We should have completed on Friday but we had a few last minute conveyancing challenges to overcome.💪

It been an awesome project to work on from start to finish, and I just love the transformation of these properties when all is said and done.❤️

This one was snapped up by a couple of first time buyers as soon as it hit the market, and it's going to make them a great starter home.😁

It's been a manic week so far...and its only Wednesday.

But we are getting there.

Property is not always glitz and glamour.

One of the problems with letting people know about the great returns that are made through property investing is....🏠

That they often find it hard to believe that it's actually possible.🤨

When you start talking about returns of 8% to 10% and above on their money, it sometimes goes against what they're used to and can be a bit off putting.🤨

Especially if you think about the returns being generated in your bank at the moment...the contrast between the two is pretty stark!😞

But for those of us involved in the property game we know these type of returns and more, are common place.👍

So, a bit of education on what's actually achievable for all of us, is definitely the way forward for those who are maybe a bit sceptical.

And also bit of clarity on the actual process to get those great returns will definitely change your mind on what's possible for you.

"You don't know what you don't know"

…As they say.😉

You've got to cut the Noise.

I see it holding so many people back time and time again.

Longevity in the market does give you plenty of insights along the way.

As I look back and reflect on the past 6 years since getting into property properly as a business. (and even further back when I was doing it on the side)👀

I see the same patterns throughout that are holding people back from getting involved.

Even though they do want to get involved.

And tbh it's mostly Noise that stops them taking the action they really want to take.

If you Think about it, we've had...

➡️ Brexit
➡️ Covid
➡️ Section 24
➡️ EPC's
➡️ The 6 month rule
➡️ Higher interest rates recently seem to be the current noise😁

I think everyone got spoilt a bit the past few years with the low rates, so they are probably pretty normal right now.

There is always something cropping up to put you off getting involved.

👉Don't get me wrong, you've got to have awareness of all this stuff...thats important!

And then make your decisions accordingly.

But you also have to understand that property is a long term game and you've got to have a long term vision and know that you will see changes along the way.

Change is a constant in absolutely everything.

Questions to ask yourself if you are procrastinating...

How far would you be if you'd have started a few years ago?🤔

How much would the money in your bank have grown in that time rather than dwindled away?🤔

There's a housing crisis in the UK right now which means demand is high and supply is low.

There is a Huge need for what we do in the property industry.🎯

As long as you're buying right in the first place you will see out all the bumps in the road and the challenges that arise.👌

Having the right Knowledge and People around you is key to your success.🗝️

Property has always survived these perceived challenges and it will continue to do so long into the future.🏘️

These are conversation's I'm having on a regular basis and it's always worth discussing to get that clarity.

Not taking the next step leaves you right where you're standing...Fact!

👉But when it come to Inflation you actually end up going backwards...Fact!

It was in the News again yesterday with Inflation stalling at 4%.

At least it's way down from the devastating 11% it was hitting a while back.

Better, but it's still costing savers money...Because the Inflation rate is higher than the return you're getting on your money in the bank.🤔

Remember...Things are not getting cheaper, they are just getting more expensive slower.👀

So the buying power of your money is decreasing year on year.⬇️

Your money is literally worth less than it used to be worth...even though the amount is the same.

Getting your money onto a higher rate of return is the only way to combat inflation.💪

For Example:

❌£100,000 in the bank today @4% Inflation will be worth £96,000 in 12 months.

✅£100,000 in a property @8% Return will be worth £108,000 in 12 months.

So its either a £4,000 loss or a £8,000 gain on the same amount.

That's the choice.🤷‍♂️

Now, there are plenty investment vehicles out there to choose from, that can help you get your hard earned money increasing rather than decreasing.👍

Property is my choice and the choice of more and more people due to it being a tangible and solid Asset class.🏠

But, the important thing is taking the Action and taking Charge of our financial futures.

It's all on us at the end of the day...simple as that.

I hope that makes sense.

It's pretty much the final stage in the whole process.

You've bought your investment property...

You done your refurbishment and it's looking good.

And now it's time to get it up and running and start creating that all important cashflow.💰

To do this you need to bring onboard a good Letting Agent.

DO NOT BE TRYING TO MANAGE YOUR INVESTMENT PROPERTIES YOURSELF❗

You might think it saves you money.

But, all it does is cost you Time, and Money, and Sanity, and defeats the purpose of creating a passive income.

I used to do this in the early days and never again.

Dealing with things like:

❌Blocked toilets (At inconvenient hours)
❌Leaking roofs
❌Vacancies (Having to finds new tenants)
❌Late rents (Not often but sometimes)

So the benefits of using a good Letting agent are:

✅Managing any maintenance issues.
✅Managing your Landlord obligations (Safety checks and certificates)
✅Finding quality tenants (Fully vetted to look after your property)
✅Rent collection (An automatic transfer of funds sent straight your bank)

One of the main reasons that so many people choose to get involved in Property is to buy back their time.

By investing their money into assets that generate a return that provides them with an income that frees them up.

And having as much of that process outsourced as possible is the way to do it.

Especially if you are investing in an area miles away from where you live, a Letting agent is money well spent.

It might not be the most exciting part of the process.

But it's got to be done and it's got to be done properly.

You cant buy a house without going through The legal process.

Top tips for this one are, make sure you get a good Conveyancing Solicitor.👌

You want:
✅Good communications (With ourselves and the other party Solicitor)
✅Good reviews and recommendations. (Always ask around)
✅Local knowledge is often key (Some areas have different rules and regulations)
✅A good attitude. (It's important to be able to get along with each other)

The conveyancing process can take for what seams like forever sometimes.

As you do get the odd challenge cropping up that needs dealt with.

I've had simple deals take up to 3 months + to get over the line.🤨

And other completed in 4 weeks. (So it is doable)😁

I've also kissed a few frogs over the years.🐸

With:
❌Bad attitudes (Keep a cool head with this one regardless)
❌Taking weeks to respond to emails.
❌Never takes a call.
❌Going on holiday for 3 weeks with no cover (almost cost us a deal with this one)

Its also important to add that being on point works both ways, so we do have a part to play in the process also.

✅Good communications. (It's a two way street with this one)
✅Returning all documents promptly. (Save you being at fault for any delays)
✅Keep the relationship good. (This makes for smoother future transactions)

But all in all the Basic Conveyancing process looks like this:

1️⃣ The initial offer. (Stating the agreed purchase price)
2️⃣ The exchange of contracts. (Both parties agreeing to the sale)
3️⃣ Searches and surveys. (Information gathering to make sure the OK to buy)
4️⃣ Mortgage arrangements. (Unless buying with Cash)
5️⃣ Finally completing and transferring ownership. (You now own the property)

It's all about having the right Guidance in place to help you navigate your way to your Property Investment goals as smoothly as possible.

I hope this helps, It's always a learning curve with this one, even when you've been in the game a long time.

The last thing you want to get wrong is this. 👇

Because the results could be disastrous.😬

And that's your Due Diligence!

Due Diligence is absolutely key to any successful property investment.🗝️

It's probably the most important stage of any deal you're looking to get into.

You've got to know your numbers.👍

It may seam a bit daunting at first, if you're not used to it...

But following some simple steps and a bit of practice you'll soon be able to see exactly how your property deal will stacks and whether it fits your investment criteria (see yesterdays post for this). 🤓

The basics that you want to be checking for are:

✅The done up value of properties in the area.
✅Achievable rents of similar properties.
✅What's the refurbishment costs.
✅Is there a demand for rental or sales in the area.

This will give you a good idea of what your offer should be.

❌I've seen so many people skip this stage or not do it thoroughly enough.

❌I've even seen out of town investor buy properties blindly, which I can never get my head around...But it does happen.🤷‍♂️

At least have someone locally who can be your eyes and ears and check the place over for you.✅

Like I say it's a key stage of any deal and it's one you don't want to skip.👍

Why do some property investments excel, while others struggle?



The secret lies in one crucial factor...

And that is having a rock-solid Investment Criteria in place.

It's all about the rules that we set ourselves when investing in property.

And having the Discipline to stick to those rules.

It is so important.

Because, buying a house can be an emotionally charged event, whether that be for personal or investment purposes.

But with investments, it's even more important to curb that excitement slightly and look at the property deal from a numbers perspective.

I've been there recently myself, when a deal we'd been working on for 12 months was no longer stacking up.

It was a deal that would have turned over double six figures annually, and made a huge difference financially to everyone involved, but the valuation was not coming in where we needed it to be.

And we found ourselves trying to force things through and make it work, which just didn't feel right at all.
So in the end we took a step back, looked at our Investment Criteria and made the decision to step away from the deal.

Which was a tough decision to make, but absolutely the right decision, because it no longer worked for us.

You've got to ask yourself...

Does this deal fit my Investment Criteria?

✅For monthly/annual cash flow.
✅The Return on Investment I want to make.
✅There is a High rental demand in the area.
✅There is future Capital growth in the area.

If the deal does fit, and ticks the boxes, it's all good, and you do the deal!

But if it doesn't tick the boxes, then it's not a fit and you don't do the deal!

An Investment Criteria helps you remove the emotion from the situation, allowing you to make a simple informed decision.

It's so easy to get caught out letting our emotions get the better of us when investing in property


Keeping a cool head and a clear head is a must!

How do you go about finding your ideal investment opportunities?

Well a lot of people think that the only place to find their ideal property deals is on the open market, on platforms like Rightmove and Zoopla.

And there are plenty deals to be had on the portals 100%.

We deal with Estate Agents all the time and building those relationships is an important part of any property strategy.

But a large number of the deals that we get involved with are actually sourced Off-market, where we're dealing directly with the vendor.

Which can have a lot of advantages when it comes to negotiating a good price for the property that works for everybody involved.

And how do you get direct to the vendor and secure those deals?

I would say it's a mix of Marketing strategies and Relationships.

✅Direct to vendor letters
✅Bandit boards & Banners
✅Leaflets
✅Facebook advertising
✅Google advertising
✅Networking and word of mouth
✅Estate agent relationships

These are just some of the methods used in combination on a daily basis to bring in the leads that lead to the deals.

And this is all stuff that you can apply yourself if you can find the time and you've got the persistence.

Because it is a numbers game at the end of the day, and you're more than likely get knocked back on more deals than you land.

That's just the nature of property investment and development.

The important thing is that you're actively looking with consistency and determination to get the right deal that not only works for you but is aligned with your goals for the future.

It's important to remember that you 'Make your money when you buy'.

So, When it comes to buying your investment property there are a few point you have to consider.

We always aim to tick all these boxes for the properties we're sourcing for our clients who are building their portfolios in the North East.

✅Buying at a discount, this creates instant equity on day one of your purchase.

✅Adding value through a refurbishment, again this creates equity in the property once the refurb has been completed.

✅Good cashflow is a must, once you've paid the mortgage and other expenses, what's left over from the rent is your profits.

✅High rental demand is important, so you know your property will be let quickly and for the long term( Good tenants are also a must).

✅Capital growth, is the third way to create equity in the property as prices historically rise over time, so you want an area with the potential for Capital growth.

It's a pretty straight forward criteria to follow and one that will see you right on your property journey.
