Happy New Year everyone! It’s January 1st, 2024 and I’m grateful and blessed. Grateful for what 2023 brought me and now moving on to a new year. Excited for what this year is going to bring me. I’m grateful for my health, for everyone who loves me, grateful for food, clean water, shelter over my head, fresh air…. so many many things I’m grateful for. The Tax-Free First Home Savings Account (FHSA) is a new way to help Canadians save up for their first home. The Federal Government created the FHSA as a saving tool to encourage Canadians to put away more money towards buying their first home. Some of eligibility requirements include:
- must be a Canadian residents, at least 18 years old
- first time home buyer (cannot own a home in the calendar year the account is opened not in the 4 years preceding that)
- FHSA account is meant for primary residences.

As I was writing my previous post on “Why Should We Hire You?”, some thoughts came to mind. I am a newer realtor whose been doing this for a few months now. There’s been so much to learn, not just the real estate side of things, but making a website, editing images and videos, and this social media thing as well. What content should I post? How should I brand myself? I’ve learned that it’s important to be genuine, be true about who I am. So I gave this some thought… as many of you know by now, before I was a Realtor, my career was in jewellery and wedding planning. I’m a certified diamond grader and a certified wedding planner. I feel like these previous two careers and my current one on real estate all ties in together. They are all an important part of our life journey. With the knowledge I’ve gained throughout the years in helping couples pick out engagement rings and planning weddings, I feel like I can share what I’ve learned. I’m not sure if this will work well on my Ig account, but it’s the beginning of a new year, so why not try something new, explore with it a bit, and have fun. Thank you to those who has been following my account, I’ve met some amazing people on here, so thank you once again! ❤️

Many home sellers don’t give themselves enough time to prep the house for sale. The lack of preparation often leads to low offers or more days on the market. Pay attention to all the little details that may affect the sale. Take time to list your house and be sure to communicate with your realtor. Buyer tips: if you are looking to purchase a home, don’t purchase a car (just yet) or open more credit lines. Why? It affects your debt-to-income ratio. Your debt-to-income ratio plays a large role when you are trying to qualify for a mortgage because it more or less determines your buying power with the lenders. Simply put, lenders will measure the difference between your income and your liability payments. You should aim to have the lowest debt to ratio possible.

I love Christmas!!

Mid week motivation. Things may be frustrating or not going the way you want, but don’t give up. Take a deep breath and try again. Life is not always about perfection, instead it’s about trial and error and that journey makes life interesting. Happy Wednesday everyone.
