And we’re back. We have had a little break from publishing our business conversations over the last few weeks while it’s been busy day to day in the business. We are less than 1 week into having the keys for our latest portfolio project and we are already at plastering stage for the upper floors and rooms.🙌
This lovely little number will be a long term hold for us and happily cashflow month to month upon exit. We are aiming for a sept finish so we’re pumping to get this finished quick.

After 9 weeks and a bit… this first phase of this project is completing. The Airbnb flat above our mixed use commercial building is ready for staging and advertising for our first guests. 🎬📸
Super job as always from Sophie to pull together the collection of styling for the property.
Cafe should be wrapped in a week or so to hand over to the new tenants starting their business in this great location. 🍰☕️

13 week update.

The video I posted yesterday, was shot at 12 weeks, and this is where we are now at 13 weeks since purchasing the site. Plot 2 has the upstairs doors fitted, which will be finished with gorgeous antique brass furniture. We also have all the walls and ceilings mist coated and even some flooring going down. Plot 1 is 50% plastered with that being on target to be fully plastered by the end of the week. Plot 3 has had electrical first fix done, roof tiles are now on the roof, and plumbing first fix has commenced.

Brick laying starts next week which will be a super exciting thing to see, the lovely Verona bricks with white cement will compliment the flush casement windows beautifully, which are agate grey.
————————————All on schedule for an end of September completion for the whole development. We have scheduled in to inspect these properties at the end of September.

12 week update

Plot 2 is now fully plastered and a deep clean commences a day before second fix starts. We took delivery of skirting and architrave today ready for the guys to start later this week. Plot 1 is almost boarded upstairs, that will be done by the end of the week ready for plastering to continue next week. Plot 3 screed prep is done, windows in, and felted in (I took this pic as I left to go to another site)

Great to see plot 3 really taking shape now, having the roof craned on really sets it off.

We are on target for our October completion for this development, and can’t wait for our future buyers to start choosing their finishes.

Plot 2 - 50% plasterboarded. Tiles going on the roof. Plastering starting next week.

Plot 1 - roof being felted tomorrow, windows going in Saturday, plumbing first fix starts tomorrow also.
Plot 2 - water tight, just waiting for the front door, first fix electrics done, first fix plumbing almost done, floor screws going in tomorrow.
Plot 3 - up to block and beam, timber structure starting to go up next Tuesday

Plots 1 & 2 at floor joist height, and very impressed with the speed and efficiency of how these get built! I will be water tight on plot 2 by the middle of May.

This doesn’t happen by itself, a lot of work and planning goes in pre purchase for this to tick along, as well as constant juggling of the schedule as delays pop up. Entry and exit are key to our business as an investment company, as well as a developer. Speed for investors getting their returns, land owners who may want to work with us as it shows how swiftly we can start and execute our end of the JV, and speed of delivery for our purchasers.

Forgot my drone, so you’ll have to settle for these progress photos. Plot 1 and 2 both now up to DPC, plot 2 is fully grouted and finished, plot 1 just needs finishing off with a few more blocks and grouting.

Timber frame starts going up on a Monday, which will be amazing to see, and the drone will certainly be out to play.

Happy with progress, site is clean, all things are on track for an October completion for these 3 new builds! Thanks to the dream team again for making it happen and .coghiel and of course .durrell who was not only on site this week grafting but also juggling solicitors on other purchases. We will also soon have our custom brochures off to print (which I can’t wait to share) ready for our first viewings in a few weeks time.

We sat down with Kelly recently to discuss how she has grown a business to have 6 employees and hundreds of agency staff on the books at any given time. Not only that, Kelly has built a great brand locally, and I call her somewhat LinkedIn famous as everyone seems to know her, which goes a long way in business.

Kelly started her company at just 23, and in this episodes we talk about the struggles and challenges she faced along the way, including being female in such a male dominated industry.

Plot 2 up to DPC

Been a hard days graft, pulled in the dream team to do the donkey work and we smashed it. Even home by 15:30!

Today marks just 2 weeks since we purchased the site, not too shabby. We are now ready for the framing team to start, date to be confirmed tomorrow then I can get some dates in and confirmed for first fix onwards.

End of play next week plot 1 should be at the same stage as this, also ready for framing, all being well. It’s so so exciting to see these houses come out of the ground, really is a joy and can’t wait to take these lovely homes to market.

Today we took delivery of our beams for the floor and had the bricklayers start blocking up both plots. Plot 2 will be ready for the beams by end of play tomorrow.

DAY ONE - ENERGY!!!

I wasn’t on site this morning, but the guys started by pe***ng out for the footings. The GPS company marks out the centre of foundations first which was last week. However these will get taken out obviously while digging. So what they do is use ground steaks further out and pull string lines to then mark out the straight lines of the footings and keep everything square and straight.

That’s quiet a time consuming job, but they manage to start site stripping plots 1 and 2 at the front. Tomorrow we will pull the footings of hopefully all three plots. We have inspections booked Monday and concrete and the concrete pump booked Tuesday.

I planned on doing the site fencing tomorrow but couldn’t help make a start today and get a few heras panel covers up.

After what has felt like an eternity, we have finally completed on this plot of land for 3 detached units. This development will be named Williams Meadow and we will be breaking ground tomorrow and have a positive schedule of works to hit the ground running.

As we near the second hand over date, we are almost at the finish line of this project. As always, this project has been my favourite to date (I say it every time). This one really was a step up for us as a company, and the whole project went very well apart from the odd issue which is bound to happen, but it really did go well and we are super proud of what we have created here.

Thanks to everyone who has been involved in this project, including everyone in the village who has been so nice. I know building houses is often frowned upon in villages like this, but everyone has been welcoming and we are so proud to have added to the rich history of this village.

I have followed their story for quite a few months now and I just love their energy and passion, but most importantly their honesty! They want to learn more, be inspired and become better businessmen & I think owning that vulnerability is commendable and we could all add value to our own businesses if we all did the same 🤔

This is the exact angle I pictured a drone shot for way back when we first looked at this site. Our offer was originally refused, then it came back 4 months later and our offer still stood. It’s been a bit of a lengthy conveyancing on this one, as seems to be the case with almost everything, but we have a date to complete next week.

These 3 detached units will be on the market in March, hoping to put together a great marketing package and try to secure the sales early on in the build, in the hope of decreasing our overall project time.

As with previous plots, we are purchasing this with full planning in place, and we loved the designs, they work really well with a similar material pallet from our last development, so we can hit the ground running with work hopefully starting in March.

Bobby inspired us to do more on social media and has been instrumental in the content we have put out. He’s built the brand through community, something which has been very important to Bobby. This property has been pivotal in Durrell & Wolf growing the portfolio side of the company. We have now created a tried and tested method using our own funds, and shown we can deliver, then pitched this to investors who have recently approached us. I believe having a proof of concept, and putting our money where our mouth is, enables us to give confidence to any potential investor. From this, we have secured 3 further portfolio properties that we will be renovating to a similar standard in the coming months when they complete. These projects give equity for the investor as well as cashflow, all from a hands off investment.

We are proud to announce Durrell & Wolf are featured in this months edition of talking about our first project as a company, project Thundercats. They were looking for projects that were recks, so we reached out and showed them the before photos and then got the chance to talk more on the project and our business. Some of you were here back then following us, and it was really good to reminisce back to early 2020, which seems like forever ago, and talk about the hurdles we over came on this one.

As I have always said, it wasn’t about money, it was about us showcasing what we can do. The amount of sweat equity in this one was through the roof, but it enabled us to be here now about to complete on a £1.2 million GDV site, as well as 2 refurb projects to add to the portfolio.
