Types of Mortgages

Today I am speaking about Reverse Mortgages and if is better to do a Reverse mortgages, a HELOC or to downsize.

Personally I would want to stay in my home as long as I am able to> A reverse Mortgages makes it easier to do so. You will have no payments, lower rates then most HELOC's.

Downsizing is an option, but this includes moving from the home you love as well as the hassle of moving.

Reverse mortgages are great for increasing your income when you retire, taking money out to help your kids, or switching your current mortgage so you have no payments.

PEI is my home away from home. I have been watching the housing market and rentals for a while. I watched my neighbor who rented have to find an affordable rental as the house he rented was sold. He is elderly and on a small pension. It took months for him to find a place because there was nothing to rent- when something did go up for rent it was too expensive. ( thankfully he found a place in the end)

The Bank of Canada has announced yet another interest hike, and economists are hoping that it will be the last one for a while, with some warning it could be a step closer to recession as Canada tries to balance the need to fight inflation with the growing pressure on the housing market.

The central bank’s key interest rate is now 4.5 percent.

This is the eighth time the interest rate has increased in the last 10 months.

Are you renting? Do you feel you can not afford it?

There are some programs out there to help you. I am a renter and there were times I wish I knew about these programs in the past.

1. The Canada-Ontario Housing Benefit - there is a waitlist for this one. This one helps you find subsidy housing in Ontario https://www.toronto.ca/community-people/employment-social-support/housing-support/rent-geared-to-income-subsidy/

2. The rent supplement Program (Alberta) - There is short-term and long-term assistance with this program. The short-term one is only good for 2 years whereas the long-term one is ongoing. https://www.alberta.ca/rent-assistance.aspx

3. The Canada Housing Benefit- Done through CRA, they help low-income earners, application are currently open till March 31, 2023. It is more of a one-time top-up. https://www.canada.ca/en/services/taxes/child-and-family-benefits/top-up-canada-housing-benefit.html

4. EI SIckness Benefits- unable to work due to illness-this benefit is here to help you. The benefit can cover up to 55% of your normal income and up to 26 weeks. Note if you get paid sick leave through work you can not apply for this. https://www.canada.ca/en/services/benefits/ei/ei-sickness.html

5. Guaranteed Income Supplement- If you are over 65 this one is for you. You must be getting OAS and your income below the max annual income threshold. https://www.canada.ca/en/services/benefits/publicpensions/cpp/old-age-security/guaranteed-income-supplement.html

Last year places like Calgary, Victoria, and some east coast cities had a rise in prices whereas everywhere else decreased. In December sales started to climb again. I think now that things are settling down from the last few years sales will start going up more.

I decided for 2023 I want to get back to reading- before my life got crazy busy I loved reading I could finish a book in 2 hours. So I want to get back to that.

The first book I picked up is I will teach you to be rich- I am not normally one for self help books but I thought I would give it a try.

So far I love the book it is not boring like some self help books and I have learned a thing or two so far from it!!!
