We undertook a very interesting survey on a Victorian property recently. There was lots to wrap our head around on this one! Some of the unique items included:

- Hidden valley gutters.
- Original victorian land drains.
- Rainwater soakaways.
- A fresh water well.

We had a good post survey conversation with the client, to ensure they were prepared to move forward with a full understanding of the property and its features.

There was a lovely original slate damp proof course, clearly visible and in good working order from the outside. Its a shame that a chemical injected damp proof course has been installed directly above it though, which has permanently scarred the building and was completely unnecessary!

We had a fantastic 'Summer Do' in Barnsley on Friday night. Some drinks and food in the new Market Kitchen, and then bowling afterwards. It was great to spend time together and get to know each other a little better outside of a work setting.

Meet Will - a Building Surveying degree student, working with us for his placement year from Leeds Beckett University. Will is supporting our surveyors back office, and reviewing reports to help maintain our high standards.

We also look forward to getting will out and about, and getting some real life experience on the ground.

Based in Derbyshire, his interest in surveying started after seeing his parents perform maintenance and repairs on their 17th century cottage. In his free time, he enjoys going to the gym and training Brazilian Jui Jitsu.

An interesting property, with multiple extensions and structural alterations to wrap our head around and provide appropriate advice to the client.

- On site for 4+ hours, providing a thorough inspection ✔️

- Several defects found with action required, some more severe than others ✔️

Now our report will be written and issued by this time next week, and we will be on hand to discuss the report in detail and answer any questions the client may have, and help them through the next steps smoothly.

We had a great team office day yesterday, in our head office in Barnsley!

We get all the surveyors together every two months for a day in the office, so that everyone remembers that they are part of a team, and that we’re all here to support one another 💪

In the morning, our team had chance to catch up on reports, ask each other questions and share some ideas, followed by an informal team lunch 🥪 🍱 🍺 .

The afternoon included a general business update, CPD covering the RICS Home Survey Standard delivered in-house by our Director Patrick Harley-Blake MRICS, and details of the roll-out of our brand new and bespoke Home Survey Report templates.

We can’t wait to share more about our new templates with you when they’re ready.

This role would be perfect for someone in education, looking for a flexible part time role to fit between studies. Alternatively, it would be suitable for someone looking to take a step back from full time hours, who needs a little more flexibility.

Our core business is providing RICS Residential surveys for people buying properties. However, we also have further ambitions for the business, developing this further into a multidisciplinary practice.

We had the pleasure of undertaking a Level 3 Building Survey for the Vendor of this beautiful property in Sheffield. Patrick took our new surveyor - Brandon, along to help tackle the survey. Here he is getting stuck into the drainage.. he loves it!

A Vendor survey is less common for us, but they are becoming more popular. After a few viewings, some concerns were to raised to the vendors by potential purchasers. The vendor subsequently instructed us to do a full survey of the property, so that they could fully understand the potential issues and how this may impact the sale.

This survey took 2.5 days to complete, so was a bit of a monster! We like to be thorough, and ensure no stone is left unturned. We take this approach with every survey we undertake. We were very pleased to offer some reassurances to the vendor in a verbal report once the survey was completed, and are now working on the report to be delivered to the client.

Pleased to announce that we have a new team member starting this week. Welcome to the team Brandon!

Brandon is an Associate Member of the Royal Institution of Chartered Surveyors and a Registered Valuer, He qualified through the Sava Diploma in Residential Surveying and Valuation.

Based in the North West, his residential experience has included producing RICS L2 Homebuyers, RICS Level 3 Building Surveys and RICS Red Book valuations.

Both Brandons parents are surveyors. Working with them previously is where he found his passion for surveying. He likes that each day as a surveyor is different and loves to be out expanding his experience and knowledge with each survey.

Before training as a residential surveyor and valuer Brandon has experience as an engineer. In his free time, he enjoys watching football, going to the gym and spending time with his family.

We were very pleased to host Leeds Beckett University and the School of Built Environment, Engineering and Computing at Leeds Beckett at our offices yesterday.

We provided office space and light refreshments for 80+ students as a base of operations, as they visited a former court building in Barnsley for their Interdisciplinary Project Assignment. The biscuits didn't last very long!

I remember doing this module at university, and how valuable it was to develop team working skills with other disciplines in the industry. I was all too happy to support and welcome the undergraduates and show off the town!

Barnsley has had, and is undergoing significant investment for the redevelopment of the town and local boroughs. It makes an excellent case study in my opinion for students of the built environment.

It was also great to catch up with Neil Berry and Sam Caborn MRICS MIFireE FHEA who led the students on the day. Neil and Sam are former colleagues from a previous role who now lecture at the University. Hopefully see you again next year!

Would you have spotted this when looking at a property?

Here are a few drone images of two chimneys from recent pre-purchase Building Surveys, showing the tops of chimney stacks. We can see that the flaunching has severely deteriorated, which will allow water ingress into the flue and dampness internally. This also presents a risk of falling chimney pots and mortar, endangering pedestrians below.

The chimneys will now need a partial re-build to create a watertight and stable base for the chimney pots. This will require scaffolding to repair, increasing the cost and disruption to you as a buyer. Using a pre-purchase report, you can decide to renegotiate the agreed price, or make an agreement with the vendor that the repairs are undertaken before completion.

Would you know if there was a structural issue on the property you're buying?

Here's a few photos from a recent Level 2 Homebuyers Survey.

Cracking in the mortar joints at various levels of the external walls indicates potential wall-tie failure, which will need intervention. We advised our client accordingly, and on suitable next steps.

Cavity walls are typically constructed with an inner and outer layer of brick or blockwork separated by a cavity, and wall ties are used to hold these layers together. When wall ties fail, it can result in the outer leaf separating from the inner leaf, leading to instability, cracking, and potentially collapse of the wall if not addressed promptly.

Wall tie corrosion is fairly common in certain types of property. They can be replaced by specialist contractors, but it can be costly and disruptive.
