The dining area sits into the rear dormer window, set in the 70 degree mansard slope - a feature dictated by the Conservation Area requirements.
To make use of the impractical lower triangle resulting from that slope and allow adequate headroom, lift up bench seat joinery was constructed in birch plywood, allowing a deep window sill. A dresser and drinks cabinet was then similarly built adjacent to the dining bench.
The table itself is made from the same quartzite as the kitchen, shown in the previous post to help tie the spaces together.

Situation over the outrigger behind the stairwell, the kitchen is open to the living and dining area for a full loft style apartment feel. Occupying a small space it is able to utilise three walls and therefore packs a lot in of worktop, here done in white quartzite with black and orange veining.

By winding the end of the stair a little nook was created for a home study - perfectly placed with views down the stair to the entrance hall whilst being tucked into a corner of the kitchen/living floor so as to not disrupt the flow of space up there.
Glulam post from spare joist material with hidden cable runs for the main light switch and birch ply desk / shelving.

View up to the living floor and hallway below with a variety of timber products on show.
We often get asked whether too many species of timber coming together could look confusing or inconsistent - in this image we have engineered oak floors, ash handrails & spindles, glulam (spruce) beams & joists and then a birch ply ceiling all sitting alongside each other.
Whilst maybe not for the purist it helped balance budget and procurement very efficiently with all being off the shelf products easy to get hold of with no special machining. A consistent layer of white Osmo oil then helped blend in some of the tones whilst leaving the particularities of each specie easily recognisable.

The terrace level was raised from the internal level due to the existing building constraints. However this gave an opportunity for built in joinery, integrating with the steps and changes the relationship of the spaces with regard to views in and out that adds visual interest.

Upper Addison Gardens - Project launch

Upper Addison Gardens is a glulam framed addition to a top floor flat in Holland Park. The extension offers open plan living beneath an exposed timber ceiling with a terrace enjoying views out over the rooftops of West London.
Almost doubling the size of the property, the upward extension has enabled a tired looking one bedroom flat to transform into a modern three bedroom duplex.
The roof addition, constructed entirely of timber, sees three primary seven metre glulam beams span across from one party wall to the other.
Weighing one third of their steel section equivalent, these three timbers alone have sequestered 480 kg of C02 and saved one tonne of carbon when compared to the emission of embodied C02 from if they had been constructed in steel.

The project is the latest collaboration with Rupert Ratcliffe of whom we have decade long successful working relationship with. As client and project manager for this particular project their meticulous eye for both construction and interiors detail can be seen all over the property.

Whilst adding width and volume to the old extension we also focused on keeping as much of the existing as possible to reduce waste - the old foundations and ground bearing slab were all kept as was much of the brickwork and existing cavity lintel. Internally all the old steel beams were kept though it was a push too far for a few of the columns that been previously under-engineered. All this helped keep the budget down but didn’t prevent what still feels like a significant transformation for our clients.

Simple cost effective details:
- Standard cookie cutter stair base with cut string open edge and newel posts
- Avoiding newel caps with the handrail capping instead with a small shadow gap
- Simple ash planed all round timber with sanded edges for the handrail
- 30mm ash dowel for the spindles
- Both the above finished with a white Osmo oil
- Carpet turned over on the open edge and butting up to the closed string rather than using a more expensive carpet runner
- Cork panels glued to the wall saved skimming and painting & decorating

As part of the old extension remodel we raised the flat roof of the side return into a pitched roof with larger skylight allowing more light to flood the larger volume. We then reconfigured the kitchen to allow a better circulation and use of space.

The new kitchen, a highly personal design from our client with copper topped freestanding island and decorative tile splashback, has matching colour cabinetry to the external doors shared yesterdays post. The internal steel doors lead off to a study and utility room and allow added daylight and views across the full width of the property.

We have widened and added an exposed rafter pitched roof to a previously poorly laid out extension with a low flat roof.
Gone are the anthracite grey bifold doors, replaced with sliding timber doors and window in a vibrant green and matching hoppers and downpipes as a finishing touch.
