Winnipeg Real Estate Agent Hi, I’m Jason

I’m the owner of Sustainable Painters Winnipeg and a real-estate agent for Century 21.

With buying my first home, renovations quickly became a hobby and turned into a passion. This passion motivated me to take the leap into entrepreneurship and real estate. As a small business owner for the past ten years, I have had the opportunity to get my hands dirty on many renovation projects, and ensure a positive experience buying and selling homes for Winnipeg residents. While most renovations aim to increase a property’s value, some can actually have the opposite effect. Here are a few renos that could potentially hurt your property’s value in the long run:

1.Bedroom Conversions: Transforming a bedroom for a highly personalized use could narrow your home’s appeal.

2.Over-The-Top Upgrades: Over-the-top updates might look stunning but overshooting the neighbourhood norm could make your home a tough sell.

3.DIY Projects: Saving on labour sounds great until a not-so-pro paint job or a botched bathroom remodel comes to light. Quality matters, especially in key areas like plumbing and electrical work.

The goal of staging? To make your home irresistible to buyers, selling faster and for more.

That's why we always use FJ Co. HOME for staging - we offer light staging as a service included in the commission or $500 towards a full stage, with a complimentary consultation with FJ Co.

We originally took this picture as a joke, but then loved how regal Marv looked! As the boys used to say, we love our golden ‘b’etriever. ❤️ If you and your pup enjoy spending time at dog parks like we do, here are some Winnipeg spots that all the pups are barking about:

•King’s Park
•Maple Grove Dog Park
•Little Mountain Park
•Bourkevale Park
•Kilcona Off-Leash Dog Park
•Brenda Leipsic Off-Leash Dog Park

Remember: Check park rules, bring water, and always clean up after your pet to keep these local spaces enjoyable for everyone!

Here are 3 practical tips to help you save this spring.

1️⃣ Spring Clean Your Budget: Tidy up your spending habits and cut those unnecessary expenses.
2️⃣ Optimize Home Energy: Consider installing a programmable thermostat to better control your home’s temperature and reduce energy consumption when you’re not there.
3️⃣ Grow Your Groceries: Starting a veggie or herb garden can be a rewarding and cost-effective way to enjoy fresh produce.

As the owner of Painters and Paint Stage Sell, I have made it our mission to use sustainable materials and methods wherever possible. This Earth Day, let’s all commit to making small changes to help reduce our home’s carbon footprint. Making your home more earth-friendly is easier than you think.

•Swap your light bulbs out for LED ones. They use 80% less energy and last much longer.
•Install low-flow shower heads and faucets to reduce water usage.
•Use reusable shopping and produce bags whenever possible.
•Upgrade your thermostat to a programmable one can help reduce energy consumption.
•Switch to natural, biodegradable cleaning products.

While expenses vary based on your home and situation, here’s a ballpark to help you budget for the sale smartly ⬇️

•Home Repairs and Improvements: $500-$5,000
•Pre-Listing Home Inspections: $400-$700
•Closing Costs: 3-5% of the home’s sale price
•Moving Expenses: $1,000 - $3,000
•Utilities and Maintenance: $200-$500 per month
•Capital Gains Tax: only applies if you’re selling a non-primary residence
•Mortgage Penalties & Bridge Financing: varies on situation

The key? Work with professionals like our lawyers and lenders for tailored advice suited to your unique situation.

You've decided to move, but should you buy or sell first?

Selling first means tapping into your home’s equity or a beefier down payment, enjoying the clarity of your budget, and avoiding the juggling two mortgages.

BUT buying first captures your dream home without compromise, offers a seamless move, and aligns with life’s big moments.

Whether you’re playing it smart with finances or seizing the moment for your perfect home, your choice should mirror your lifestyle, financial comfort, and market mood.

Let’s break down what home equity means and why it matters to you as a homeowner.

Home equity is calculated by subtracting the outstanding mortgage balance from the current market value of the home. For example: if you owe $200,000 on your mortgage but the current market value of your home is $250,000, you have $50,000 in home equity.

Home equity is a powerful asset. It can be used as collateral for loans or lines of credit, giving you access to funds for home improvements, debt consolidations, or other major expenses.

Do you know how to test your sump pump?

A quick check on your sump pump can save you from unexpected basement floods.

Save this post and follow these steps to make sure you’re ready:

1️⃣ Find your sump pump - usually in the basement or the lowest point of your home.
2️⃣ Visual inspection - look for signs of damage or blockage.
3️⃣ Power check - is it plugged in and the outlet working? Test it with a lamp.
4️⃣ Water test - pour water into the pit to see if it activates before overflowing.
5️⃣ Watch it work - ensure it’s effectively moving water away from your home.
6️⃣ Backup systems - don’t forget to test any battery or water-powered backups

Sump pump failed the test? It might be time for a professional to take a look. Need help? Please reach out and I'd be happy to connect you.

It's called spring cleaning for a reason!

Here are 10 tips to help you tackle the clutter and rejuvenate your living space:

•Start with a plan of attack
•Focus on one area or room at a time
•Sort items using the four-box method - keep, donate/sell, recycle, and trash.
•Haven’t worn something in a year? Put it in any box except for the keep one
•Convert important papers to digital form - keep the essentials and recycle/shred the rest.
•Tackle that junk drawer - consider using drawer organizers to keep things tidy.
•Give your unwanted items a new home by donating to charities or selling online.
•Store away seasonal items to free up more space.
•Limit emotional keepsakes
•Set a timer to stay focused and to avoid burnout.

Good luck!

The Prairies have remained relatively steady in price per square foot across the board. The most significant decline was in here in Winnipeg, with detached homes falling just 7.62 percent in price per square foot – the moderate change reflecting the stability of our region.
