Secondary-Market Loan Sales On the Rise 23/04/2022

Industry brokers said the number and volume of commercial mortgages being put up for grabs in the secondary market have increased significantly since the fourth quarter amid surging demand from yield-hungry investors. They’re likely to keep rising at least through yearend, reflecting efforts by banks and other lenders to dispense with nonperforming, subperforming and shaky performing loans, the brokers said.

“Our fourth-quarter 2021 and first-quarter 2022 volumes have been up significantly compared to the past few years,” said Jack Howard, an executive vice president at CBRE. “Historically, the first quarter has less activity, so that says a lot.”

In fact, volume is as high as it has been since 2016, according to Pat Arangio, vice chairman of CBRE’s national loan and portfolio sale advisory practice.

CRE 2022 Outlook: It looks good for America 16/04/2022

Retail was a sector that experienced a record year in 2021. Demand surpassed 37 million square feet in 2021 — the sector’s best year since 2017. In combination with the constrained supply side that was largely oriented toward mixed-use in specific high-growth markets, vacancy peaked at a much lower level. Vacancy continues to trend downward toward 6 percent. Cushman & Wakefield predicts an even further dip as we head into 2023.

“This is a different territory for retail,” Rockey said. “We’re seeing this narrative unfold. Recovery will pick up steam in gateway cities where international tourism, return to office and accelerating business travel will start to push the fundamentals in a more significant manor.”

MBA CREF 2022 Forecasts a $1T Finance Market in 2022 09/04/2022

Total commercial and multifamily mortgage borrowing and lending is expected to break $1 trillion for the first time in 2022, a 13% increase from 2021′s estimated volume of $900 billion. So said a new forecast released by the Mortgage Bankers Association at its 2022 Commercial/Multifamily Finance Convention and Expo.

During an afternoon general session, Michael Fratantoni, chief economist and SVP of research and industry technology at the Mortgage Bankers Association encouraged the audience that, with that in mind, they should “Be nimble.”

He explained that continued increases in property incomes, and stability in the ways investors value those incomes, should also support that solid demand for mortgage capital, “even in the face of modest increases in interest rates.”

According to panelist Jamie Woodwell, MBA VP for CRE research, 2021 was a remarkable year for CRE markets and he expects 2022 to continue that momentum.
