Is it worth changing agents?
Its just the market, what can a new agent do for me that I don't get already?
Well putting it bluntly... Bad agents don't give advice.
Actually I will take it one step further and say, you will not hear from a bad agent, often when you should actually hear from them, as an example, when you should have viewing feedback and you have to chase them for a response and sometimes... not even just once but over and over again you chase for someone to call you back. I hear it from my vendors time and time again.
You are a number to them and because most of these young agents have not seen a tough market, they can not multi task new and existing properties and therefore focus on the new ones, as they are fresh and they are ultimately enthusiastic about selling them whereas yours, they have tried and failed so they ultimately give up and move on.
So in answer to the first question, in a tough market you want an agent that is going to look after you 1. 2. If you want to sell, you need advice. 3. Stop blaming the market and look at your advert, IT NEEDS CHANGING every 6 weeks as a maximum, I am not talking just the price but the pictures/the content too.
So I ask you a question, how can you get buyers looking at your property instead of others?

Big news - Skipton has launched 100% mortgages. This mortgage is aimed at renters and first-time buyers who are struggling to save for a deposit.
So what are some of the criteria you need to meet to qualify? (Money Saving Expert, 2023).
Need to be a first-time buyer and 21 years of age or above (this applies to all applicants).
Need to have been renting for at least 12 consecutive months out of the past 18 and be up to date on all rental payments during this period. Proof of this will be required, which could be via bank statements or confirmation from a letting agent.
Need to be up to date for at least 12 consecutive months out of the past 18 on household bills, such as council tax and electricity and/or gas. Again, proof will be required.
Can't have missed any other repayment commitments over the past six months – such as Netflix subscriptions, mobile phone repayments and so on. Any defaults will show on your credit report.
Aren't looking to buy a new-build flat.
You can only borrow the equivalent of, or less than, what you pay on rent each month. (Money Saving Expert, 2023).
