Trelawny Lofts/Roofers & Builders Scam Company. We are customers of Trelawny Roofing and have been scammed of £10K for a loft conversion.
Collin Brown + Michael Turner are disappearing less than half way through builds and leaving customers defrauded.
Since this story....
Leanne and Adam have found out that Trelawny did not submit their application to Leeds City Council for building control.
It has also come to light that they have not followed the structural engineers drawings and fit the steels in the wrong place and incorrectly spliced them, thus resulting in all calculations having to be resubmitted and drawn again (currently the outcome is unknown as to whether anything has to be ripped out/ reordered at this sage pending engineers report)
Scaffolding has not been paid for, therefore they are currently having to repay for Scaffolding hire that was already paid to trelawny, as well as new structural engineers fees and skip hire.
Other victims who are in the same position have had confirmation that their steels are incorrect/ inadequate for the weight and unfortunately mean that any "work" trelawny claim to have carried out, is worthless and now costing double to rectify these errors.
Claiming the jobs are all 45% complete is utterly astonishing and most Jobs have not got off the ground, and for those that had, now have to go back to square one!
One victim had only had Scaffolding erected and paid out £20k for the privilege.
Leaking roofs/ water damaged bedrooms.
Incorrect materials.... a long list of reasons why the jobs are NOT 45% complete.
They claim / blame all their workforce having covid when we all questioned where the workmen were?
We have evidence this is a lie, and can prove as such from said employees.
Leanne had one set of employees turn up to her house to collect some tools on the week she had been told they had covid, the employees did not know that she had been told this and advised that they were in fact working and had just been sent to another Job.
They state:
“We spent all the money on labour and material through the hard times. The problem was, when we started to run out of money, we started to grasp at other jobs. We had to pick which jobs we could complete to finish. Naivety, yes. But criminal? No.”
UTTERY CRIMINAL that they were taking payment after payment off new customers right up until new year, knowing full well the jobs were never going to get finished or even off the groud, they had a backlog of customers before Leanne who had been waiting nearly 4 months for their jobs to be completed...all the while taking £17.5k upfront and informing her that her job would only take 6 weeks. They were dishonest from the start and still continued to take on new customers after, all the while having customers waiting since June.
Not the workings of a genuine, honest set of people.
We know that Mike Turner has previous convictions for fraud and dishonesty, as well as a prison sentence for conning a widow.
He is an established liar and conman, who can easily spin a tale.
One family (one of the longest waiting customers) are currently sleeping in their living room on airbeds with a severely ill child with a heart condition, due to Trelawny completely wrecking the whole of their upper level. They have numerous distressing hospital visits and have no home to come back to, their child has no bed or space to rest comfortably at home.
Their project started in June 2021. They knew this and still chose not to go back and complete their job.
We have yet to speak to any customer of Trelawny who have had their extension/ loft completed.
Another family have also had their dorma built against architectural drawings, which now means this family may need planning permission before they can even begin to Continue any work, something they did not require had Trelawny followed the original drawings.
The unnecessary stress, anxiety, nausea and money worries this company have caused these people, as well as the physical damage they have caused is beyond words and utterly unforgivable.
As well as the poor contractors that were also not paid for their work/ service/ equipment.

Just a very small selection of examples from the victims of these scammer, after paying thousands of pounds out in good faith our homes have been turned upside down. Our trust, homes and hard earned savings were taken and destroyed overnight. They sent workmen out to sight to make it look like work was underway in order to get the first deposit. Little to our knowledge they had no intention of coming back to finish the job.
All our lives currently feel like ground hog day in a never ending story.
Our Story so far...
We contacted Trelawny roofing around the 8th September and quickly received a visit from Paddy (now a former employee) to quote us for our loft conversion with dormer.
Paddy was lovely and very friendly, kind and reassuring of the company we have invited into our home, we had received other quotes from third party companies and whilst we are now kicking ourselves that we did not take up their quotes, it was simply a time thing. Other companies would be quoting 6 months before they could start on the job and Trelawny miraculously had an opening to start our job immediately!
Whilst we were dubious of this to start with, we were reassured that it was because “a lady whose dormer they were due to start, has unfortunately had to go back to the planning stage and this would open up a spot to slot us in”
Perfect we thought! This sounds like a legit reason and we proceeded to sign a contract on this basis, as well as seeing their fantastic reviews on check a trade (now suspiciously feeling they are fake)
We agreed a price of £34,800 inc VAT and signed on 13th September, with work agreed to start on Monday 27th September. On this date the scaffolding arrived, and skip turned up the next day. We were sent an invoice from Steve to pay the first 50% (£17,400) as work had now started on the property, which we proceeded to do.
After this date the communications went dead, after having lots of messages, emails and phone calls with the office and Paddy we literally went cold turkey. I contacted Paddy after 1 week to discuss where everyone was in which he later informed me that he was no longer with the company and he and Colin had, had a disagreement and agreed to part ways.
Another week passed and it wasn’t until the 25th October that we actually received anyone back at the property. To cut a very long story short we had work men turn up for half a day here and there and then I wouldn’t see anyone for a few days sometimes weeks. I would be on the phone constantly to Wendy who was obviously advised to tell me Colin or Mike weren’t in the office when they clearly were.
Our house has so far had £7k worth of work after having it valued by a third-party company and since the 13th of December we have not had anyone back to the property since we decided to dispute an utterly ridiculous invoice of £5k in which Colin and Mike tried to extort out of us advising they didn’t calculate for the floor to be strengthened. The week before this we had already been in dispute with them as they told our builder not to felt and relay the roof (luckily, we had proof in a email that they had agreed to this as well as it also being a standard part of a loft conversion)
However, the roof was never done as we then disputed this invoice which we are not sure led to the workmen ceasing attendance or if they were not going to be sent back anyway.
Colin shouted at me down the phone, advised he was legally trained and that I didn’t know how to read a contract after I pointed out to him that our contract stated we were being charged a “Flat fee” for our build hence why we were not paying anymore money to them, especially since we had not recieved £17k worth of work that we paid upfront,.as well it being a totally unreasonable price of 5k that had been plucked from thin air for a floor!
We are now left with a derelict room, a dormer construction with no windows, and a slate roof with no felt or insulation. We have gone from a 3 bed house to a 2 bed house overnight.
They are now ignoring all our calls and messages and we are now aware of at least 10 + people in the same position or worse. Please do not fall victim of these fraudsters!
We have been informed that Colin has purchased a villa in Cyprus (probably with all the money he has conned from innocent, trusting people) and we are all owed thousands of pounds from this con man!
Our story is so much longer than this, however we could go on forever with everything that has happed, our journey is not over yet but please let this be a warning to anyone out there that has been in contact with them.

We've been scammed out of £11k for a dormer loft conversion. When they initially quoted for the job they asked for a deposit we refused on the basis that we had some friends that had been scammed recently so we were approaching with caution. Michael assured us this wasn't a problem and we could make the first payment when the work started. They then came and put scaffolding around our house (we have subsequently been told that the scaffolding was not necessary for our loft conversion) which has now been up for 6 months and stripped all of the Insulation and boards out of our loft to make it look like the job was underway. We then made the first payment and haven't heard from Michael since. We have had 2 emails from Colin and one from Stevie Biggles continuing to dangle the carrot making it appear that they are still prepared to complete the work. We have had no insulation in our loft now for 6 months and our house is freezing. Michael lied to us continously about everything - he even told us he was a qualified architect - joke!! This man should be back in jail and Colin is an absolute disgrace for having anything to do with him!!
We have submitted a report to action fraud.

If anybody is still in contact with Trelawny, please note Steve Biddles and Wendy Dockerty no longer work for the company. They were informed on Christmas Eve that they won’t have a job to return to in the new year. We are aware some customers are still receiving emails from Steve’s account, if you are one of these people please ignore it.
We have also been informed that Trelawny has not renewed the lease on the office in Wortley, the shutters have been down all week and nobody is answering calls.
Please do not use this company under any circumstances (company no: 10509901) . They are conmen defrauding customers of thousands of pounds taking 50% upfront and only completing around £6K - £7K of work before abandoning the job and moving to the next, leaving the customer completely in the dark and out of pocket chasing.
This aim of this page is to warn others and stop any potential customers from handing over any money to these fraudsters.
