We are delighted to have had planning approved on what is our biggest and most ambitious project to date.
We're converting a former Grangemouth office into a 6 bed multi occupancy unit operated exclusively as serviced accomodation.
Our aim is to create 'a home away from home' feel for the many contract workers that service the many industrial sites in Grangemouth.
As always we'll be rennovating to a high standard and we are excited to bring this building back to use.

Last but not least for Q1 2023 we have Alexandra, a class 4 commercial unit in Grangemouth

This project will be our biggest yet and is set to challenge us on all fronts

We are purchasing this one with our SSAS and plan on carrying out part of the development under it’s ownership

We plan on converting this office space into a 6 bed HMO to service the high demand for contractor accommodation in the area

We’ll then sell this back to our residential limited company prior to the completion of the residential conversion

Like all of our projects, we plan on going the extra mile with the renovation and truly making it a ‘home away from home’ for it’s residents

We spoke with our solicitor yesterday who advised there’s just one minor point holding this up, so hopefully we’ll have the keys in the next week or so!
Next up for us in Q1 is Calsay - A 2 bed first floor flat in Aberdeen

This deal was sourced on to us through our network

We’ve been looking to get involved in Aberdeen for some time and this is the perfect first deal for us

We’ll do a light refurb, put it straight on the rental market and go for refinancing later in the year

Either way, we are buzzing for the opportunity to bring this house back to life and make it a home for someone.

The truth is though, if we had written this post a couple of months ago, the tone would be completely different

This time last year we set out to add 5 units to the portfolio and generate some trading income

By the end of Q3, we’d only added 1 unit and after finishing Croft Place we lost a bit of momentum
-
Growing a property business is difficult and takes a lot of effort and sacrifice. Throw in full time work, family, social life etc - it’s tough
-
The main message for us from 2022 is that if you find yourself feeling the same - keep plugging away, it will pay off(see last picture)

In early 2023 we will have at least 3 completions going through
-
1 standard buy to let, 1 commercial to resi conversion and 1 HMO project
-
3 big projects that will seriously challenge us and a great way to start the year

We thought we’d share our plans for the next few months as we have somewhat changed our strategy

With the market slowing down, interest rate rises and rent freezes(🤦♂️) we feel there will be plentiful opportunities in the near term

On the back of this we’ve decided to sell one of the units we purchased earlier in the year and we will exit Croft Place in the coming weeks.

The profits from these two sales alongside the released capital means we are liquid and ready to seize opportunities

We’ve also raised more private finance which further strengthens our buying position
-
Additionally we are kicking off our second off market lead gen campaign, taking all the lessons from the first one and implementing the changes

This project has been fraught with problems, challenges and stress but we have learned an incredible amount which we’ll take forward into future projects

Another solid week of progress at our project in larkhall, with the external work now all but completed.
Gerry and his team have done an absolute fantastic job with the roughcasting ✅
Next week see’s the installation of the bathroom and the last few joinery jobs before the plasterer and the painter go in to put the finishing touches on this fantastic property.
All going well this Proeprty should be on the market come the end of July 📅
My thoughts on RISK - A widely used and often misunderstood phrase

Risk can be defined as the likelihood of an undesired outcome happening

I’m perhaps stepping out of my lane here but I think the inherent reason risks must be taken in order to succeed is because of the essence of uncertainty and it’s role in the universe
-
You need to try things that others have not knowing it might not work, try things without knowing EVERY bit of information, and try things despite the fact that something completely unforeseen could derail your plans.

A bit like in nature where everything adapts to it’s known environment but also throws random mutations in ‘hope’ for some beneficial trait to be expressed

Naval Ravikant describes risks you should never take -
“The one thing you have to avoid is the risk of ruin. Ruin means stay out of jail. So, don’t do anything that’s illegal. It’s never worth it to wear an orange jumpsuit. And stay out of total catastrophic loss. That could mean that you stay out of things that could be physically dangerous, hurt your body.”

What I love about property is that it although there are risks involved, when you employ the right strategies the risk of TOTAL loss is low.

Property is an extremely forgiving asset class over a long enough time period. Compare this with FX, Crypto and even the stock market - (MASSIVE respect to anyone that makes a go of trading).

Global issues influence every asset class and you can never be certain of EVERYTHING, but you can be certain ENOUGH that the upside is worth it based on what you DO know.

Like everything in life, it’s sometimes hard to remain motivated. Running a property business is no different, especially in the early days.
Motivation is key to growth and it can come and go without you having any control over it.
This week at one of our ongoing projects we suffered an unforeseen setback. We’ve had to overcome a few hurdles to get ourselves back on track ⏰

- Mortgages 🏠-
Interest only mortgage v Repayment mortgage
What is the difference in these products?💭
Repayment mortgage - This product is where you pay down the value of the loan along with the interest.
Interest only - With this product you only pay back the interest associated with the loan. At the end of the term the capital borrowed will still be owed.
Here at Brava our focus is cashflow. Why? as our cashflow increases we are able to live life on our terms. For that reason we typically look to take out interest only products.
This is because interest-only products repayments tend to be less than a standard repayment product. Of course at the end of the term we will still owe the full capital borrowed. But, the beauty of property is that it appreciates in value. So at the end of the loan term the property will be worth significantly more than the value of the loan.
These are just two options. There are other lending products available out there that a specialist broker can give you advice and guidance on.

‘Perfectionism is procrastination masquerading as quality control’ -

One of the biggest lessons I have learned over the last few years is that perfectionism is literally one of the worst traits you can have.

Being quite an analytical person can sometimes hold you back from getting things started - paralysis by analysis

The penny dropped when I was completing my final project in my degree; the realisation that I had days to complete what I had hoped to be weeks worth of work (anyone who has been there will understand 😮💨). I was convinced that because of this I wouldn’t meet my goal of a first.

The deadline ultimately forced me to prioritise and produce what I could in that time frame
-
Turns out that my efforts in those final days were ‘good enough’ to get my my overall 1:1.
-
It’s useful to think like this when trying something new or setting goals - what is unacceptable, what is ‘good enough’ and what would be ‘perfect’
-
I think people can have similar experiences in property, particularly when getting started.
-
You can obsess over a deal and let emotions get the better of you and ultimately get nowhere!
-
Just get out there and do a deal! Do the thing and you shall have the power
There are a multitude of reasons why you might NOT do something

Ultimately you need take ownership for the things that might prevent you from getting started in any venture - nobody else will!

✅ Failure and mistakes are guaranteed - learn and move on
💭 There is an abundance of resources and unlimited leverage in the modern age - figure out how to tap in
⏰ Time IN the market over TIMING the market; cycle dependent = not a business
