The lead guest making the booking must be at least 30 years of age.

The maximum number of guests is 10

The person booking must supply guest information within 48 hours of booking or the reservation may be cancelled.

The law in Spain requires that hosts must register every guest with the authorities within 24 hours of your arrival.
It's a simple quick procedure that we take care of however we will need to see your identification/passports immediately upon arrival.
Failure to provide these details will cancel the booking forthwith and the police called as necessary.

No loud noise or music after 11p.m.

If you violate the house rules you forfeit your ability to leave a public review.

The property is large, as we say above, it's a genuine 5 bedroom house.
Three of the bedrooms are en suite and there are two other family bathrooms, one has a bath.
The bedrooms are configured as 3x kings and 2x twin single beds.
Towels, linen, bath mats, beach towels and tea towels are provided. In the cooler months duvets are provided
The walls are high & private, the gate is electric & easy to use, the driveway will accept two cars quite easily.
The pool is 8m x 4m (1.4m - 1.8m deep) and was fully refurbished in January 2021. ***Pool heating added in January 2022, enjoy 28 degree water year round!
The Villa has recently undergone an annual fire safety review and is fitted with extinguishers at the correct points throughout.
There is also a key based safe and a fob based central connected security system.

There is an area with a desk for any ad hoc working from home requirements and a WIFI enabled HP printer.

For the cooler months the house has storage heaters and a log burner in the main area on the first floor. Wood & kindling is also provided.

The bar/kitchenette area comprises, sink, fridge freezer, dishwasher, 4 slice toaster, microwave, kettle, Apple HomePod, mobile phone charging pads
Just outside the bar is a large 10 person BBQ, also supplied are BBQ grilling mats

We have hosted previously in another property here in Spain and therefore we think we know what people are looking for.
For example, in the kitchen we provide cooking oil, tomato sauce, salt & vinegar, a large selection of herbs & spices – all the things you want but hate buying when you first arrive.
There is a 100 bottle wine rack which is full of white wine, red wine, rose & Cava, water and carbonated water, . It’s offered on a replace what you consume basis.
Each bedroom has a hair dryer and a place for tongs.
We provide dishwasher tablets for both dishwashers
We provide laundry tablets and washing up liquid.
In the common areas there are USB charging sockets and wireless charging pads.

For entertainment the Villa is equipped with multiple TV’s with Netflix, Disney+, HBO Max, Apple TV & Amazon Prime Video. There is also FreeSat available.
In the lounge & bar area there are HomePods with Apple One subscriptions. There is an Xbox one with an Xbox Game Pass ultimate subscription.
There is a full size ping pong table & table football
Guest access
There are many bars & restaurants within walking distance or a short drive.
Zenia Boulevard is 5km and the beach is 6km

Villamartin is home to a golf course and there are 4 others within 10 minutes drive.
Villamartin Plaza is a few minutes drive away.

There are convenience stores within walking distance and the nearest supermarket is 2 minutes drive

Parking is off road behind the electric gate and huge walls

Taxis know the area well and are generally very prompt
Other things to note
Terri and I have lived in Spain for 15 years.
We previously rented out another property, we think we understand your needs and we really want this one to be your home from home.

Terri is a clinical reflexologist, I am an IT consultant and own a local related business.

We prefer honesty, its a two way street, if something is missing or doesn't suit then let us know so we can do something about it quickly.

We provide instructions on how to use all the devices in the house e.g. the hob/oven, TVs, Apple TV, Alarm, etc.
There are instructions in case of emergency by both entrances.
There are WIFI codes displayed on both floors.

We are constantly adding & improving where possible, for example:
There is a network printer for printing those all important water park tickets or even your passenger locator forms.
We have just added HBO Max & Amazon Prime Video
We have just added a coffe machine in the pool bar/kitchen
I have just upgraded the access points to give better faster meshed internet inside & out.
We have developed the area under the internal staircase for luggage storage.
We have just added a second outdoor table for children to dine near to the adults if they want to do their thing
We have just purchased a full cot with matress, pillow & linen to replace the travel cot and complement the high chair.
We have just changed the clothes lines and also added a seperate clothes drying rack.

And finally, the villa is non smoking & non va**ng which includes by or near the entrances.
If it sounds too harsh then maybe our property is not for you - sorry.
