I guess I don't need to explain the type of pressure that comes with having back to back staging of SA units......😅

We are thankful to God for His enabling Grace.

This is where it all started for me and whenever I am back crewing for team, I have that feeling of one who is back home....

This week is already proving to be very busy for us but, we made a good start yesterday for the week as guests who checked out from one of our Apartments presented us with this bunch of awesome flower in appreciation of how wonderfully we have hosted them.

We gathered 2days ago to celebrate Patricia & Mike Kilty on their 2years of coking into the UK and what they have achieved.

The enviroment was great, filled with Gents and Ladies who are so focused and knows what they are doing in the property business.

What is the best style to decorate beds in a Serviced Accommodation?

Experience has shown us that most guests do not want it too complicated as in having so many pillows plus cushions combined with the razzmatazz of Towel folding....😅

As a result, we prefer to keep them Simple, Smart and Comfy.

We call it the SSC bed dressing.

"Yes! I did it" is a line I've learnt from my son. He yells it out whenever he achieves a milestone not caring whether anyone is cheering 🤣

So, I had to repeat the DIY paintwork I did last time in our two apartments in Birmingham because I got the color wrong in few of the walls being a DIY expert wanabe😂

We experienced dissappointments few times with bed linen readiness. so, last Sunday we decided to provide locker cabinets in our apartments so that linen can be supplied and stored in advance prior to subsequent change over.

We'll only now have bulk supplies at intervals to replace dirty linens and hopefully stop further dissappointments.

Yesterday at the Samuel Leeds event, a new property investor starting up in the SA strategy asked me how I manage to get direct bookings. I gave him few tips and just minutes later, I received this 1month direct booking enquiry.

I showed it to the guy and you know what... seeing is believing...
..and as I posited yesterday at the event when I was given the privilege to speak on stage.... YOUR VISSION IS POSSIBLE!

Today, I touched base again to where it all started.... Samuel Leeds Events...

Very refreshing, reinforcing and revitalsing...

Nothing can take the place of a right enviroment...

Electrical unit is a major item I will never miss to check when viewing a potential BRR project.

The reason is to see how outdated the wiring might be and to know if house potentially needs re-wiring.

On my last project, I was wrong to assume that all was right but eventually ended up with extra unplanned re-wiring costs.

We learn not to repeat previous mistakes.. but allow our mistakes to improve us!

When guests check out from your SA, sometimes they leave you with ugly surprises like broken flower vace or other damages. What you do to recover your cost of replacement /repair depends on the structure you have already in place. If you don’t know how, better ask..😅

Even as an experienced serviced accommodation provider, sometimes you really need to make comparison for items that best suit the overall decoration theme.

Here we go, please have a look at the five wall clocks and say which one is your choice and would best match the wall paper?

Setting up serviced accommodation units are interesting and really can be anything you make of it..... fun💃 or burden🙉

You can pay a professional stager to do it all for you and save yourselves the entire hassle assuming you take it to be so or you can do the set up by yourself, save some costs and may be relish in some sense of DIY glory afterward😄.

For us as a business, depending on other things we have at hand at the point of set up, we will usually have the logistic company deliver the big items, myself move the smaller items and my wife then goes on to do the finish. I mean staging and decoration.

So today, I went moving all the smaller stuff needed for our target go live end of next week...💥
