You might not like what I am going to say, but it is true.

The market has changed. For everyone. Including everyone in Edinburgh. A lot of people still think they are going to get crazy prices for their properties, but I'm afraid this is more of a rarity than majority.

I usually cover viewings free of charge for my clients if they want and I am constantly told by viewers "I'm not on the market yet, but I know mine will sell really quickly " or "The agent that valued it thinks it will sell no problem".

Now, more than ever it is important to sell first. There is less activity ACROSS THE BOARD. The mortgage rate increases are making people more careful, which is a good thing and needed to happen.

Don't forget if you are buying this is a bit better for you, so it should all work out, but don't over estimate how things are going to go.

Hi everyone, I've been quiet on socials for a while for a few reasons.........

Firstly, after looking after my dad for the past few months he passed away last month, so I have been dealing with everything surrounding that. This has made me take a step back and evaluate things. For those of you that I have worked with, you will know that I put my heart and soul in to my business and I rarely say no. I will do whatever I can to try and make my clients happy.

The market has changed over the past few months and it has proved more challenging, although most sellers still have high expectations on what their property is worth.
Properties are now going more in alignment with Home Report valuations. Understandably purchaser's are being more cautious with their offers.

I have been considering giving it all up as I don't manage stress well and I take everything very personally. When things go well it is AMAZING, when things don’t go the right way it is horrible 😢. Whatever happens I am here for my clients and will always do whatever I can to help them achieve the best outcome.

So, I'm still here! If you need help buying or selling please get in touch.

I always pride myself on my service.
I give all I can give to each and every client.
I try and give the best advice for each situation.
But there are things outwith my control and unfortunately not every sale goes the way everyone would like.
I take every sale very personally and I'm absolutely gutted when my clients are not delighted.
Sometimes you get a rush of good things which is amazing.
Unfortunately, this week I have had a flurry of the bad.
Selling your home is a very personal experience and I feel emotionally involved each time.
I think I am different to most agents out there as I genuinely care about the people behind the sale. Possibly I care too much and give over and above.
So if things don't go the way my clients want it is certainly not because of a lack of effort on my part.
Days like today make me want to have a rethink, but hopefully tomorrow brings back the good 💓

1. You know your budget
2. You are in a stronger position.

Now, this is more important than it has been for a long time. Buyers are more careful, you do not know how things are going to go. BASE YOUR FIGURES ON YOUR VALUATION. Anything over is a bonus, NOT a guarantee.

Things are still moving, but everyone is being more cautious

Day 5 - TOP TIP When buying, Don't wait for a closing date

Still I hear of some solicitors advising their clients not to offer for something as it will go to a closing date, so telling them just to wait for that.
Crazy! The worst thing as a buyer is a closing date. If no closing date has been set, Go for it. Put forward an offer, not your absolute best offer, but something to attract the seller to want to take it. A few things could happen

- They might accept it, you never know unless you try
- They might try and negotiate, so ask for more etc
- They might set a closing date, but at least then you have another chance

Day 4: TOP TIP - Sell first

Try not to find your dream property until you are at least on the market. Sometimes of course it doesn't work out that way, but by selling first, you........

- Know your actual budget
- Are in a favourable position.

People who have not sold usually need to pay a fair bit more to make their offer more attractive

11am - Network meeting
12pm - Closing date (deal with offers)
1.30pm - Lunch
3pm - Valuation
4.30pm - Car in garage for new tyre 🙄
6pm - Viewing

Busy one today, but absolutely loving it all, oh apart from the tyre 🤣🤣🤣

Day 3: TOP TIP

Contact ME! Get me round for a free valuation. I am honest, I always advise my clients they can "pretty much count on my valuation, hopefully you will get more, but you never know"

I hear countless times about the "10% over the value", yes, this happens, but usually when you have 7 plus notes of interest. There are no guarantees, so be careful.

I'm not an agent that will over promise and under deliver. I have sold thousands of properties and there are no guarantees.

De-Clutter! Everyone has crap, but no-one needs to see it. Box it up, get it out, get rid, hide it at a friends, just GET IT OUT!

Think of a Show Home, they don't show you where you are going to put all your paperwork or washing etc

Top tips for buying:

1. OFFER! Do NOT wait for a closing date! If a closing has not been set, put something forward. Maybe not your absolute best offer, but go for it! You snooze, you lose

2. Ideally, SELL FIRST, then you are in a much better buying position and you know your budget

3. Most importantly, USE ME! I have literally bought and sold thousands of properties.

No win, No fee. If your offer is unsuccessful there is no charge whatsoever. So what have you got to lose? Nothing (apart from the property if you don't try)

My Story - sorry for the length!!!

I started working in property over 10 years ago. I have worked in large firms and small firms and I have seen what works and what doesn’t. I have tried to take all the good points from each to create a full estate agency service that is easier, smoother, less stressful and personal for my clients. I have worked in firms where a valuer comes to see a property, promises the earth and that everything will be fantastic, but when things don’t go the way everyone hopes the valuer is often no where to be seen and it is the sales negotiator sitting in the office, that has never been to your property, never met you, that has to apologise and try and think up new ways to create more activity to try to meet those initial expectations.

You never know 100% how things are going to go. It can all come down to a bit of luck and timing. Just because the house next door sold for £50,000 over the Home Report valuation doesn’t mean automatically that your property will get the same. Someone may have hugely overpaid. The next offer down may only have been £10,000 higher than the Home Report valuation. The largest difference I have seen between two offers at a closing date was just shy of £100,000! 😲 Of course, the buyer never found that out. They were told “the next offer was very close” and “they didn’t get it by much”. But that was what the property was worth to that buyer.

People can easily become carried away with closing dates and pay too much, on the flip side people can be scared off with a strong level of interest and think they won’t get it so no point in offering. ALWAYS offer if you want something. You never know! I have seen a handful of closing dates with 4, 5, 6 notes of interest and no one offers because they think they won’t get it. 🤦‍♀️ Madness, the only guaranteed way you won’t get it is by not offering.

I could go on for days about different scenarios that I have encountered, but I will refrain. If you want proper advice on buying and selling, do get in touch. I WILL be able to help and make it less stressful.
