📑DO I HAVE TO USE AN ESTATE AGENT’S MORTGAGE BROKER???📑

Short answer… no!

You DO NOT have to use the estate agent’s mortgage broker or any other in-house services, you can decide what is best for you! 🤔🤔

I had a call from a client this afternoon who said he has found the perfect house with XYZ estate agent! When looking to make an offer, he was being pressured to use their services! 🤬🤬

Whilst it may seem like the easiest and convenient option to use the services they have offered, it is not always the best solution! 👍🏻👍🏻

Downsides to using the estate agent’s mortgage adviser or solicitor:

❌You might not get the best deal!
❌They are not whole-of-market advisers!
❌They might not be acting in your best interests!

As whole-of-market mortgage brokers, we take time to understand the needs and priorities of our clients. We will find the mortgage deal that best suits your specific situation! 😇😇

🏡WHY SHOULD YOU USE A MORTGAGE BROKER?🏡

I understand that when it comes to buying your first home or securing a re-mortgage on your existing property, everyone turns to their friends and family for advice! 🧑‍🧑‍🧒‍🧒🧑‍🧑‍🧒‍🧒

Making a decision on which mortgage product to go with can be difficult, stressful and confusing! 😶‍🌫️😶‍🌫️

2 or 5 year fixed rate mortgage deals seems to be the common question I am getting from my clients! 🙋🙋‍♂️

Some advice I’ve heard my clients receiving from their loved ones include:
❌ I took a 5 year option because my mum told me to.
❌ I took a 2 year option because Martin Lewis said it was the best option.
❌ Go directly to your bank because it’s an easier and cheaper process.
❌Don’t use a broker because they charge a fee.
❌Use a money savings expert calculator to avoid paying fees.

Whilst the above comments mean well, this has probably left the client more confused than ever with no definitive answers! 🤯🤯

My time as a Mortgage Broker has taught me that each client’s situation is different! We all have different circumstances, financial situations and future aspirations!🤷🏼‍♂️🤷🏼‍♂️

A recommendation can only be made once a mortgage professional knows the full picture! 🖼️🖼️

If you want a proper answer, seek professional advice. At least you will know that the advice is tailored to your own personal circumstances! 🗣️🗣️

💸PROPERTY VALUATIONS… WHAT EFFECT DO THESE HAVE ON A MORTGAGE APPLICATION??💸

When submitting a mortgage or re-mortgage application, one constant that is needed is the property valuation! 📋

One question I’ve been asked by clients in the past, do I need a valuation when I’ve made an offer for XYZ? Answer… YES! ✅

The only way you can secure the property valuation when purchasing a property is by submitting the mortgage application to the lender and they will either do a desktop or a physical valuation on the property. This will confirm the valuation! 🤗

The value of your prospective property is just an assumption of what you believe or what an estate agent has told you the property is worth! 👨‍💼👨‍💼

Until the mortgage application has been submitted and verified by a valuer, nothing is set in stone! 🪨🪨

The valuation of the property can also have an effect on the Loan-to-Value when submitting a re-mortgage application as well. If the property is valued down, potentially you may land in the next 5% LTV bracket = higher monthly premiums! 🥵🥵

💳CREDIT CARDS WHEN SECURING A MORTGAGE💳

When you are planning to buy a house in the near distant future, can applying for a credit card affect your affordability for a mortgage?… Simple answer… YES!

I’ve had clients in the past looking to go on holiday and want to use a new credit card to purchase the holiday! 🏝️

Mortgage lenders will include your outstanding credit card balances when assessing your mortgage affordability. If your holiday balanced cannot be repaid before applying for a mortgage, it could impact the amount you could borrow! 😣😣

I have seen cases where a ‘harmless’ credit card balance has reduced the mortgage loan amount available, leaving them unable to secure the amount needed to purchase their new home! 👎🏻👎🏻

These steps will ensure that you are mortgage ready:
✅Prioritise paying off your credit card balance: clear your debts to improve your affordability assessment.
✅Review your finance regularly: make sure you know how your spending will affect your mortgage limit.
✅Seek advice from a Mortgage Professional: consult your mortgage broker to understand the full impact of your financial decisions.

Buy now, pay later schemes like Klarna are very tempting! Sometimes you need that new dress for the wedding and pay day is too far away! 💃💃

They offer the illusion of affordability and instant gratification. However, what seems like a smart way to manage finances can be have hidden dangers! ⚠️⚠️

Failing to meet Klarna payment deadlines can negatively affect your credit score, a mistake that many are unaware of until it’s too late! 🙊🙊

A damaged credit score cannot only affect your mortgage applications, but can also lead to higher interest rates = higher monthly premiums = more money spent in the long run! 😩😩

What can be done to avoid these scenarios?

🔂PRODUCT TRANSFER SECURED🔂

Yesterday’s post generated a lot of queries regarding Product Transfers! 🙋‍♂️🙋‍♀️🙋

Basically, a Product Transfer is a process of switching from your current mortgage deal that has expired to a new deal within your existing mortgage lender.

I had a call with Mr and Mrs O yesterday at 2pm to discuss their current mortgage that is expiring in August 2024.

After taking their details, I did a full mortgage research assessment and cost-comparison to determine whether it was better to do a Product Transfer with their current lender or move to a new lender on a better rate.

Following my research, a Product Transfer was the best solution and I managed to secure them a new rate with their current lender at 12pm today (less than 24 hours), ready for August 2024 🙌🏻🙌🏻

I can continue to monitor the rates over the next couple of months to ensure Mr and Mrs O get the best rate possible on the 1st August 🖥️

🪜🏡**STARTING TO LOOK AT GETTING ON THE PROPERTY LADDER??**🏡🪜

If you’ve decided to leave your parents box room and look at properties on rightmove, it would be a great chance to contact a mortgage adviser to get an idea on your affordability 💰💰

If you find a property you like, it is likely that an estate agent will require from you what is called a Mortgage Agreement or Agreement in Principle (AIP). This can also be referred to as a Decision in Principle (DIP).

Essentially, it is a pre-agreement from a lender that gives you an indication of what you might be able to borrow 👍🏻👍🏻

How is this different from an online affordability calculator?? 🧐

A DIP will involve a credit search to ensure the lender is happy with your current credit history.

Can you rely on it?? 🤔

It is just an indication for the pre-offer stage and any decision will be subject to underwriting at a point of full application.

So why bother getting one?? 🫣🫣

If you have a broker (like myself) prepare this for you and they use accurate information, for example pulling information from payslips and existing credit agreements, it will be pretty accurate 🙌🏻🙌🏻

If you can make an offer with a DIP/AIP certificate and evidence of deposit, you will show yourself to be a serious bidder in a strong position!! 👌🏻👌🏻
