Stuart Bruce Page
I am a property investor who is still working the 9-5 in adult social care.
Is there something hiding above the ceiling of our very 70s downstairs loo?
This bit of exploration was to see if there was any water damage from a leak from the bathroom above.
There was! Well the original ceiling is knackered anyway. Never mind we know that there will be lots of repairs as we go and it will all be for the better so…
We are still figuring out what’s above all of the ceilings and under carpets (we have found some nice floorboards and very well warn vinyl tiles so far) so we can plan what needs to happen in each room.
More updates coming!

It’s day 3 in the new house and stuff is starting to get unboxed and feel a little more like home. It’s great to start the long process of bringing this place back to life after it has been left empty for about 6 years!
Being empty for so long meant that the property became known in the area so has been broken into, had squatters… and most recently a break in 2 weeks before completion where the pipe work and heating cylinder were removed! And even though the repair work has been done (ish) we’re without hot water so it’s a bit like camping at the moment.
So definitely lots positive vibes for us and TLC for the house needed but it will be amazing once everything has been done.
We’re going to tweak this page and have lots of updates as we go so we can share the ups and downs as we go.

Hi everyone we hope you haven’t burst into flames or having to do anything to strenuous in this weather.
We have finally exchanged contracts on our next property, which is amazing news for us. This last year or so has been enough to put you off property but we have stuck with this beauty and can’t wait to show you more. That said our page is going to start looking a bit different due to a change in focus and a new challenge so watch this space for a mega renovation and some other cool stuff that will be revealed along the way.

Hi everyone we hope you’re doing well! We have been pretty quiet for a while, (mainly because it’s been a bit of a rubbish year or so) but we have new plans, we’re moving house and we’re getting close to looking for our next investment property.
We can’t wait to show you the property we’re moving to, our plans and the renovation journey. Although we have a little further to go and don’t want to jinx it so, we’re not going to share too much until we have the keys.
Thanks everyone who has been so kind about losing Coco. Your messages, cards and flowers really mean a lot to us.
If you have a dog appreciate them as much as possible, they bring so much to life but go too quickly.
This is quite a hard post to write and honestly me and my wife Lara have been struggling over the last few days. In brief we had to say goodbye to our gorgeous girl Coco.
She had her 15th birthday on Tuesday and then she wasn’t well for the rest of the week. She had been showing her age all of a sudden recently after being super healthy her whole life but she ended up going to the vets and after some tests the decision was made that it would be kinder to let her go than put her through some really risky treatment.
So here are a few pictures of her being great that I hope those of you who had met her can take a minute to look through and remember how full of life she was.
Our home has definitely lost its heartbeat.

I just thought I’d share some good news from one of our investment areas, which has been doing really well recently. It’s really great to see the theory of property investment, market trends, 18 year property cycle etc show up time and time again.
So glad we started on this journey and can’t wait to see where it leads.
Have a great weekend everyone.
Merry Christmas everyone from me Lara and our mascot Coco. We hope you have a great day and Santa brings you some nice stuff!
The mystery of the hob on the wonk.
The tenants in one of our HMOS woke up and found the hob like this, but nobody knows how it happened.
Curious 🧐
What do you think caused it?
A poltergeist?
A burglar who failed to take out the hob then ran off?…
⭐️Answers in the comments please because we’re none the wiser 😂
Hi everyone we hope you’re having a lovely weekend.

Hi everyone a new episode of The Spare Time Property Investor Podcast is up now so go to the link in our bio to check it out.
In this episode Stuart discusses the idea of buying a new home but holding on to the one you’re currently living in and renting it out. This was inspired by recent conversations prompted by rising house prices which is making some people think about investing for the first time by not selling up when getting a new home.
⭐️We hope you enjoy it and please share if you get value from the episode.
Hi everyone hope you’re all doing well. It’s the last day of our holiday so we just thought we would share a sunny picture. It’s been great to get away and recharge our batteries especially as the last few months have been particularly frustrating. I am putting off doing a podcast episode to share what has been happening but will do one soon enough. But for now we’re soaking up the last little bit of holiday sun then off we head to the airport.
What a beaut!
Does anyone else see run down properties while your on holiday and have a moment of thinking that it looks like an interesting project?
Squeezing in some exercise before breakfast on our holiday the gym was dead, which was great and then I found .bezzina just finishing her sunrise yoga on the beach. Perfect start to the day!
Not the sort of news you want to see when we landed in Crete earlier today!

Hi everyone we hope you’re all doing really well. We’ve been a bit quiet on the socials recently because we’re dealing with some pretty drawn out issues in property, although we’re looking forward getting that out of the way so we can get our next deal.
But we have been making the most of the last few warm nights of summer after a disappointingly chilly August. We have had some lovely evening walks especially because it was too hot to walk our dog Coco in day, a trip or two to beer gardens and our outdoor cinema had an outing. We watched Saturday Night Fever which Stuart hadn’t seen before, which was really good.
Have you been able to make the most of the lovely warmth? Top up your tan, squeeze in an some Pimms or G&T?
On our way home from a great few days in the Lakes visiting family and getting out on the fells. Had to be extra careful with coco the 14 year old spaniel who thinks she’s still a puppy! Amazing how a few days out in beautiful nature makes you feel so refreshed, ready for our heatwave!! Hope you’ve all had a lovely weekend!

Love this quote although keeping to it is pretty hard sometimes it’s always good to get things done instead of leaving them for another time. But don’t feel bad we all do it to different degrees.
What do you put off for another time?
Love this quote and it’s so true we all start from different positions, we all have different abilities and talents but you’ve just got to use what you have, make improvements and keep on going.
Happy Monday!

Happy Monday!
We are selling up!
We have been thinking about moving for quite a while but we love our house and where we live so we have held off and held off but then a few weeks ago we found an amazing house in pretty much favourite town local to us (Market Harborough) so we decided it was time to sell. But we also decided to offer on the house we loved and got a provisional yes pending us finding a buyer
🎉 🎉🎉
So we had a mad dash to finish those odd jobs that get put off and have a good clean. Then the house went on the market and sold for the asking price after 2 days and 3 viewings 💥
The twist is that the house that got us to sell up sold while we had the mad dash to sell ours 😭 So we are very much on the hunt for our next home.
But don’t feel sorry for us, help us. If you know of any old houses in Market Harborough especially doer uppers (we realise this is very specific but y’know) drop is a DM to let us know.
Wish us luck!

When we start getting excited about investing in property we imagine what life will be like, life changing money in the form of passive income, quitting your job and being able to relax on a beach while the money rolls in. Stuart goes over some of the common expectations that we as property investors have early in the property investment journey and how the expectations compare with the reality of property investment.
Expectations like
⭐️Property investment create passive income,
⭐️You should / can by below market market value properties,
⭐️You can recycle your money
⭐️You can replace your salary with property,
⭐️You can invest with none of your own money.
Has the reality of investing changed from your initial expectations?
Hope you enjoy the episode!
