The housing market in Ibiza is reaching record levels and, according to Idealista, is currently on average at ø 38 EUR/m² ❗

Interest rates have been falling for months and the first banks are offering fixed interest rates at 3%. It therefore makes sense to buy a property, for example, for EUR 800 thousand, finance it for EUR 400 thousand and cover the costs (currently EUR 2,000 per month) with the rental income.

A property should meet the following criteria:

✅ Good location
✅ Beautiful view
✅ Own pool
✅ Garage
✅ Affordable price

I think the average rent of EUR 38/m² is totally unrealistic. But when renting such properties that meet the top criteria, I think EUR 2,500 as rent is realistic. That would be 13.88 EUR/m² and you would still have 500 EUR left❗
