For the kids out there this object is a mobile phone which was screwed to a wall. People put actual, physical money in it and it allowed them to ring someone to speak to - no texting! 🤯
It also meant you had to remember peoples phone numbers, or at least have them written down somewhere.
This particular relic is going to be tickled up by the gaffer and used as a photo opp in the garden of one of our properties. Hopefully guests will tag us in their Instagram posts and increase our reach to potential new guests.
We’re back from our break now and looking to push on with our projects and pipeline.

Site number 3 moving forwards quickly this week.
It’s my favourite part of the whole process but I’m missing it by being on holiday 😢
These phases of the build with all the demolition, trench digging, new foundations, rebuilding and then watching the new layout of the property come to life are the best bit.
When people come and look around our portfolio they always comment on the amazing decor, funky tiles, lovely light fittings etc.
Nobody sees this bit. The planning, sequencing, orchestration and graft that goes into forming the bone structure of the building so that the pretty bits can look good.
There’s going to be a cheeky extension on this and the whole rear of the property will be open plan.
If that isn’t enough we’re taking the roof off (literally) and adding another storey to the top of the building - just like we did with the accessible bungalow - except this time the frame is fabricated out of timber off site.
Do it once and do it right!

We’ve always got 3 active sites on the go at once in various stages of our ‘rebirthing’ process (😅 that’s a very tongue in cheek phrase as it sounds so cringe)
Pic 1: the site prep and demolition of a brilliant 3 bed house which is nearly being doubled in size to be a luxury home in a prestige area. The beginning phase.
Pic 2: Outside of a property being tickled up with render before painting. Then carpets, furnishing and refinance. (The middle phase but nearly finished)
3rd pic - A truly special property in which is going to be the most luxurious holiday property in the area. Now being furnished after we’ve done the internal works, bookings already coming in and ready to hit the ground running in a week or so (the end phase).

Planning granted 💥
It’s taken a while to come back but we’ve had the good news today that our planning has been accepted on a 3 bed semi in a wonderful location! The small village of Norton.
We’ve had everyone on standby for a while now waiting for this but we can finally get going now. The property will be shored up tomorrow and the demolition and extension works will begin in a matter of days!
Not sure why the date on the certificate is from March because we’ve been chasing this since then!
Another one of our pipeline coming to fruition. Absolutely buzzing to see this one come to life.

A very much needed few days away with my pals.
It’s been a very busy and stressful 6 months so it’s lovely to be stuck in a car (not the old truck) and concentrate on something other than the various projects we’ve got going on and the pipeline coming towards us rapidly.
With so much going on, including exciting meetings with business owners looking to sell, the next few weeks is set to be big for us.

Interest being paid to our Angel Investors who have chosen to invest with us rather than an ISA for a number of reasons:

My favourite subject - the media selling bad news 😂
Well, the zoopla HPI is out today and shows that things aren’t quite so bad after all.
In fact, pretty much all the HPI’s are now in agreement:
Demand is still higher than in 2019 (the last time we had ‘normal market conditions’).
We’ve had the usual end of year/seasonal dip in prices and now they are rising again - as is the way in a normal yearly market cycle.
Demand is less than it was when the market was on rocket fuel- no bad thing. A white hot market is never the best operating environment (but some of us were still pretty active).
No crash yet! (Don’t hold your breath, there’s at least a year left In my opinion)
Looks like we are heading back to more sensible trading conditions.

Finding property deals 👀
Everyone is obsessed with Rightmove. We all love spending hours scrolling, it’s a national pastime 😅
There are some deals there too if you know what you’re doing, but because the estate agents are involved it can be tricky. Plus literally everyone else can see them too!
What’s the alternative?
Put in the work! Walk the pavements, talk to people, put leaflets through doors, risk rejection and get used to it! Network!
Basically all the things you don’t want to do because it’s hard.
Once you’ve been around a while and people know what you do, you’ll find that opportunities are brought to you. But don’t think you can shortcut this. It takes time and hard-yards.
Sorry, but that’s the reality.

About this ‘crash’ 😉
Hardly a day goes by without news of the house market crashing.
Whether that is because of the base rate rising, a lettuce taking charge of the country, cost of living increases, wage and inflationary pressures, covid etc etc.
The media like to cook up a storm because it puts eyes on their channels and sells their papers.
During winter they’ll tell you that asking prices have reduced, therefore the market is crashing 😱
But they don’t tell you that asking prices reduce every winter. It’s the normal market cycle 🤷🏻♂️
They pick and choose what suits their narrative.
There are a few different sources of data from which to gather your info. The largest is RM, and they are seeing numbers still higher than 2019 in terms of demand and sales. (Remember the great property crash of 2019? No, me neither 😂)
Sure, the current inflationary pressures have taken some of the froth off a white hot market, but we’re moving into stable and (dare I say it) ‘normal’ conditions.
As an investor, only buy if you know how to add value or can ensure it’s cashflowing at current rates if you intend to hold the asset.
There is still some legs in this market yet.

Really excited for this, our second site!
In case you missed it, Liberty Stays is our super-lux holiday accommodation which caters for everyone including those with disabilities and mobility issues.
Our first property in Redcar has been a great success but it’s only a drop in the ocean as to what is required.
Our second site (currently in conveyancing) is a large detached bungalow which will be getting the full treatment including a full hip to gable conversion. We’re going 2 bed,1 bath to 4 bed, 3bath with outstanding views and exterior space.
Nestled in a lovely countryside location this one is sure to get a lot of interest.
We’ve had lots of enquiries from people wanting to do something meaningful with their money by investing with us whilst we build this property.

Some days you don’t need a reminder, you come into work and all appointments are gone before you’ve started the day. You know you’ll spend it explaining why there aren’t enough staff and too much demand…
Wistful notions aside, this dream is closer than it was 3-4 years ago due to the efforts we’ve put in over that time.
If you want your life to change, you have to be the one to change it.
Don’t wait for something to fall into your lap, the graveyards are full of people still waiting.

Book review time.. 📖
After a string of average books which haven’t inspired me to review them, this came as a very pleasant surprise.
Everyone knows who the author is, but rather than just being a biography, this book is a mindset manual. A guide about how to approach life and see the positives in situations.
It’s coloured by stories from his life which are often hilarious and insightful. He also has a very interesting childhood.
I’m sure the physical book is interesting, but the audio book - read by McConaughey - is simply not to be missed.
Greenlights. One I’ll definitely listen to again soon.

Assets over liabilities…
What’s better, a flash car or an old pick up truck?
This is me driving a vehicle which isn’t my trusty and rusty old Ford Ranger.
How my life has changed. In my previous life I was absolutely addicted to fast cars and modifying them. I spent a kings ransom every year on maintaining them etc.
When I look back, I shudder sometimes.
I’ve still got some nice things, don’t get me wrong. But gone are the days of blowing money on things to make me look good in the eyes of people I don’t know.
Nowadays it’s more about integrity with myself. My values. Knowing that whilst I drive round in a £2k truck, it’s doing the same job (possibly better) as a £30k truck and not losing money. I know that the income from one of our units covers its purchase price every month.
We are building something for the future. A collection of performing assets which will pay us back with recurring revenue for the rest of our lives.
At some point the sacrifices will pay off. And boy are we sacrificing. If people knew how hard it was they’d think we were crazy.
Maybe we are.
But the message is simple - make, invest or buy something which pays you every month/year for the future. Then use that to buy your luxuries.
But nobody wants the get rich slow trick though…
