Home inspection costs differ from home inspector to home inspector (what they offer in the way of extras and assurances) and average about three hours as the home inspector explores the property indoors and out (exteriors on a single family home) observing, taking notes, and including in some cases extra testing. Although this is an important job that requires a lot of skill, there is very limited accreditation through the government agency.
This means anyone can call themselves a home inspector or even treat it as a lucrative side hustle. 

There is no requirement to belong to an association that demands its members are accountable, keep their knowledge base up by attending and completing educational units, or even following a code of ethics, such as not having any conflict of interests with realtors or renovation companies.

We see it all the time. Many people have phoned the HIABC office through the years, complaining about an inspector who gave kickbacks to the realtors, didn’t respond to any phone calls after the inspection, had little or no accountability regarding their inspection. In most cases, we had to tell them, “sorry, he isn’t an inspector with HIABC”.
Start by asking for an accredited home inspector with HIABC. Membership in BC is completely voluntary, but maintaining membership requires continuing education and adherence to a standard of practice and code of ethics.
“The AHI [Accredited Home Inspection designation] is not easy to obtain. There are many hoops that an AHI inspector must jump through in terms of education and experience to obtain that designation. Ongoing continuing education is required annually to maintain the designation.

How do I prepare my home for an inspection?

This might be the very first time you've entered into the home selling experience and it's normal to have a little bit of anxiety.

It's good to know though, that a little preparation can make a very big difference. Here's two tips on making your home selling-ready and make the home inspection go better.

Homeowners should be aware that inspectors cannot move personal effects during the course of an inspection. Here are a few suggestions to prepare a home for an inspection:

• Remove any furniture and stored material from around access panels, crawl spaces, attic hatches, electrical panel boxes, furnaces, hot water tanks and water shut-offs.
If the access panel to the crawl space or attic is in a closet, you might want to remove the clothes from that closet or cover the clothes with a sheet, in order to protect them from bits of insulation and debris that might fall down in the process of removing the access panel.

• Over friendly or unfriendly dogs or other family pets can complicate the inspection process and are best keep either away from the house or in a contained space during the period of an inspection.

Interesting article. Not the first time I have heard a story like this. I personally inspected a townhouse a year after it was built, the ceiling was leaking so the owners called me in to inspect it. There was a disconnected vent in the attic, an easy fix, that would have been identified by looking in the attic (part of a standard home inspection). It is still January so it is not too late to wish all my Hound Dog Home Inspection friends a Happy New Year!!! 2015 was an amazing year! I completed over 300 home inspections and in the process met the milestone to achieve an RHI designation, which is a big deal in the industry. So far, 2016 has been very steady, January is historically a slow time for home inspections but I have been keeping busy and that is great news as we head into 2016.
