This week we have seen some lenders decrease their rates.
The media are quick to publish when rates have increased but what they don’t mention is when they come down, here’s some positives about the mortgage market right now-
ℹ️we have seen some lenders decrease their rates
ℹ️there is still a wide range of mortgages available across the market for a wide range of customers
ℹ️5% deposit mortgages are still available
ℹ️lenders are dealing with applications quicker than before

The Bank of England has raised interest rates for the first time in more than three years, in response to calls to tackle surging inflation.
The interest rate is set to rise from 0.1% to 0.25%
This doesn't mean the banks will automatically change their interest rates, but this is an indication that it could happen. Don’t delay reviewing your mortgage or miss out on the fantastic rates that are currently on offer.

PAY DAY LOANS 💰
Having a pay day loan may feel like a quick solution to a short term problem, but having a pay day loan can delay your chances of being accepted for a mortgage for up to a year!
Think twice before taking these loans out, especially if you are considering taking out a mortgage in the near future.

Speaking to an advisor- if you are considering moving is essential. Find out how much you can borrow, how much it’s going to cost and your chances of being accepted for a mortgage.
Budget- think about how much you would like to spend/how much you can afford in monthly living costs and start to budget.
Finances- do you use your overdraft and exceed your limit? Do you make all your bill payments on time? Lenders will look at your bank account conduct and your ability to make repayments on time. This will have an impact on where and if you can get a mortgage.
Deposit- How much have you got and how much would you need to put down on your purchase and how much would you need to borrow.
Costs- things to consider are solicitors fees, stamp duty, estate agents fees, removal costs. These are some of the additional costs of moving house, don’t have any nasty surprises look in to this see how much it’s going to cost and factor this in to your budget.
I’m sure many of you will have seen ‘Martin Lewis money show live’ last night and heard his theory on potentially rising mortgage interest rates.
Mortgage rates currently are still low, now is a good time to review your mortgage!

DO’S
-Making late payments can affect your chances of getting a mortgage with high street lenders, there are lenders who will look at applications where there has been late payments however these are often more expensive than the high street.
-although as an advisor I can help with your budget, it’s important to first think about how much you can afford to or would like to spend monthly with your lifestyle and bills taken in to account.
-when applying for a mortgage, you will need to submit your bank statements, payslips, a copy of your credit file (I recommend check my file as this covers 3 major credit reference agency’s) have this in mind when you are thinking about the process and how easy these will be to access.
DONT’S
-gambling doesn’t automatically mean you won’t be able to get a mortgage, but consider how much are you spending on this? Something to think about is the frequency/amount of these payments and how this stacks up against your account conduct and income. Winnings are not considered!!
-using your overdraft is not viewed as badly as it once was, however exceeding your agreed limit may indicate you are in financial distress and not managing your money.
-taking out debt such as a purchases using credit cards, getting a new car on finance or furniture on finance are all things that will have an impact on the amount of money you can borrow on a mortgage. So once you have your affordability figures (how much you can borrow) it’s important to know any new debt taken out will have an impact on this.
