher end at the moment as newer, infill housing starts to sell.

What do you value?
One of the many benefits of working with a mortgage professional is the time and care we take in making sure you are an informed home owner. When the difference in rate from your bank and what you can get through a mortgage professional is the same, can you say your bank offers the same level of customer service?
Myth 1: Affordability
🔸 If you are renting in Canada then you can likely afford a mortgage payment. If you're payment sensitive fixed rates allow you to make the same exact payment for the life of your mortgage.
Myth 2: Down payment
🔸 If you're purchasing for under 1 million you are NOT required to put down 20% of the purchase price. Simply you require 5% of the first 500k and 10% of the difference up to 1-cent below 1mm.
If however you are purchasing above 1mm. there is a sliding scale meaning lenders may require you to put down more than 20%. This sliding scale typically kicks in at the 1.3mm mark, but lenders have different internal policies so speaking with a mortgage broker is key.
Myth 3: Credit
🔸 If you think you have poor credit, think again. If your score is under 700 lenders may have questions, but this does not mean you can't purchase a home. Many lenders require at least one applicant to have a score above 650. As a mortgage professionals we work closely with underwriters and business development managers from all the lenders we have access to. There are human beings behind the computer and providing context to your situation goes a long way to getting you approved.
Myth: The lower the rate the better
🔸 If you want a discount rate, you're going to get a discount mortgage. Many lenders offer no-frills products which means strings attached. One of these strings might mean you can never refinance or draw equity from your home unless there is an arms length sale. Consider your goals for the next five years before focusing on the rate.
Myth 5: Banks are the only providers of mortgages
🔸 Loyalty is great but your current bank might not have the best product to fit your specific needs. As mortgage professionals we have access to dozens of lenders with a variety of programs that could be better for you. Make sure you have a great Realtor, Mortgage Professional and Lawyer behind you to represent your interests. When you succeed, we succeed.
Here are some questions to ask yourself when making the choice between variable and fixed in 2022...
🔸 Can I afford higher payments when BOC raises their overnight rate?
🔸 Do I have plans to move, access equity for home improvements, invest or consolidate debt over the next five years?
🔸 Are stable payments my priority?
Mortgage types are very individualistic and there is a lot of noise out there. Variable is portrayed as a risky option, but if you go fixed knowing you need to eventually break you may end up forfeiting thousands of dollars due to fixed penalties. If you're payment sensitive fixed may be for you. Speak with a mortgage professional who will ask you the questions above and make sure you are in best possible position moving forward.

You've been watching your spending and saving your money responsibly for years! Now you want to buy your first home. But how much does it really cost to close on your first purchase?
Saving for a downpayment is fantastic and if you're fortunate enough to receive a gift from an immediate family member to help get you there, that's even better. But remember there are costs beyond the downpayment that you need to consider.
🔸Legal Fees: $1500-$2000
🔸Land Transfer Tax: This is a big one! In British Columbia, First Time Home Buyers will only receive a LTT rebate up to a maximum purchase price of 500k. From 500-524k you will receive a partial rebate. Anything above and you will owe the full amount.
LTT for a $700,000 property is $12,000
🔸Appraisal Fees: $350-$500
🔸Home inspection: $350
🔸Moving Costs: $2000
🔹Total closing costs $16,850
Additional costs may be required depending on the type of mortgage and your application. You should expect to spend between 2-4% of the purchase price on closing costs. Be sure to get Pre-Approved by a Mortgage Professional prior to house hunting as it my impact your buying power.

If you require help with qualification it is important to know the difference between a Co-Signer and a Guarantor.
🔹A Co-Signer is typically used when your income alone does not allow you to qualify for a purchase.
🔹A Co-Signer essentially co-owns the home with the primary applicant and will be on title.
🔹A Co-Signer must sign all mortgage documents including the Contract of Purchase and Sale.
🔹A Co-Signer is equally responsible for the mortgage payments.
🔸A Guarantor is typically used when an applicant almost qualifies but needs a boost due to credit issues.
🔸A Guarantors name does not appear on title, but they are equally responsible for paying back the loan if the primary applicant defaults.
🔸A Guarantor typically needs to be in a better financial position than the primary applicant
🔺Asking someone to be a Co-Signer or Guarantor is not a small ask. Make sure you and the family member you are asking, understand the responsibility.
