🏠 Airbnb Vs. Long-Term Rental. What Is The Better Option For You!

Deciding between Airbnb or Long-Term Rental? It’s a difficult decision, and there is definitely a lot to consider. I have owned and managed both an Airbnb and Long-Term Rentals, and there are some benefits and negatives to both. I also recently helped 2 separate clients convert their Airbnb units back to traditional Long-Term Rentals. In the end, the decision will come down to the location and your goal both in the short term and long term with the property. Let’s dive into some of the major pro’s and con’s to consider when deciding on an investment strategy.

🏘️Airbnb:

Benefits:

1️⃣ Flexible Income: Renting out your space on Airbnb as a short term rental can offer higher nightly rates, especially in tourist destinations or during peak seasons. Offering the potential to make more cash flow each month.

2️⃣ Control & Flexibility: You have the freedom to block off dates for personal use, which can be a huge benefit. You also have the freedom to set your own rules for guests.

Negatives:

1️⃣ Uncertain Income: Demand can fluctuate, which can leave your unit siting vacate for multiple days or weeks at a time, in the end this can greatly impact your income month to month.

2️⃣ Regulations: Depending on your location, there may be legal restrictions or taxes to consider. With some cities and residential complexes fully restricting Airbnb, it is something to be very cautious of.

🏡 Long-Term Rental:

Benefits:

1️⃣ Stable Income: Long-Term Rentals provide consistent monthly rent payments, offering financial stability month after month.

2️⃣ Less Maintenance: With fewer turnovers, maintenance and cleaning is generally much less frequent. Offering a more passive approach to investing in real estate.

Negatives:

1️⃣ Limited Flexibility: Once you’ve signed a lease, you’re committed both the the lease and the tenant for the duration.

2️⃣Wear & Tear: Extended stays can result in more wear and tear on your property, with less access to the unit.

With 1,023 new listings, up from 880 new listings in February 2024, and 720 new listings in January 2024, as we are starting to see more sellers come back into the marketplace. Waterloo Region Market Update for February 2024!

In February we saw 485 homes sold through the MLS in Waterloo Region compared to just 375 sold in January. We also saw a fair decrease in the number of days on market before selling, down to 23 days compared 33 days on market in January. We are also noticing a larger amount of listings being sold firm, above the asking price, and through an offer presentation. All indications that the market may be beginning to shift as we head into the spring & summer.

The Bank of Canada also held still at the current interest rate, for the 5th consecutive time during their most recent interest rate announcement. The next announcement from the Bank of Canada will be on April 10th, 2024.

Waterloo Region Market Update for January 2024!

In January we saw 375 homes sold through the MLS in Waterloo Region. With an increase in the average sale price for detached homes, semi-detached homes, and townhouses, with a decrease in the average sale price for condominiums, when compared to December 2023. The average number of days on market to sell across the board held steady at 33 days, compared to 30 days on market in December. We saw some strength and activity back in the market in January with buyers and sellers starting to re-emerge after a relatively quiet November and December.

In November we saw 441 homes sold through the MLS in Waterloo Region. The average sale price for a detached house how was on par with that of October 2023, while we did see a decrease in the average sale price for semi-detached homes, townhouses, and condo’s. The total number of homes sold was also down, which is typical for November, combined with many people waiting to see what happens with interest rates in months to come.

Although we did see a slight increase in the average sale price for both detached homes & townhouses, there was a decrease in the average sale price for condos & semi- detached homes compared to September 2023.
