🚀 It’s that time of year again! 🚀 This weekend marks our annual student tenant changeovers for rental properties. We have just 24 hours to get tenants out, houses turned around, and sparkling clean for the new tenants moving in on July 1st!

🧼 Being organised is my superpower! go-to tools include bottles of drain cleaner and washing machine cleaner to ensure everything is in top-notch condition. If you’re a landlord, being organised is key to a smooth transition.

My trusty silicone gun is out again as I tackle some DIY at home. 🛠️

As a DIY enthusiast, I do all the daily tasks needed around the house—redecorating rooms, re-siliconing the bath, replacing sockets and light fittings etc. My partner handles the garden and outdoor tasks.

Today, the guy behind the counter at Wickes asked if I had a silicone gun. When I said yes, he replied, “It’s just the last woman that came in here buying caulk didn’t have a gun. I told her she needed one, but she refused and said she would squeeze it out the bottom!” I wasn’t sure what kind of response he wanted. Did he want me to reassure him? I replied, “Well, not every woman is a novice when it comes to DIY, but some people are.” He started to backtrack at this point. It made me laugh because it’s all a bit stereotypical, and I’m kinda used to it 😝

I used to drive a pickup truck, and people assumed it was my partner’s, but I bought it. We went out for dinner last week, and I ordered a steak while my partner ordered a chicken burger. The waitress put the burger down in front of me and the steak in front of my partner because she assumed the steak was for him! 🥩 🍽️

Anyone else been on the receiving end of assumptions? Should we be offended as women and address it at the time, or do we simply sit back and continue? Should we be offended, or do we just accept society’s assumptions and beliefs?

This is my reaction to be being told by my solicitor the day before completion that another property purchase won’t take place tomorrow because of an issue on the sellers side 😱😱

This is the 2nd time this year this has happened.

This is what it’s like to invest in property.
It’s slow.
It’s full of delays.
It’s full of upsets.
It’s full of never being to commit 100% until the keys are in your hand.
It’s why it’s only reserved for those with TRUE resilience!

My “path” into property investing has been far from smooth sailing and whenever I am asked to present “my story” I like to be honest about the good, the bad and the ugly sides of my experience.

The biggest takeaways from my presentation last night were;

- You can’t fail if you don’t give up 😉
- I have no secret formula to finding deals, simply find properties you can ADD value to 💰 🏡
- In order to succeed you have to put in the hours and it’s hard work 💪🏻
- if it was easy, everyone would be doing it! 😝
- If you want it badly enough, you WILL find a way! 😖

Dodging the Pitfalls and Dancing to Success: Your Guide to Joint Venture Partnerships

Ah, joint ventures (JVs), where two (or more) corporate hearts beat as one – it’s almost poetic, isn't it? All about joining forces, sharing dreams, and doubling the coffee budget. But as we all know, the path to true love (or in this case, business success) never did run smooth. So, buckle up and let's dive into the roller coaster ride of JV partnerships.

1. The Perfect Match (Compatibility and Shared Objectives)
Picture a fox and a grape attempting a three-legged race. Not an ideal match, right? Just like in any good buddy movie, your JV partner needs to be the yin to your yang. Shared vision, values, and a clear roadmap to the treasure - these are the secret ingredients to JV nirvana.
2. Trust, but Verify (Due Diligence)
Even if your potential partner presents themselves as the dream date, it's good to do a bit of snooping – professionally speaking. Financial, legal, and operational background checks can help you spot any potential horror movie plot twists down the line.
3. Whose Turn to Drive? (Governance and Management)
In the great JV road trip, who's driving? Who's navigating? Who's in charge of snacks? Clearly defined roles and responsibilities are crucial to avoid the infamous “Are we there yet?” scenario.
4. Sharing is Caring (Resource and Capital Contributions)
All parties must agree upfront about who's bringing what to the JV picnic. This will help to avoid squabbles over the last sandwich (or perceived imbalances in business contributions).
5. It's Not All Sunshine and Rainbows (Risk and Liability)
Life isn't always a beach party, and neither are JVs. Brace yourselves for stormy weather by agreeing on how you'll share the raincoat of risk and liability.
6. Mind Your Manners (Intellectual Property)
Sharing your toys in the JV playground is great, but beware of tussles over the prized teddy bear, AKA intellectual property. Be clear about who owns what and how new creations will be handled.
7. Breaking Up is Hard to Do (Exit Strategy)
Despite best intentions and planning, not every JV story has a happy ending. Agreeing on an exit strategy upfront is like having a safety net - ensuring a dignified exit, rather than a comedy pratfall.
8. Playing by the Rules (Legal and Regulatory Compliance)
You can't just wing it when it comes to legal stuff. Make sure your JV doesn't accidentally step into a legal quicksand pit.

9. Lost in Translation (Cultural Differences)
If your JV is an international affair, be prepared for a multicultural dance. Celebrate the cha-cha-cha of differences to keep the rhythm of your partnership smooth.
10. Chit-Chat Matters (Constant Communication)
In the JV game of charades, clear communication is key. Don’t leave your partner guessing your next move - keep the conversation flowing.

Embarking on a JV is like starting a corporate sitcom - full of potential laughs, high jinks, and occasional misunderstandings. But by keeping these points in mind, you can make sure the joke's not on you. And remember, in the world of joint ventures, a bit of professional advice can be the punchline that saves the day.
